Just wondering...for Mutiara Damansara made sense becoz surrounded by high income earners

This area has big potential but may take longer time to go upmarket...

Not too long ago Mutiara Damansara was a jungle... next to Orang Asli hideout. Land was part of Bukit Lanjan reserve and come under Mukim Sg Buloh if not mistaken.

Fast forward today is a different story.

Boss, but even at that time Mutiara Damansara (MD) was so near to BU, Taman Tun etc, many high income families nearby to fast track the success of MD...

But look around Cochrane...Jusco Maluri is not a good gauge of the current local neighbourhood as the shoppers come from many places. The ex-Carrefour there can be a good representation n visited few times...compared to the patrons of Tesco at MD, they are from two different world...

So geographically Cochrane lack of the strong immediate surrounding income support...

Am sure Ikea later will find that their shopper profile in Cochrane to be very different from those at MD...

I stay near BU/TTDI but wouldn't say that our neighbourhood was high income 10 years ago. Many were just young families then. biggrin.gif

Yes, you're right, the success of MD is location. As for Cochrane, I see this place something like Mid Valley - nothing previously but because of centre location between PJ and KL, the place start to boom after many years.

Cochrane is actually the centre between Cheras and KL. It is no wonder that the MRT has to come here too in order to connect with Cheras. It will definitely take many more years for things to change.

IKEA is targeting the average shoppers... so their factoring is more on volume ala population rather than gross income. But the IKEA in Cochrane will attract shoppers from all over KL/Cheras/Ampang side to come here for shopping.

1.  Land tenure : Freehold
2.  Price p.s.f : RM 1,000 p.s.f
3.  There will be 800 units with size varying from 650 sq.ft to 2,700 sq.ft.
4. Tentatively, it would be launched first quarter of 2014..
5.  Our sales will be conducted by ballot exercise to determine the queue number.

This area could be one of the more integrated residences nearer to heart of city & KLCC though...and coupled with MRT infra....some may still want to fork out the steep pricetag

Opposite is Ikea and Ikano. And huge lands to be developed. Dont forget also the TRX just across the highway. And Aeon Taman Maluri redevelopment.
