There will be flippers regardless of DIBS or not. Its never been proven if DIBS resulted in increase flipping or vice versa. Just theories. And assumption like the famous "1/3 of all posting for sale in an online property website are flippers".

Yeahh, I think I am flipper. But I never sold any of my prop less than 1 year after VP date. Most of it after 2-3 years. No choice, no flip kenot have quota for loan.

IMO, Cheras is on par to Puchong in general house pricing
Bukit Jalil is like Tmn Desa in terms of buying power
With the alignment of MRT cut through the heart of Cheras (Puchong has LRT), Cheras shd perform better than Puchong in the future

Went to the showroom during lunch time. Unit 5 and 6 almost gone. Unit 4 and 5 has the same facing and layout but the entrance are facing the lifts therefore not so laku. Attached Image

still got 4 units not yet book.. is it blocked by building or highway?

unit 5, 6 level 7, and 8.

They are all golf view, but maybe level 7 and 8 don't have as good golf view compare to higher floors. Club house is just in front of them and may block some view, i am not sure.

599,880, same price for all four units. There is one more unit at 13A if you see carefully.
