QUOTE(mini orchard @ Dec 23 2022, 06:56 AM) Location problem, pricing problem or buyer's problem .... huh ? [attachmentid=11360198] Greed is the biggest one. But all 3 factors contributed. So these poor fellas are about a million in debt with no property after this Lelong process or directly bankrupt? Holy cow prices getting lower and lower. QUOTE(1ullaby @ Dec 23 2022, 12:08 PM) Yup. We already know the yield it’s easy to make a decision now for auction market buyers. The only question left to ask is whether the capital will be better deployed elsewhere for better returns. The points about surroundings raised by others, no matter how bad there’s always a value as pointed by mini orchard. This is still a TOD. And with all the positivity during launch and the negativity currently, the value is likely somewhere in the middle It’s also a very valid investment strategy to scare away competition with awful horror stories so one can pick things up on the cheap. Just a few pictures of dishevelled looking people and faeces on the floor would do the trick.

QUOTE(1ullaby @ Dec 23 2022, 02:00 PM) Ah I doubt lowyat buyers are in auction, perhaps you 😁 good luck in being the next single bidder Unfortunately those were Bumi units so one needs to get around to Tanya levels of publicity to really make a dent.

People really should consider it for own stay or investment at this price point. It’s quite a high quality development with great facilities.
The primary buyers have lost their pants off to give you this good deal.

QUOTE(PAChamp @ Dec 28 2022, 10:28 AM) Once the market absorbs all the auction units then the prices will begin to move up as the floor has been reached. Don’t know if it’s unprecedented but having a complete ownership change of primary buyers via auction or aggressive subsales.

The delays and all the transfer costs can be a bit of a turn off but many will be trigger happy. Psf needs to be low enough to make it worthwhile.

QUOTE(jojolicia @ Dec 30 2022, 07:46 AM) From SPA price + progressive interest saving kot (off ori buyer) ?🤭🤭 I’d be surprised if people pick this up from 500-600 psf.

QUOTE(mini orchard @ Jan 6 2023, 03:52 PM) If you know what you are buying, unlikely you be wrong in the purchase. Unlike some jokers trying their very best to tear down the project to ground zero. How lovely. There’s some humanitarians out there who deign to pay 800 psf to live in a luxurious setting next to refugees, factory workers and lord knows what else. UNICEF would have appreciated those funds more than a developer. If you paid half the price then know your place and accept where you’re at - a high class worker’s dorm. How muhibah of you. It’s a lovely place after all...

QUOTE(AskarPerang @ Jan 16 2023, 10:27 AM) Unit SA-23A-07 sold last week. Price drop to RM491,300. Effective unit size is 1507 sqft. Sold at reserve price. Single bidder won unchallenged. Good catch? Less than 300 psf! People who need good quality homes what are you waiting for?

It’s a good deed for the owners here to provide student hostel accommodation and subsidise our next generation of leaders.

QUOTE(Aldo-Kirosu @ Jan 16 2023, 01:12 PM) Is it the train station not yet open for all? i search google map (today) if going to all the main area like KLCC, Pavilion KL, KL Sentral by public transport option, all is more than 1hour. So actually this project most is target what catergory tenant working at which location? The price drop is so tempting but the location honestly look like not good? But this developer handcraftship is good i know. There’s better locations if you want access to KL. This is more for Subang/PJ/Damansara access at a very low price.

QUOTE(jojolicia @ Jan 16 2023, 05:28 PM) Hikk.. Kkkk you so cheeky, mate but i read you It’s called reframing a narrative. If we can’t be successful capitalists then do some good in the world and provide shelter for those who need it. It takes the sting out of any losses.

QUOTE(Ch0wCh0w @ Jan 16 2023, 08:29 PM) Serious you wanna make a student hostel/refugee camp your holiday home? Doesn’t sound very luxurious to me. I’m sorry if I’m coming across female doggish in these threads. But I feel a duty to slap some sense into people.

QUOTE(PAChamp @ Jan 17 2023, 01:02 PM) i think you mean kick them when they are down, pour salt into wound etc. etc. Slap sense into people is for when they still have time to reverse course.... This is someone who wants to buy into it as a weekend home. That’s not the ideal mind set for this property - it’s fine for ownstay or as an investment at these prices and you partition it accordingly for the student/graduate market. People are romanticising the good quality of SDB facilities but that will quickly go south once you see who you share the facilities with. Unless one doesn’t mind all that... QUOTE(GreenApple101 @ Jan 28 2023, 11:07 AM) I went to Sqwhere few days ago and found that from the service residence and look out to the south (facing outside and facing factory), can hear sound from the factory (70db- i measure from shoplot floor) and see the black smoke come out from factory and not sure the distance.. Anyone know whether the sound from the factory will stop at the evening/night time what time and start what time in the morning? Will you hear the factory sound if close the window if you stay in sqwhere service residence facing south (facing outside)? Will you smell any unpleasant smell if stay in sqwhere service residence facing south (facing outside)? Welcome to your luxury abode for 800 psf at the hottest address in town!
