what are you using the saved money for?

if your returns is less than the interest you have to pay for housing loan, you might as well dump back into the housing loan

no point to save separately but to dump back the money into a flexi housing loan. so when you need the money you can withdraw back

how much is your cash in hand? you should be able to sustain at least 6 months of house installments for both houses

at your age.. i think should be around 100k at least of buffer cash

actually if plus bonus all, its about rm7k saving i can make per month

think wan buy another property but dont want tie up with so many loan.

so i just dump money in existing property reduce interest. unless got new amanah saham cina launched

new car also dun wan since i drive only nearby in penang island. from bayan baru to intel.

car is a liability and i no intersted fancy car

you planning to buy the land cash? if bubble burst, then banks will be stricter to loaning money to a depreciating collateral. with high number of NPLs during the 97 recession, house prices was cheap.. but it was quite pointless since nobody can get a loan.

continue to use that car

penang is not a big place, u dun need to drive very far, so u dun need to buy something like "hybrid" or something in order to cut down on fuel cost

my work car is already 17 year old, and it is the oldest car in my business parking lot, and yes, the boss (that's me) drive the oldest and cheapest car in the company smile.gif

when the majority of ppl think that something won't happen, that something *WILL* happen

when everyone and their great-great-grandmother think that the stock market gonna jump up, all will withdraw cash from bank and start buying stocks

and what will happen next ?

bubble burst usually coincides with recession. during recession, buying cheap house is the last on your priority list

i'm not saying it won't happen, but if you just have to strategize accordingly to benefit if and when it happens

The reality is, expanding population, more youths are going out to work, government controlled banks, property market dominated by crony companies and etc... You think they will allow a bubble?

Why do you think the loan tenureship has been expanding? From 15 years, to 20 years, to 25 years, to 30 years and now 40 years. If they ever feel its going to burst, they will push it to 50 years. They have a strong grip over the whole thing.

Don't compare the stock market with property market. They don't operate in the same manner. Everyone goes into property market seeing a house can be both a necessity and an investment, while the stock market operates in the investment capacity.

Good location will retain its value, regardless of ups and down market.

Take Subang Jaya where I stay for example, the during the 97 crisis it went down slightly, now it is very high up.

I seen the prices stagnate, but never collapse.

now u go anywhere in malaysia, klang valley, jb, penang, u see building activities everywhere

and at night, you look at the flats ... u see only 15% of the apartments got lights on

which means, more than 80% of the apartments are EMPTY, which means, ppl who bought those apartments are NOT making any money out of their so-called "investment"

it's the same everywhere

in jb, where my businesses are located, you can go to any neighborhood, old and new, and you see "lelong" stickers in front of vacant houses

and even the houses with no "lelong" stickers, you see them vacant, with overgrown grasses 2 feet tall

u know something is not balance already when things like that are happening in every single neighborhood

that's why when the bubble burst in malaysia this time, it gonna be BIG

and only ppl with CASH on hand will benefit

it will be a BUYER'S MARKET when the market crashes

this is what i do with my food bill

a lot of fresh veges and fresh food --- plus meat (not that much), egg, milk

cut down on those "vitamins", you actually do not need those overpriced and exotic "nutrition add-on"

many of those "brand name" "nutrition add-on" are unproven, and we do not even know what they put inside

i rather eat fresh fruits, preferably grown locally (because if u buy fruits / veges that are grown somewhere else, who know who did the growing and what kind of pesticide they use on it)

for the children, stop buying those "brain food / milk powder" for them, it's useless

u want your child to be brainy, challenge them with brainy activities, that way you exercise their brain, brain are like any other muscle, it needs to exercise

since you already have invested in property you should then move RM2k/mth into Sinkapo blue chips like DBS.
Open a bank account there for the dividend earn and other needful.

Another option is get another property in Penang Island. laugh.gif

If you are within the age of 35 to 40, then you should be considering having about a million in the bank when you retire at 55 yrs old.
And incomes from the rental of ur property and dividend of shares.

meaning: there were too few houses for the ppl who want to move from the kampung to the bandar

now? it's different

the supply of houses have been so tremendously increased it is not funny anymore

and right now, there is already an oversupply of houses

which means, when this bubble burst, the drop will be tremendous, because the houses that will be lelong (or fire sale by owners) will be so many, it will be a buyer's market for those with CASH

Point is, like all investments, you have to have holding power.

Malaysian population are young, demand of houses will be there.

