project - some forumer here said pocket development by Sunwei cannot make $ one. Any developer punya project can guarantee earn within a stated time frame?
price - below RM700 psf (except smallest size) in CBD + Freehold, ape mau lagi?
location - CBD + iconic tower + 5min drive to major mall (mv, pavi, velocity etc.) + public transport
developer - to Exsim fansi, Sunwei cannot compete them

two wrongs don't make a right. Reality is Malaysia is having an oversupplies issue at least past 4-5 years. You need to be either long term or have good investment acumen to make money from property. Btw, which Sunway development outperfrom market, capital appreciation wise? Does Sunway Velocity SA make good capital return for their owners?

Hearsay Sunway Geo got very very high rental and appreciation. RM 1086psf average now based on brickz. This will make it one of the highest psf condo in selangor.

IMO sunway geo a bit of an outlier compared to other sunway properties la

1) doorstep got BRT, Sunway Medical Centre.
2) nearby got 2 major unis (Sunway n Monash)
3) BRT short stop away from Sunway Pyramid and LRT interchange
4) downstairs retail got major supermarket (Jaya or Village, I forgot)

TOD in such a mature, well developed area, sure appreciate kao²

Jaya Grocer for Sunway Geo. From my last visit, most of the shoplots are tenanted and the crowd is there, but you'll see some with the 'For Rent' signage plastered on the glass for all floors.

This is from level 53 view.

That’s one cemetery but unit types quoted for that aren’t exactly correct. The unit types quoted above will have much lesser view of a cemetery (and some not from the main balcony view so even lesser of a cemetery view, as it depends on where the windows are) since they are much further away from the cemetery compared to unit Types A and D.

aiyooh, honestly the cemetary is quite distanced away lah, shouldn't be a major concern really..
