Hi all sifus, today i just went to paradigm mall property fair,saw a project call v residensi at shah alam.

Below are some of the details,

-service apartment
-482k++
-1124sf 3R3B
-booking fees RM2000
-freehold
-near federal highway
-next to Alam Sanjung/Puri Aiyu Apartment
-1.5Km to MSU or Batu 3 Toll plaza
-7% early bird discount
-4 air con
-kitchen cabinet +
-2 car park

How u guys think about this property? Is it worth to invest?
I ady pay the booking fees but it still can return if any regret.

Pls help me,this is my first property and abit missing now sweat.gif

Hi, this project hvnt launch yet,i cant get the flyer, maybe u can go to paradigm mall tomorrow?

I went to the site earlier today but there is no show house on site. i only noticed that Alam Sanjung billboard but cant see any V Residensi 2 billboard.
I do ntocied that there is quite a big piece of land being cleared but i am not sure its V Residensi's project.
BTW, Jimmy are you an agent or a representative from MCT?

she said need 12 to 15 minutes walk.

I am interested in V2, but find it too close to Carlsberg factory. I often see white smoke released, do you think its hazardous & will it affect appreciation? Appreciate your views.

MCT although is not a listed company, but is a aggressive & upcoming developer and has a lots of land bank in Klang Valley, such as Cyber, USJ 23, Templer Park, Dengkil and etc.
My brother working there as a civil engineering and said MCT is China man company and cash rich.
I am not from MCT and neither do I invest in high rise in Shah Alam especially i am not familiar the location.

Seriously, i would rather buy Alam Idaman which is nearby. At least no need to worried about the congested traffic queue joining to the main road. Imagine once Alam sanjung and V-Residensi are fully occupied.....at least right now i still can get Alam Idaman at below 450k averagely bigger built up.

A road to Alam idaman are super painfull for those own a bigger car, as the ppl park their car at the roadside and block the traffic flow... you shuld worried for traffic instead, as alam idaman was located inside with other phrase 2, 3 & 4.

For v-residensi 2, 816sf with 400kk starting price was average to 5XX per sf ...it almost a price with highend condo ....

IMHO this V Resi has the best and most comfortable unit layout especially for its 3 bedders...

Proportion of Living+Dining to Bedrooms is just nice. If you are going for rental market, the 3 bedders have fairly big room sizes that could be appealing to students? And 2 ensuites + 1 bath is definitely a ++ for some tenants who do not like sharing bathrooms.

Anyone has idea about the current rental demand for working professionals nearby?

Rental after 3 years can reach RM2,000++ or not? Cuz currently the older apartments nearby also rent out at RM1,500 already...

Architectural design wise....hmmm.... very simple block with vertical expression, and randomized pattern for the podium car park facade... boring but can't go wrong. Anyway doesn't really matter to me as the unit layout is way more important for living.

From the Ground up to 2nd floor, there are 3 floors of retail shops just to serve these 600 units??

The Tropicana Metropark nearby, does look attractive and promosing to me. Hope it will be a catalyst for the condos in the vicinity of the so-called Subang West area hehe...

Overall, feel quite 'investe-able' for 1st time home buyer?? Experts please advise smile.gif))

this condo is a v good investment..i booked for alam sanjung and my brother own alam idaman said that he could got money invest return so easy by doing renting his condo there..location in between shah alam city and subang jaya is a very good investment nowday no wonder so many condo rise in this area..if a got money v residensi2 i also beli lah biggrin.gif

Considering that the nearest condo Ayu Puri which is just located opposite of this project which has the average rental at 1500 average....i really doubt that the future rental after VP can go up to 2k for this unit. Dont forget that the potential tenants are the student and factory workers nearby and in general their affordability to rent a condo is low- moderate.

I am actually interested to buy a unit here....also browsing and coming back to this thread very often laugh.gif

I dont think they will increase, can sure that Tower A and Tower B will be the same price. Or may be given 5% discount only instead of 7%.
Make the analyst of surrounding apartment/condo the price is around the same and they quote price slidely higher compare to others. Plus their indoor facilities not a 'wow' look design. Wonder why their brochure design so unattractive..lol

some "responsible developer" will apply the residential rate for the benefits of owner.

But this also subject to approval from relevant authority.

Just got back from the show house today and not much Type A left. As for Type C, I think they currently have a few on the 7th flr (which is the 1st flr of the housing units above the car park). Even the Type C's are being snapped up pretty fast now as I just lost out in securing 1 unit on the 9th flr by 2 minutes and apparently, they don't have any Type C left for the time being besides the ones on the 7th flr.

Hi all, just to share my experience after viewing the showrooms in the past weekends.

Official launching of project is expected on 22/2 or 23/2, tbc by agent.

apart from excess entry from Alam Sanjung they will make a private access from the front (pass through the shop lots facing main road, Indah Alam, Puri Aiyu)

for excess entry for non-residence through ALam Sanjung, visitors/ patrons to the 3-storey shop will be charged RM 1 per entry, also is to discourage them from entering and exiting at the other excess which is meant for residence only.

overall i feel is Ok with spacious living room design especially for type C.

besides the carlsberg factory, i am a bit concern for the CSR factory which is just across the main road. rumours says the CSR factory will relocate but can anyone verify whether do you hear the same too?

btw i have booked a type C too.

Hi Arthas,

Yes your assumption is correct.

all residence will have 2 access card for entrance, car park, and lift to apartments.

the 2 difference entrance is that 1 is private for residence use (near puri aiyu) and the other is open to public at RM1. Of course residence is free smile.gif

There is another amount of 600+- beside the 3%; which is the dibursment fees to lawyer firm.