So long you know what type of houses and where to buy and at what price, you will be fine.

reminds me of a person i know who's in a "senior" position
simple life, few properties, simple old car
till on day, crash on one of the hill stretches in Penang during rain and escaped with having to use wheelchair and crutches for a few months while the other party in the car was a bit less lucky
after that, he decided that he should get a better and safer car. not BMW/MB, just a well specced korean
oh, the simple car was one that is supposed to be safer and more modern than an iswara

4k savings with 10.5k nett income is considered quite good for my standards (if can save >30% of nett income is very good), you have some assets in your hand already. How about, invest 3.5k in trust funds etc etc. and save 500 for insta cash for rainy days.

i was born from a poor family

my dad the sole support for family, mom me n bro + grandma

we only have bread + kaya for dinner ans sometimes lunch

as a chinese educated we learned a lot on how to live in less expenses and avoid showing off

life was hard for us when small until even in uni
in uni, all those with new hp.cars n so on show offs
i have to used only one pair of jeans the entire 4 yrs of study

at least now i have accomplished something my parents r proud off

i even can send them for holidays to korea

save 3 years get rm264k (expect rm300k)

Upgrade your car, new or 2nd hand, but with the most safety features one. Of coz according to your budget as well

Renovation cost is crazy, quite regret about it coz wasted around 140k on it. Now still not yet finish all and slowly reno bit by bit.

salary 18k, merid, one kid, wife working

expenses:
1 house - 3500 (staying)
1 house - 2250 (weekend house)
1 condo & 1 house - sold off
1 car - 780 (haibrid - still on loan)
insurance - 1000
food - 750
transport - 1180 (ayam constant travelling)
hp + internet bill - 200
parents - 700 (i know ayam kiam siap abit)
1 kid - 1000
expenses + misc - 650 (allocated)

finally ayam saving - 6000

i got one kid also have to think twice 3x 4x 5x for the 2nd one cos ayam gif the best to mah kid. ayam 30 this year, wan to sit c keras or 320 also not ez yo.

Buying land is similar to buying houses, with one exception (well, in Malaysia, two or three exceptions)

1. Zoning

You need to know what that land is zoned for --- if that land is zoned for agriculture, you can't build houses, if it is zoned for industry, you can build houses, on the other hand, if it is zoned for residential, you can't build factories on it

But land zoning is not permanent --- they do change with time --- which means, a land which was far away from pusat bandar 50 years ago may be zoned for agriculture, but now that the bandar has come to very near that land, that land can get its zoning changed, either to industry, or to residential

2. Malay reserved land, or not

If that piece of land falls under the "Malay reserved" land, don't touch it, not even with a 10-mile pole

But if it is not, then, it is okay

3. Check, and double check the land title

Since Malaysia is a very fun country, our land title can also be funny --- sometimes people will sell you a piece of land that does not belong to them --- it's a scam, of course, but a scam with the cooperation of some pegawai from the Pejabat Tanah

So you gotta watch out from those scammers

Other than what I outlined above, buying a property and buying a piece of land is essentially, the same

Buying a landed property is buying up a small plot of land with a house built on it

Buying a land is, well, buying a piece of land

That's all to it

Don't get scared of the Province Wellesley --- people there are Penang Lang, like you, and they speak Penang Hokkien Ua too

Take some time to go melancong to those tempat, look at what they got there, and look for opportunities

Right now, in the Seberang, there are a lot of development, especially near the Butterworth - BM - Batu Kawan corridor

That means, there are still a lot of land out there, outside of the Butterworth - BM - Batu Kawan corridor, that are still up for grap

u see, ur second highest spending is on car.. if u consult dave ramsey, even without asking your income/spending he will straight away says sell your car biggrin.gif because its common for people to to spend big portion of income on car.. unless you're fine with ur current saving..

Now I am staying at BU condo,
bought house at USJ, move there soon.
Wife office at bangsar south,
Find a nanny for my son at USJ.
My working place at USJ.
Now I am travelling:

Morning : BU->USJ->Bangsar South->USJ (60KM)
Night : USJ->Bangsar South->USJ->BU (60KM)

Prefer to stay as short distance as possible for my son, until we move to USJ soon.

luckily my wife and parents low profile, no need drive expensive cars to show neighbourhood, no need every anniversary buy designer bags (naraya enuf dy, wub.gif), no need every year must visit japan, europe etc. I also rarely splurge on myself, thank god (no milgauss, but tissot will do just fine).

when bonus come, lots of deduction and tax also vmad.gif but still have AWS to cover my ass icon_idea.gif . One thing I will stress again n again, is insurance. Although ayam covered by company, having more than 1 protection is nvr enuf.

if u combine ur grocery, ur medical, ur household expenses, communication and lain-lain, they would still come LOWER than ur car loan payment alone

From my observation, the average middle-class Malaysian, those who make between RM10,000 and RM30,000 household income a month, makes mistakes that cost them between RM1.5mil to RM2.5mil over a period of 20 years. Can you afford such a loss?

The seeds of this financial disaster are planted years before their outcome. Further, the mistakes are often small and do not even look like mistakes at the time. So, many do not even realise that they are making them.

Even if they do understand the error of their ways, they are neither aware of its real impact on their overall financial position nor that it is eroding their chances of financial success. Worse, some take the mistakes lightly and are not vigilant when making these life-defining decisions.

When all these factors are combined, the result is simply a bombshell. If you fall prey to them, you are not going to achieve financial freedom, and you can certainly forget about becoming wealthy.

Thankfully, you can avoid falling into a financial black hole if you know what these simple mistakes are, the cost of making them and how to sidestep these pitfalls.

