yea.. same thought.. its not only lakefront but the collective high rise with mutiara ville, the arc, pangea and cyberia, easily more than 10,000 units upon VP

rm500k-rm600k for high dense neighborhood very hard to telan...

agree.. my concept of highrise is easy access in urban area with good transport network connectivity and abundance of amenites..

landed depending aiming for resale or rent.. can be a good investment provided getting the right product to flip.. rental wise usually not a good investment vehicle..

but now regardless highrise or landed, IMHO too dodgy to venture as investment..

Take time for HER nia... JH and EcoGlades also didnt sold out in neck breaking speed.. so JH and EcoGlades so so nia?

Considering the current market sentiment, I am still very surprised that 2 rows of dsl sold in 2 weeks and this weekend gathered so much interest. .

No 2 weeks la.. from open for booking to fully sold too very long.. it was late 2008 to early 2009.. when I went there last time can do booking but not officially lunched.. only a few being booked.. the buying frenzy start when government announce 0 rpgt and banks giving interest rate discount..

Hill terrace took even longer time selling 800k..

Hill terrece was later than 2009 leh.. 2009 was garden terrace launch.. hill terrece ngam ngam vp 1 or 2 years ago.. takkan took 3 to 4 yrs to build

Does BBB always translate to good project and non BBB is not?

since last week, the last time i went, 2 rows sold out..

Agree price is steep, as mention earlier.. if can afford for own stay and like the place, buy as you may..
For investment, buy at your own risk..

Good if its not BBB and take longer time to sell.. at least most will be own occupants, wont stay in ghost town
Those BBB one, might be living among vacant houses as neighbors still waiting for their desired price to sell.. dunno SEH will take time to get higher occupancy or not despite record break sale speed..

Dont get me wrong.. I like JH pretty much.. even its QV and HT take some time to sell everything, I still think its a great project.. Ppl dont q and buy JH right... it will sell, just take time..

TH n N92 depending K2 for access n KTM.. K2 and TH commercial depending on surrounding housing population to keep them vibrant..
