I can't say confirm until it's launched but so far my understanding and conversation with them is > RM1M as it's branded as luxury development.

Some talk about density as part of their considerations between BR Wisteria and TA. If I'm not wrong, Wisteria is 10 units/acre (231 units / 23.18 acres) whereas TA phase 1 is 11 units/acre (432 units / 41.1 acres). It doesn't seem to be a main diff or concern to me.

Lol. I believe in every investment, be it stocks, commodities, property etc there are buyers that just kiasu enough and having the herd mentality. Fundamental analysis is just too redundant and perhaps alien to them.

Btw, TA allows those who have already booked the units to transfer the rights to interested buyers? So what about those in the waiting list?