Mistake No. 1: Paying too much in insurance premiums

Many people either over-insure themselves or pay an excessive premium for insurance because they do not know how to optimise their money. For example, consider two insurance products for a person at age 35: term insurance for RM500,000 will cost RM1,625 per annum, whereas a whole life policy will cost RM14,225 per annum.

Remember that the idea is to buy insurance cover to protect our loved ones from financial hardship in case of an untoward event. We should go for the lowest possible premium and invest the difference between the two premiums to optimise our money.

If you buy term insurance instead of a whole life policy, you will have a saving of RM12,600 per annum to invest. At an 8% return on your investment over 20 years, you will gain RM576,600. On the other hand, with a whole life policy, assuming you receive the entire premium paid (RM14,225 x 20 years), you will have RM284,500. The loss is about RM292,100. Small mistake, big losses.

Mistake No. 2: Failing to increase savings when income rises

The writer C. Northcote Parkinson, who is famous for the so-called Parkinson’s Law that “work expands to fill the time available for its completion”, also said in his book, The Law and the Profits, that expenditures rise to meet income.

He added that “individual expenditure not only rises to meet income, but tends to surpass it, and probably always will.”

This is typical human behaviour. When an employee gets a raise, he decides that he can now afford a better lifestyle. He or she may drive a better car, get a better handbag or mobile phone or enjoy a better holiday. Instead of saving, the average person will spend the extra income.

However, a person who knows how to optimise his wealth would maintain his current lifestyle and increase his savings. Assuming that he saves RM1,000 per month and invests that amount, at an average rate of return of 8% per annum on his investment over 20 years, that would be RM589,020. Another small mistake that results in big losses.

Mistake No. 3: Not optimising the returns on savings

One other common error is to keep too much money in savings instead of investing it. Usually, this is due to fear of making losses or being too busy earning an income or attending to various needs. Say you put RM2,000 per month in a fixed deposit account for 20 years. At 3% interest p.a., FD will give you RM656,603. However, if you invest the amount, at an average rate of return of 8% p.a. on your investment, you would get RM1,178,040. You lose RM521,437. The outcome is even worse for those who put their money into a saving account, which gets only 1% to 2% p.a. Again, a small mistake that leads to big losses.

Mistake No. 4: Failing to revise the interest rate on your mortgage

Remember that the interest rate on mortgages fluctuates. Currently, it is about 2.5% below the Base Lending Rate (BLR) or 4.1% p.a. Some house buyers who are not mindful of the current rate may be paying a mortgage interest rate of BLR + 0% or 6.6% p.a. For a loan of RM500,000, at 4.1% you pay RM3,190 per month. In total, you pay RM765,672 over 20 years. Compare this with 6.6%, where you pay RM3,757 per month. In total, you pay RM901,766 instead. If your current mortgage interest rate is BLR+0 and you do not ask the bank to revise your loan to BLR-2.5%, you will end up paying an extra of RM136,094. Once again, a small mistake that costs you dearly.

If you take into account all four errors, the total losses is a whopping RM1,538,651. This does not include the investment losses made during the 20-year journey. They could be in the form of an abandoned property, frozen gold bullion investment, and unit trust or share market investment losses. Think about it: when a middle income earner makes unnecessary money mistakes, he would have accumulated at least RM1.5mil to RM2.5mil less wealth when he is 55, depending on the kind of mistakes he made.

This is why many middle-class people cannot reach their goal of becoming financially free. None of the four mistakes discussed here are in themselves disastrous. However, their combined and compounding effect rob the middle class of their financial freedom.

A final word: it does not matter whether the mistake you make is big or small. Every single mistake will impact on your goal of financial freedom.

If you seriously want to set yourself free from all your financial obligations, review and plug all possible leakages. At the very least, you can avoid making the mistakes mentioned above at all costs.

6 months is a bit over budget unless can pay of one prop

spa yes... every 2 months once

hopefully when i hit 40 in 5 yrs time with a good increment, can start spending the excess to enjoy life a bit.

Really admire all of u who manage to save 30% of your salary a month. I can hardly manage 10%. Fixed expenses are so high. Even the amount I spend on vitamin supplements for me and my hubby adds up to 300 a month. That plus food (both work long hours so no time to cook), house loan, car loans, money for parents, hp bills, astro, internet, petrol, toll, apartment maintenance, insurance etc all cost an arm and a leg. And that is just the essentials.

Now looking for where to invest my small savings. Housing market too expensive, gold too volatile, share market too inexperience. Guess only avenue is unit trust.

its not easy

even with salary rm14k, the take home salary is slightly above rm10k only. what can be done with rm10k after deduction expenses n house loans?

i can only save due to not changing my iswara sports turbo to a new car. maintenance is cheap and no need pay any car loan or high cut throat SC charges.

if i buy a new car like vios, will have to struggle again and cannot save much. so i rather save the money now

That is y I admire u, if I earn that much I would have pulled out an audi tt already.

My hubby also from poor family but he is the opposite of u, he is "making up for a deprived childhood".
