Doubt it. This is quite a high spec unit at rumahwip price. The main problem is that it didn’t live up to its potential as Kwasa Damansara is no where near ready.

The auctions are like this because the original owners who bought at full price can’t sustain the bleeding anymore. At these prices it’s a fair buy.

It just depends if you get the utility from it, a couple who use the gym here instead of a commercial gym do benefit.

A worse example is if you only get 1.5k rent for 1k sqft unit with 500 monthly maintenance. The bleeding is pretty bad from OG 800 psf price.

If I remember correctly the layouts aren’t that great either with lesser toilets than usual (there is a 2 bed/1 bath layout). This really screws up the partition game. Yea for a new property to go down over 50% in value means multiple things have gone wrong.

It just depends how much or how little you value your privacy. The secondary main draw of sublet is they don’t seem to need deposit. It’s ideal for cash strapped young ones. Otherwise people get a lot more for their money lifestyle wise with traditional rental.

Sounds like something went wrong or there’s not enough money in the kit. It launched at 33c I think.

Purely conjecture but maybe the residents have brought a state of disrepair to the facilities. Sad for SDB and the owners. The maintenance fees go up 50% and the value go down 50%. Real double KO there.

Many people got caught in this including my relative. So sombong when he paid 800 psf for this and I bluntly said he could get MK for that price. But kononnya this is the new IT place. The IT place to bankruptcy more like it.

Aduh. When one sees what you could have gotten for 800 psf and a 0.50 maintenance fee, this is truly a white elephant of great magnitude.

Can foresee almost an entire change of ownership at half the price as the primary loan is simply not sustainable.

It’s gone from a premium development to a student/foreign workers’ dormitory which will further erode any chance of regaining capital. The stigma is now stuck and owners either cut loss via Lelong or continue to service this heavy bag. As interest rates rise, can see that it will become almost a 100% Lelong case as the prices are halved. At the 300+ psf mark, it is very cheap for a well built and designed building.

Very keen to hear the under belly of how bad these compress loan lelongs get. Sounds like complete financial ruin. If you bought at 800k and Lelong at 400k * 5. That’s a 2 mill debt loss you have to pay back in your life…
