anybody heard about this project? Is abandon at the main road (Sri Sinar - Menjalara) for many years, suddenly they put up this Mulberi hoarding board.

Location is not bad, can get a very nice KL city view, but problems is too close to the high voltage power lines....

The smallest unit is 964sf and the minimum price is RM509100, so psf price is RM528. Hope this is the price before discount. But design is so boxy and every floor has 22 units. rclxub.gif rclxub.gif rclxub.gif Location also nothing to talk about. Will definitely pass this project.

this project i think is going to be delay or abandon again.......look at the developer...sounds like a small tiny developer which can bankrupt anytime...

What's the disadvantage of an abandon project?
Will the developer do anything to it? to gain bck buyers' and investors' confidence?
Isn't there some government rules that there should be a safe distance between housing area and high tension cable?

Quite compact land size, but good for medium end living since the area is already boomed and near to most amenities in Kepong.

I reckon low floor units wouldnt have much blocking view since surrounded by old landed.

I very seldom go Tmn Sri Sinar and being long time nvr passby this project.

I not sure how close is the HTC bcz I didn't notice it previously when I was driving.

Perhaps we should look for mamma boss and Giggs boss to tell more.

Htc is bout 30fts fr the 1st pathway b4 road. And there r a 4 lanes road separating htc n tis beri. Thereafter, another 30/40 fts b4 the beri entrance. Pls do add another 30/40 fts b4 u reach the 1 st pillar of tis beri. Ok it's too early. Somebody pls do the maths pls. Remember to estimate the with of the road plus a divider in between.

From your description of the distance and size of HTC, it is not favorable. Distance is quite near. Can basically unTick Mulberry and look for Rasberry.

But one day must go there to meet Giggs-Kor for tea.

I think I know the place. It is pretty much surrounded by rows of shoplots and a school. There is a good Hakka restaurant there that serve good "luichar"...

Boss the htc is actually across jln lang emas. Not above the road. So in the map, ur red line showing htc should go a lil futher up.

Just went to the showroom, is luxury type of Condo, 1090sf @ level 8 is RM700K before 5% rebate.... rclxub.gif

Pros : Nice layout! Partly furnish (kitchen cabinet, bedroom wardrobe) + comes with eletrolux 2 doors fridge, kitchen hood, 2 in 1 washing machine / dryer

Cons : no DIBS, 10% downpayment, 5% rebate only after bank release the 1st payment, HTC nearby, access road not so convenient (single exit to menjalara, kepong baru, if you back form the same direction, need to make a u-turn after 2 traffic lights at the segambut )

Went to the sales gallery today, respond seems good. Most of the units were booked or reserved. Was told that reservation can only hold for 24 hours. I have reserved a unit n will have to surrender by tomorrow.
Anybody bought a unit there? Mind to comment.

My tot. 600psf is too high liao. If willing to pay 600psf, y not take menjalara 18??? Ready occupancy with beta access. Unless klcc view is important. I cant c klcc fr my house. I dun pay 600psf for my house. Hehe.

cant remember all the prices, but for level 8 1090sf is RM700K, Level 13A 1090sf is RM706K, all before 5% discount.

With discount, this work out to be 615 PSF. What are their USPs? Abandoned and revived. Near HTC. Floor layout look same same.

I believe most purchaser will go for own stay only, low density and have 12 floors only, I think not difficult for them to sell...

I heard the company is bought over by a Singapore party. The bosses/shareholders are Singaporean. They involved in developments in Sg that shown in the brochure...

I told the sales person this project macam abandoned before. Then they corrected me. Asked me to check the definition of abandoned with Ministry of Housing and Local Government... So I went to check the list of abandoned projects in KL. Cannot find this project in the record (previously named Villa Fortuna). So I guess is not abandoned la... Some more they told me last time only 1 SPA signed, but the SPA is canceled and money has been returned. So should be okay that no one will come and kacau in future...

That day I went to the sales gallery and ngam ngam met purchaser signed SPA there. Seems not bad... Only 8th floor unit more expensive. Some unit after discount can get 570psf. With that kind of furnishing, I think not too bad la... Checked out the HTC, not very close la... Palazzio and Desa Damansara so high end also very close to the HTC...

hmmm, didn't really study much, but whether abandoned or not, that structure has been there for long. and the early morning traffic is horrendous to go to kl via jalan seagmbut and into jalan dutamas... back home as well. and the price for it, 570....i wouldnt even consider as for me location against price is my main concern, any freebies or furnishes i would only say is extra bonus.