I am going to showroom today. Wondering want to buy anot for type B or C.. Major concerns is the Carlsberg factory (always saw white smoke emissions).

May I know if nearby a lot of condos as well? Worry facing competition in renting out later tongue.gif

im one of the in house sales staff for MCT....ya..the official launch for V-Residensi 2 is on 22/2/14 & 23/2/14..which is this Sat & Sun....for those who are interested on tower B, its open already and is selling fast for the pool view unit...almost taken up... If you don't mind leasehold, you can try Alami Residensi/Puncak Alami. Launch quite long already but should still have units left i think.
Next to Giant, you will have TTDI Sentralist but not sure when they will launch.

concerning with pollution, should one consider more from CSR rather than carlsberg?
i use Batu 3 Elite toll to go home after work almost everyday and will see white smoke release from factory.

I saw White smoke emit from carlsberg factory too. Sigh, I am not buying for investment purpose.. for own stay better away from factory.

3 rooms with 3 bath room is good with 500k price tag. checked with the site showroom sales person, there are plenty of units available, and the 7% still applicable after this weekend launching.

carlsberg no pollution at all? I doubt so, just that we need to weight the pros and cons. I know you guys bought the unit there and wanna promote to increase the value, but dont you think staying beside a factory is worrisome?

Actually for VR2 the 816sqft price psf is higher due to smaller unit...if 1124 & 1162 sqft psf starts from only rm 425 psf.

I remember seeing the sales chart last week, Type A and C are mostly sold out on Tower A, with maybe half left on tower B
But type B not selling at all
Shouldn't they just change the layout of type B or something

Look like Tower A facing Playground (sold by developer themselves) & Tower B facing West (Calsberg's factory) is not selling well. Mostly Type B is not selling well. Type C is a most favourable layout.

Dear all,

If they delay which is not fair to us. Suppose by law they should give us back cannot later than 1 month. If they delay it will kena penalty. And if they delay the SPA date which mean if they project delay they no need to pay the late penalty to buyer.

Also wondering the same thing. Am just aware that all of Block A, except of that particular empty block are mostly sold by agents during the pre-launch. Can understand why for Block B, facing west - Calsberg factory.
Even the take-up for the one facing highway is ok except for Type B.

Haven't decided whether to get a unit - I have several factors to consider. And I know what you mean on the layout of type C thumbup.gif absolutely gorgeous. Generally I think this is a good investment as well as for own stay. It really depends on factors like nearby workplace (or near parents' place), familiar comfort zone, and plenty of employees/students to rent out to. Good developer too.

I think a lot of people scare of noise and true is still west ... hot sun on evening ... !!!
Who here collected their original stamps SPA .. i heard lawyer said another batch of stamps SPA will sent out next week. Any idea? I still waiting for them to call me to collect it. Sigh ... execute document sent to bank also long..don't know what the lawyer doing.

Block A facing West will have evening sun unless it can be blocked by Block B.

No doubt Type C is the perfect layout among all

Totally agree with you and I actually realize that facing east the view is block by ayu and indah alam as well.

My block a type C west is corner and not block by tower B so that at least I have some view. Evening sun I am not so pantang about it.

The unit I booked was Rm445psf after discount. Any idea how long does it take for the lawyer to prepare the S&p once my loan approved?

Is the CORNER unit (Type c) on Tower A facing west can be considered....its only facing the landscape a only as its a corner unit...but the main thing is just beside the river.....or u will have a good view of the famous river.....

Hence can this unit be considered....pls share...

I thought chinese people like their house near river / seaside / lake. Heard they said good fengsui but i am not too sure about that. For me i prefer center unit but i also cannot get center i got a unit at corner facing highway. I also duno my unit good or not. Just like the layout and bought it. smile.gif

I heard the utilities bill are very expensive. My current usage is about 100 per month. If commercial rate wow...move in sure kena nearly 300 buck per month. Some more with 3 aircon haha.....got a frenz told me we can ask the community to help then we can convert to residential rate.

Anyone heard about this before?

I would like to know is it we can only apply loan with their banker that they recommended to us? and 1 of the sales person told me that if we find bank applying loan ourselves then we will not be able to get the benefit such as free legal fees and free SPA fees etc, is that real? or the sales person is lying to me?

they have plenty of banker to choose..
better to get their panel bank, else u might get different loan package.
i saw they have like 6-7 panel bank to choose from.

Not necessary from the list that given by Developer because the service ......

yeah, from what all other forumers said, the showroom is at the site. I have yet to visit the showroom, but I've called them up and there are still units open for booking.

Am going to pay them a visit tomorrow afternoon... Most likely going to put down booking fee biggrin.gif

With Loan of 35 years, monthly installment should be more than 2K. (Less than 2.5K)
Maybe you have to get guarantor or joint name.

West facing units are facing the Carlsberg Brewery Factory, hence lesser demand and cheaper price also, compared to inward-facing units (pool,garden,etc). Also, some ppl might not like the evening sun as it might make the home quite hot without air cond/proper insulation.

since you sign the SPA on April probably the stamped SPA was ready to collect. nod.gif
do not expect the lawyer firm will contact you, you have to chase them. even though the stamped SPA is ready, you have to make sure the loan agreement has been sent it to banker as well. rclxub.gif

Stamped SPA collected long time ago end of April collected.
Loan agreement already sent to bank for execution. But stamped loan agreement as per lawyer nobody received it yet as still pending from developer fees so they unable to sent for stamping. This is what i get the info from the lawyer. True or not i am not sure. MCT & lawyer all do work like shit. Slightly regret to purchased property. haha...

hi there, just wana know, any units left? maybe some let go off the unit due migraion, career location change or no approval of loans.
