Location not bad if works nearby area.. but very jam pack during office and after office hrs if want 2 go out/in ..

Price on the high side also... 1218sft abt 800k... mthly installment abt 3.5k excluding maintenance fees Rm401.94 mthly..

abt 4k monthly commitment.. sweat.gif sweat.gif

Not sure but rental abt 3k think quite possible with furnishing but monthly commited already abt 4k... hard 2 cover.

A lot other cheaper rental units at Arena Green apartment & Savannah opposite Bkt Jalil stadium...

Most of he layout plans, the master bedrooms are quite spacious thus smaller area for kitchen and yard. I believe 791 sf is the best buy where both bedrooms also big enough and comfort living hall with small kitchen. 2 carparks is also one of the key.

Most pay using credit card 30k as deposit and sign SPA straight with lawyer.
Balance 10% must pay via cheque/cash within 14 days to entitle free loan agreement charges and sign loan agreement within 30 days.

Yes, developer already have lawyers on site ready on the launching day to get buyers sign SPA after pay deposit 30K.
Spoke to one of the lawyer yesterday. rolleyes.gif

Spa just a template la. Very easy. Only few pages with buyer name and unit number to b printed on the spot.

very sneaky move by the developer..

under the law, they are not allowed to forfeit let alone collect deposit during booking ..they can only collect upon signing of SPA..

so by making the buyers sign the last page of the SPA they think by doing this, its considered SPA has been signed and deposit can then be "legally" forfeited if buyers cant get loan when in fact only the last page was signed !

- my fren told me she was even made to sign it before the SA (as the lawyer was not around) when infact legal docs have to be signed infront of a lawyer

It's the demand and supply for the particular project(s).

If buyers think they have other beta options in the list then just give it a pass. But the regulation stated it clearly tat spa to be signed on the spot even though the 10% is not fully paid.

One can always wait till vp to get it from subsales market. No harm. The only diff is the price. But one need not to feel upset with the higher price later if doesnt wish to comply to Dev regulation.

Btw Dev ll nvr force anyone to buy. It's just regulation or procedure. If the project is not selling well, automatically Dev ll beg.
