The Berkeley Group Holdings is a UK-based housebuilder on the FTSE(Buffet hardly ventures out of the US), completely unrelated to Warren Buffet. My first entry at 2050p yielding at 5.8% to 6%, rising to 13% next year. Should be a good buy. Jumped to 2150ptoday.

Because with shares, you can sell at the click of a button. With property, you need 6 months to find a willing buyer.

Shares = buying emotion
Condo = buying airspace

I went alam sanjung site around 8pm..it's like a die city..no shoplot at all..all is factory...who want to stay beside of factory if you are not working there..so when the sales told me zero entry cost..DBIS..1k booking fee only..i also will not going for that project...of course the factory wont move in future..we are the one to move..for metia..just worry that is it the land is too small & clamp..and it's just beside of highway..will be a lot dust if took unit facing Glenmarie...

the land is small, that is why they are building up. and that is why they planned 2 carparks per unit, because they cannot afford to have parking problems(CF may not be issued). try not to focus on the negative only because you will not be able to find a unit/development that is 100% perfect and even if you do, you won't be able to afford it. gotta keep it real. a lot of dust? shut the windows. or buy higher floors. if you weigh all the pros and cons, you will realise the pros outweigh the cons by a LOT in this project.

Signed S&P agreement. It seems the first year is maintenance free. It's just that stamp duty once the project is completed will be bear by the buyer's own pocket. maintanance fee is 0.23 psf + sinking fund 0.02

And d lawyer asked me to sign docu that I assume knowingly that it's a lease hold service apt.

Im sorry but what do u mean that stamp duty once the project is completed will be bear by buyer?what stamp duty is that?but according to the SA first year maintenance free is not free...
