Is there market for cube box rental shop in Penang?

I am already planning to open a retail shop. Since I may not use all the space, I was thinking of doing it using the cube box rental concept. The cube boxes that I don't use can be rented out. Any license required?

Hi, I am looking into starting a small Japanese ramen/udon "kiosk" with "bar-type seating" for 4-6 customers and maybe space for 2-3 tables to seat another 4-6 customers in a mall. Besides ramen/udon, I plan to sell a variety of tempura. This will be manned by 2-3 staff. Soup stock will be prepared by myself.

I have no prior experience to running a restaurant. I have tried running a small farmer market type stall for less than 6 months while in Australia.

With such a setup, is an initial investment of 100-150k sufficient?
Will the malls even respond to requests by an unknown business to rent a space?
What are some of the challenges to finding a reliable supplier, given the small scale of the business?

Please advise. Thanks.

Unless you have a really, really deeeep pocket.....avoid the malls. No prior experience + mall rental = worse than a disaster.

Personally I'd suggest you to "tumpang" existing restaurants to test the market for your ramen or udon (please decide, they're completely different from each other & specialized ramen joint has been popping up past several years already).

Also, I don't think tempura goes well with ramen, for udon yes. Well, get more feedback on this.

Thanks for the reply.

How will I be able to "tumpang" existing restaurants? I am not from this industry and don't really have such contacts. Will be willing to pay for the shop space but how to go about finding the space?

Being able to start a pop up restaurant would be good.

Another consideration is to take up a udon franchise

I am hoping to takeover a current business instead of starting up from scratch. Can anyone share what is a good method to valuate a business if the owner refuses to show the books? If a business is profitable, then what is motivating the owner to sell? Using the above post as example, is 3-4 years payback considered reasonable? Thanks

I believe what lowya is trying to convey is that if a business depends on that 1 person to make any revenue, then that person is considered self-employed more than being a "businessman".

And you're right, we all love to label things

I am planning to rent out my properties for airbnb/short term stays. Is it possible to operate using a company to claim for expenses incurred as business expenses? Appreciate any advice

Is it better to take over an existing business versus setting up a similar one? There seems to be a few available at a rather reasonable price. It might cost me more to setup from scratch

It might cost more to salvage an existing business.

Better or not, only you can judge as you have all the info, including the P&C ones. External parties can only judge based on info given by you, if you missed any....then you most likely would get misjudgment.

I do not have any p&c info. Just something that came up my mind. Can you enlighten me why it might cost more to salvage? A point I can think of is that the business have a bad reputation?

I've stopped all work related to the client(s) although the requests (work related) are still coming in.
I wanted to cut off but looking at such tough market conditions I can't afford to be choosy. Really in dilemma.
Most SMEs are cutting back on their spending this year.

Anyone willing to share the cost of setting up a small basic commercial kitchen?

Kitchen space should be not more than 250-300sf

Fixtures include exhaust hood & fan, grease trap, 4 gas burner, double sink, hand basin, stainless steel food prep surface

Equipment would be fridge, freezer, oven, deep fryer & grill

For such a setup, possible to do it under 25k including installation?
