I thought Sunway always only use their in-house SAs?

I mean kudos to Derrick for creating videos and content around this.

Sunway could have done more marketing like virtual tour commentary etc with a more slick presentation.

Yes it is. In one of the transfer forms, the real gross is about 12% more in my case. It's probably been marked up or however you want to look at it.

It would seem new launches during this HOC period accounted for it and have priced accordingly.

Went into the showroom for the first time since signing SnP this year.

I was looking more critically at the finishing etc and have concluded that it’s certainly at a basic functional level but I wouldn’t say it’s luxurious.

Some of the smaller developers seem to have better designs and materials.

just hope they get the colours right. It’s a hassle to fix kitchen cabinets, tiles etc if they’re not up to par.

On another note, I passed by the Opus entrance which is really quite chap. Belfield doesn’t actually have that problem fortunately as you come in from the main road into the compound.

Ok I was the busy body and saw the new layouts. It’s pretty much the existing tower tilted perpendicular. No prices yet.

Key things to note:-

Minor adjustments in size
No 4 bedrooms
Largest is 3 bed,3 bath 1200+ sqf, it’s now a type F layout with 2 balconies
Type C layout now faces 118
The type A and D units facing inwards have no balconies
Self contained facilities

The SAs were pretty busy and catering to people.

Mine says it’s pretty much sold out but then why the flurry of activity if so?

Tower C should start being sold next month.

The ads back then for block B was starting from $650k. So block C is a 30k increase.

Sunway Belfield update
Meanwhile, Sunway is also looking to preview Tower C of its Sunway Belfield development, which has a gross development value of RM448 million, this year. The size of the 450 units ranges from 797 to 1,238 sq ft. They come in two- and three-bedrooms layouts, and have kitchen cabinets and electrical appliances such as a cooking hob and hood, oven, fridge, washer-cum-dryer, digital lock and air conditioners in all rooms.

Purchasers will also be able to customise the colour of their kitchen cabinets.

Chong notes that Tower A and B have received a good response despite the pandemic. “We launched Tower B within three months of Tower A’s launch. Tower B was launched in March 2021, 10 months ahead of schedule. Tower A is 95% sold, while Tower B is 80% sold,” he says.

“Tower C is the final phase of the development. It integrates close to 30 facilities for residents’ well-being and social activities, including a co-working space, a herb and spice garden, as well as indoor and outdoor community spaces.”

Sunway Belfield is scheduled for completion in 2024.

As per the above article, are they throwing in fridge and washing machine too? Price increase may be relatively small then with the included white goods.

Even with an 800-900 psf price tag, still investable? So many new developments in ulu areas with minimal usp going for 600-700+ psf.

Opus’s biggest weakness is the very poor entrance experience. It’s sandwiched between old dilapidated shops with some homeless ppl and a cheap public car park. To pay 1500 psf for this is a huge slap in the face.

It will take at least another 5 years of gentrification for the owners to recoup their capital value.

Not that I’m necessarily rooting for Sunway but I would have thought due to them being listed they’d have to report fair and true sales figures.

Sticker games do occur though of course. FOMO is the biggest sales tactic in the book.

I don’t know if there is a clear exit plan but for now you’re pretty much the cheapest (new) block in the area. That seems a surer bet than being the priciest nicest one.

What to do? It was marketed and sold during a euphoric property market around 6 years ago. So timing matters too.

It seems like it’s nearly impossible to do sub sale now with the amount of choice available and liquidity strapped owners.

Unfortunately this will become a case study whereby a property did not deliver on retention of capital nor sustainable rental. The next question then is how long can you hold an asset before it becomes sustainable or profitable?
