Eupe belfield:

At an EGM today, Eupe shareholders approved the group’s purchase of a 4.81-acre land parcel at Belfield, which is located near Kuala Lumpur’s city centre. It is planning a mixed residential or commercial development on the site, with an estimated GDV of over RM1 billion – the group’s biggest property project to date.

Eupe belfield project is facing towards Jalan Istana, it's behind Kuen cheng primary school, so it won't block SB.

The fact that you are hoping for the price to be lowered means this is a project you are interested in.

When Merdeka 118 and its shopping mall officially open, this area will be more lively and popular. I think it's not going to be hard for Sunway to clear all the units before VP.

Even if upon VP you happen to have a unit with lower price, it's probably not going to be a good unit, for example the floor below break tank or a unit no one wants.

Thus, If there's a unit you really fancy, why not buy it as soon as you can.

The purchasing power of these ppl is unexpectedly strong.
compared to HK, KL Properties are extremely cheap despite being 2mil.

Indeed, it is quite a nice view for Tower A,
but from a higher level the cemetery is visible
for some people this is not desirable, for those who are okay with it, the unobstructed scenery is really attractive, especially at night.

Attached is an article from an interview two years ago. according to Mr. Goh Nyek Leong (City Lands & Traffic Planner), he already mentioned kampung attap won't have any shopping mall.

城市土地运用及交通规划专家吴木炎指出,尽管地理位置优越,但甘榜亚答过去二三十年来的发展停顿下来,主因是所剩地库寥寥无几。
“今天放眼望去,甘榜亚答充斥多座老旧的建筑物,包括警察合作社大厦、前合众银行大厦等。
“不过,甘榜亚答今后仍可发展的地库,是坐落在其腹周遭,即史格路(Jalan Scott)、荷西路(Jalan Hose)及裴斐路(Jalan Belfield)一带。
他指出,尤其是裴斐路,有几片占地10英亩或以上的地段,多家发展商早年已买下,并已进行设计和规划,一旦产业市场回春,就会推出发展计划。

吴木炎说,数个计划中的项目都是综合发展项目,包括办公楼、服务式公寓和一些店铺单位,主要是餐饮业及专卖店。
