MOT should be paid when sign s&p? Coz that should be transfer of land ownership to us right? Ain't they suppose to finish dev before transferring to us?

Or they just take the fee first, only transfer to us when finish dev? Abit blur.
*
I just paid my MOT.. for me, this have to be paid anyway. Understand some probably cash tight at the moment. Not too sure wat is the standard process

Generalizations.

They are ppl who buy for own stay but still short of money.
*
Short of money probably too harsh words. There are buyers/investors rich in assets but tight on cashflow.
There are various form of other assets like existing house, invested houses, mutual funds, shares, gold n silver acc, FD etc. Only having maybe 10 to 20k in saving account.
Taking out cash need some time to do so. Even taking out from EPF need time.

Official? They said Tropicana will send official notice. Too bad still no air cond.
*
There is an official signing document stating free water heater, alarm, 3 yr maintenance, security & club facility fee. Owners need to sign the document, but its not part of SNP.

Yea, no aircon lo. I think mayb some owner prefer cassette type aircon, so high class n dont wan the normal type. Condo usually give free normal type one.

Anyway, it cost another 5 to 10k to buy aircon depending type n unit

Alarm wasn't included in the official signing. Lawyer said have to wait Tropicana to send official notice if they will include alarm. I hope Tropicana keep their promises.

kajang 2 will build its own university n office towers.. not sure what university.. i believe that area will boom soon if the university is a big scale/well-known university.. just like sunway..
according to kajang 2 sa, kajang 2 will also build something like kl sentral.. n next to it is kajang 2 mall.. not sure how big is the mall..

n bear in mind.. theres an upcoming IOI mall (someone said it's gonna be bigger than midvalley? im not sure about this) just 10mins drive away..

my 2 cents.. don bash me  tongue.gif
*
Wah got university kah, pros n cons lo. Hopefully students dont cause too much problem to this area. Godd thing is more population to support the commercial n infrastructure.

Yea, I saw the mall plan beside ktm station for Kajang2, abit ambitious I think. Hope it wont turn into white elephant.

From kajang2 and TH to IOI mall conservatively between 10 to 15 minutes possible. Kajang to Cyberjaya takes 20 to 25 minutes, so IOI mall is just in the middle smile.gif

student lifestyle these days very lavish. Can attract some of the more "atas" shops into the area.
I am surprise to see those shops below Pearl Avenue sgchua, have a few quite "atas" shops. sweat.gif

Yup, apartment and condos likely to be their accommodation.

Hehehehe....rclxms.gif
Actually the reason y their share move up is bcos of their plantation business. But no doubt with their later phase in kajang2, it will b still bbb especially their upcoming service apartment. MKH share is one of the top pick along side with EcoWorld n Mahsing

Any negative traits to this project? Perhaps

1)overpriced
2)high tension
3)the possibility of price going up? A DSL 1 million?
4)populatiin wise.. a saujana inpian kajang model.. price is stagnanting?

aftet paying 800k plus plus.. still got desire to take bus or MRT? Agents will tell you .. coz renting out and selling.. please stop lying to yourself of these modes of transport
*
ppl still pay 700k try to live near in MRT/LRT lo, like bukit jalil, YouCity, Ekocheras, 8kinrara. summore pay so much for condo. unsure.gif

I think malaysian are anticipating and getting prepared to get a place near public transport theses days. regardless which social status you are right now, fuel price and toll hike impact everyone. In developed country, low, middle, middle to high income earners also take MRT, like singapore, japan, london. Having 1 million networth also take MRT de la.

800k by KV standard is not considered very rich residential like Desa Park City or Damansara Heights. I think TH is middle to middle high income area sahaja.

singapore , japan london and japan china are far different from outs..

lets start with their salary shall we...

house prices and MRT follow other contr.. salary dont follow.. possible live with the trends?

malaysian has only 15 assest to recuse mission..

China, london, us, singapore and japan has how many assest to save the country.. u got seethe difference or not...

oh desa park city, kajang can be one like desa park.. TH it self can move the whole area to 1 million? can but nobody buys
*
yalo, they more affluent and still take public transport mah.
So what is the different and how it affect whether the affluent take public transport leh?

I didnt say how much TH will appreciate and I have no idea la. lets stick to the public transport discussion before we going too far.
