seems there s another project nearby vista alam, i.e. studio fourteen. seems the psf of studio fourteen s higher; but the size smaller. but dunno offer any rebate or not. anyone has compared these 2 projects? both in seksyen 14, shah alam; near d hospital.

Currently the price was around rm540 psft after discount. It's quite a good buy either for stay or investment. One of the pros are both front and back are facing on main road. And the international school confirm will be operate in 2015 !

Crazy, crazy development throughout greater Klang Valley. I guess one of the key drivers for the demand of high rise residential is the security features that come with it. The number of crimes that happen during broad daylight at housing areas is just ridiculous. Landed properties of equivalent value (RM400k-RM500k) will just not have that security barrier that a rise high development would have.

And the truth is, RM400k will not get you a decent landed property, even in Klang & Shah Alam. Semenyih or Pajam maybe.

Peoples are buying condos mainly due to the concept, location and security. And i would say, security are the key factor why peoples are more keen to live in condos now days.

Is hard to find a landed with the rite location some more gated&guarded, unless is a proper township which will be far away from my work area. And For a landed property the renting cost just doesn't coupe . just my 2 cents

Nowadays most of the property in Shah Alam shoot up to min RM600 psft. Even Skyz@ Jelutong, which i went for their launvhing last 2 weeks, selling at RM650psft with only 5% discount.

Drop by the Show unit last weekend, and has been told by the SA that it will be UNIFI ready for this project. thumbup.gif .

I was worried that they will need to full fill 40% applications by the residents then only TM will pull their fiber in, which happen to my previous property.

Me too..planning to sell once complete..he said the price should be around Rm 800psf after completed..seems reasonable ..only Rm 80 psf to go..hope can reach Rm 850 psf once complete.

LRT 3 Updates:

PRASARANA Malaysia Bhd will start dishing out major work packages of the RM9bil light rail transit line three (LRT 3), most probably from the beginning of the second half of next year, following the appointment of the project delivery partner (PDP) for the development.

“The LRT 3 from Bandar Utama to Klang will span about 36km in length with 25 stations plus an underground station. It is understood that LRT 3 is crucial to serve the capital of the most industrialised state in the country, Shah Alam.”

It has been reported that from Bandar Utama, the line will go on to Tropicana before cutting across Hicom-Glenmarie Industrial Park, heading for Shah Alam via Section 13 near the Shah Alam Stadium, Universiti Teknologi Mara in Section 2 and i-City in Section 7. The line will then travel down to Bukit Raja to the Klang KTM Komuter station before heading further south for Bukit Tinggi and Johan Setia.

It is expected that LRT 3 will be operational in 2020, while the LEP for the Kelana Jaya Line will be completed by October 2016.

80% for a project finishing soon is very unimpressive.. Those who bought early on should factor in KV prop price appreciation when counting their 'real' profits..

IMHO, flippers would have to compete with developer trying to sell condos at unimaginable prices.. time will tell...

Although this is one of the best located condos in SA (although the malls nearby aren't good), good luck to the final 20% buyers at 790psf biggrin.gif biggrin.gif

my reasoning ... leasehold project with unknown tenancy , high density and average build concept .....in shah alam, which integrated project able to sell at 800psf ? they might be people asking for the price now, but let see how easy to get transaction ...

Invested in Vista Alam ah?? yeah high dens here n 800psf.. dis is no I city (720psf) which is much more solid la... Vista Alam surrounding MNCs mostly hire local mid scale staff.. only hospital Monash students (rich) doing practical here might rent here but then again they wont be paying RM2k for a studio here..

Psphoas price is pretty good la at 470psf 1-2 yrs bacm

in my opinion, the most only reach 600psf once CCC, 714 and 759 will reach 420k ++ ... dont seems so reasonable in the market with this pricing ..

Target site is beside pos office besar Shah Alam..bear in mind, the lrt station not purposely build for vista alam,it's for convenient for all seksyen 14 development. Opposite from which direction?

Sri muda cheaper to maintain, and almost all buyers that i survey in our whatsapp group is lower middle class family ppl bougjt for own stay 😊

The 3bedroom bought for ard 570k 2-3 years ago iinm...

I see in mudah they offer as low as 1.7k rental...

Just accept the market or lower a bit. Better to have tenant rather than empty. Then yearly increase the rental

Actually Studio 14 fare much worse compare to Vista Alam.
Already few 450 sqft units sold at 200k plus a bit in the lelong market. Some with 1CP. Some with 2CP.

Also doing homestay good coz location...but homestay/airnmb need lots of work and time

How many doctors at DMMC? Doubt rental is easy judging by so many lelong units from here at the moment. Another lelong house nearby is Studio 14 but now seems quiet already.

I guess the dual keys unit is easier to rent out / or do airbnb compare to the 1100 sqft unit.

Nope. SOHO considered the same as Service Apartment. Commercial land title with HDA. But usage as residential purpose.
Bank will consider this as residential loan. Same as normal house or condo. 90% MOF. or 70% MOF if this is your 3rd house and above.

Only SOVO SOFO Suite all those non HDA. Will be considered as commercial loan same like buying shop unit / retail lot / offices / etc.
85% max MOF. Shorter loan tenure. Highest interest rate.

For RM1300, you can easily find 20x70, 4r 3b within 2km radius from vista alam. Abe nazz is lucky to find people to rent for that much in vista alam.

But vista alam is a good place to do homestay for family visiting patient in avisena (DEMC).

Around 300k fully furnished 441 sft all units same size

Got rumah selangorku units as well within it
