Coming back to this issue, means secured loan=got DIBS?
I think those late loan approvers without DIBS sure will tend to drop out. Not fair to them if no discount. My personal opinion lah.
*
i was told by bankers tat they will offer DIBS for this project (Ecosky)..
only upcoming project woould not hav DIBS..

What a big slap to their own face.
Preview time, say sure kawtim with dibs.
Then hi tea or dim sum time, still repeating same story.
Then after budget 2014, still say sure got dibs.
Some more arrange banker session complete with SMS and or correspondence to purchaser to secure dibs loan.
Now only acknowledge no more dibs?
Thought their sales team already have plan b, c, d & e? Why want to confirm and reconfirm plan a is a failure only offer plan b?
Not to burst your bubbles Eco world team, your plan b also got many loopholes. Please get your act together. Else you would end up with more frustrated purchasers and negative publicity.
Not to mention more purchaser is definitely going to increase in dropping out.
Maybe purposely want to make it bad then in comes the knight in shining armor to rescue them?
*
totally agree what you mentioned above.. "what a big slap to their own face"!!
really frustrated.. they had changed the plan many times and even until now not yet confirm the plan..
and one of the SA told me MAYBE get 3-4% rebate to us..

3 to 4% is really not worth for 4 to 4 .5 years construction. for lower floor they will suffer more..

upper floor they enjoy their luxury time.

the % given need to justify the new loan package given by banker without dibs.. is the banker given fixed rate during construction?

fixed rate is good package offer last time ago before dibs come to market... ... old old story...

if not fixed rate, the risk is high and buyer suffer if when intetest rate increase...

my 1 cent opinion...
*
i dunno others bank.. but Maybank offer fixed rate 4.5% during construction period, consider good rate or not?

Lower floors, drawdown of loan from bank first. So kena interest first, compare to higher floors.
*
i get what u mean le.. base on the stage of completion should be lower level finish first.. haha... interest will be more..

Dear ALL:

Think Wisely & Positively:
Maybe take this 4% downpayment (Compensation from DIBS offer) to invest another value property.

The Last Block Eco Sky will launch at RM750++ /sqf. Think for long term investment. I think Eco World hope for more drop units to sell it at higher price.
*
undoubtedly ecosky is good than mah sing (my opinion) for the project nearby..
some of you may aware of the incinerator will be built nearby.. i went for the protest last week at kipark but not many ppl there sweat.gif

I bought a unit at the high floor, has been monitoring this thread since the first post, the feeling of us(buyers) started from enthusiasm at the beginning till now is frustrating. Honestly, i feel vv dissapointed with ecoworld, rush my time to get loan, now ended with no dibs. Ecoworld, if u want to have a good starting reputation, u better give us(buyers) a good explanation n alternative, not juz 4% rebate even without calling me, i onli know about the 4% through this thread n cal them to verify.
*
totally agree wit you.. "from enthusiasm at the beginning til now is frustrating".
one of the banker told me "Ecosky" still has DIBS last friday.. and i hav to inform him no more alrd!!!

What i am genuinely pissed off by eco world team is:
Lack of effort; they claimed that they have contingencies in place but history have shown over and over again that this is not true
Lack of experience; they claimed that the team is experienced but their repeated attempts and failure has shown otherwise
Lack of knowledge; some of their staff are not very well briefed about the product. Answers to same question by different staff yield different results.
Lack of transparency; not being transparent in their offerings, packages, timeline, etc.. A layman might accept your general answer but please do not undermind sophiscated purchasers such as tengster.

same questions may hav different/various answers.. it really shows lack of professionalism..
