Just had a chat to SA, the upper floors of Tower B above 30th floor went up another $40k or so. Sales still progressing well and they have their hands full trying to wrap things up before HOC campaign ends.

Once again she reinforced that the plot of land in front of Tower B would not be used for a high rise as it’s too small.

Also as a guide for quality of finishing, refer to Sunway Velocity. Apparently same architect and similar finishings.

Noticed a small amendment in the respective floor plans ~ a slight increase of 9 sqft for most build ups except type C.

I’m guessing it doesn’t impact pricing for those who already signed SPA. That’s an odd move or did they miscalculate in the first instance?

Type A1 / A 2

· 1,152 sq ft

So are they meant do deliver on the new size? I know you can seek compensation if it’s under but of course it’s fine if it’s over.

At 800 psf, you could charge an additional 7k or so per unit based on revised floor plan.

I was trying to get it out of the SA but she wouldn’t confirm or deny anything. Negotiations are underway. Kudos to Sunway staff for not blowing hot air and having measured responses.

If they did confirm this, the prices wouldn’t be as low as now.

I have a pretty simple formula for property investment now. If you won't live in it, who would? (well unless you're targeting specific demographics in a key locale)

Yes that makes a lot of sense. I do wish that we could have a real statement mosque from an architectural standpoint to complement the area.

So fast. Looks like Tower C will be finished not too far off the other 2 which is good so there's not as much construction work going on during vp.

Don’t think this project was ever pitched as a township. It is adjacent to one of the oldest townships in KL and the newest symbol of modernity in Malaysia as well. That is the draw.

Actually we should be thankful for the passive aggressive sentiment which has compelled the developers to price this project at moderate levels.

I think this is the first project I've seen in a while in a CBD location that's actually sensitive to what local own stayers want and are willing to pay.

The projects that were pandering to foreign purchasers, airbnb etc will suffer for the foreseeable future.

There’s a bit of a market for expats here. Hence, the views + a well furnished place at a moderate price would do alright imo.

I used to frequent those bars on Jalan Panggang and it’s a thriving scene.

Actually I think it’s going to go the other way. These developers will wait till 118 is ready then launch their “premium” developments on the back of the media hype. Don’t think they’ll sell at Salak South prices.

Sunway would end up being the cheapest on the block which I’m more than fine with.

It’s a bit of a mystery. They don’t seem to have completed any development whilst holding a sizable land bank amidst making various announcements. I suspect it will be a while before they develop given the office supply glut. Likely waiting for the next boom cycle.

Yeap. I’d say it’s a great move with a concerted effort by PNB to make the area a tourist hotspot/commercial center/ cultural hub.