Ehh.. for the structure, i thought it just build up last year? Not? Previously it was an abandon empty land with show house only.. Correct me if wrong..
The price is really expensive with such surrounding and access, somemore rumors will have Great Duke 2 just right infront..

vietnam mee and pan mee i know, mana satay and chicken wings? dunno about bicycle chee cheong fun too, only know last time got a chee cheong fun sell outside a kopitiam only on sundays, but now no more,lol.... that day i also went to try the wahyu sister fried noodles that moved to sri hartamas..... got to know it from the ecosky thread.... cant rmb which daikor intro ady 1....really not bad!!!

huh??? uoa villa is the 1 beside a school 1? night time daytime? i stayed there more than 15 years never heard leh.... only know the kak ton nasi lemak used to be very good, now deteriorate a bit, but still above average at segambut sppk. the fried noodles is inside a kopitiam in sri hartamas, cant rmb the name but got numbers 1... dunno what ss11 is it, really cant rmb. it's at a corner lot, then the fried noodles is with the signboard "xiu chao", den on the stall itself only u see a small A4 size paper with the menu and a small "wahyu sister fried noodle"(in chinese).

go for subsale mont kiara, i think u can get simliar size on laman suria by sunrise......

No dibs is a gd thg. No really too close to htc. Distance bout the same as icon resi to htc. But vely overpriced. Or maybe ordinary along like me cant c wat the dev c.

This project was abandoned before few yrs bc and it had reached level 5 or 6. However heard a sg developer has take over in yr 2013. Was informed already sold out 90% in my last visit to the sale office in yr 2013. Not seem any progress from my last visit in 2013. my personal feel something wrong with this project.

It took over by Singapore developer in 2013 & open for sale in Oct 2013 with construction stage reached level 5/6. However, they stopped selling since August 2014 and discontinued with the previous exclusive Marketing Agent due to poor sales. But, construction still carry on at slow pace.

They had appointed Royale Rich as exclusive marketing agent recently & re-open for sale with some new package. Construction now reached level 9/10. icon_rolleyes.gif

I think I went there around 2004 or 2005 and last time is under some developer name Mawar something. Is next to a Esso station last time. Last time Wanted to go and buy but the sales person very moody to sell me anything that day. I got something else.

Anyone knows what's the reason the project was abandoned and it's back to build and take over by a Singapore company?
Anyone knows the name of the Singapore company that take over this project and what the background?
I tried to search online but it's very limited details.
My friends went to the sales gallery but didn't manage to get more info as well.
From what they understand from the SA, the unit will be fully furnished, what you need to bring in during its completion by end of next year will be your bed and your own stuffs.
We would like to know more about the developer background.

abandon ship mate, do not buy in anymore.... i was looking for a house backthen, they said should be ready in early 2016... but where is it now? still under construction.... when i ask that time, the SA told me their project will be very fast since already reach car park... after 3~4 years now still at car park level only.

dont think is abandoned, workers and cranes are still working everyday, should be completed in 2017 as i remember the completion period is 4 years.

Think for now, the bigger concern is the completion date. All the other negatives pale in comparison. I was almost a buyer.

I passed by nearly everyday but dint notice any movement..although I saw the gate open with ground level 2-3 ppl (looks like security guard).

Even the crane also same spot same pointing...wonder if this project completely stand still or really got 2-3 worker working. hmm.gif

Heard of this development being abandoned before, but last year I've been seeing progress on it as i use Duke 2 on the daily basis.

Late last year primer coat painted on outer block, now can see outer paint progress. Can also see tower crane movement on the 2nd block.

As I heard from developer the boss is from Singapore. Before that has sold 20+ units by previous shareholder, but all revoked by this Sg boss. Then they continue the construction until today and start selling again.

Will see later if certified for occupancy then no structure problem. Other revived abandoned projects comes to mind like Wyndham Acmar Klang abandoned over 20 years and Platinum Ara Damansara was around 7 years abandoned before revived into Maisson. Vision Mall abandoned for around 15 years before revived into Quill City Mall KL. Paradigm JB was previously abandoned for around 20 years. So this is not so uncommon in Malaysia. Just need to complete and get certified fit for occupancy.

I saw promotional video this project completed and ready move in. Going through this thread found out it started 10yrs ago hahaha then realized its been so long abandoned before this.

The owner that bought lastime managed to continue or get back your money? Still same developer?
