I though sunway product always hot selling, in house sale team can be digestion already, that why they not need agency at first impression.

Incorrect, Sunway has often employed agencies to supplement their in-house sales staff, because it's cheaper to outsource sales staff who can actively hunt for leads vs in-house sale staff who are permanent employees and need to be paid with permanent employee benefits.

Typically, they'll go for the more "well known" agencies like Foreward Realty etc.

But it’s for 1200 sqft units so the psf price is only slightly higher than the 1000 sqft ones.

nice to know a new agency, yeah i checked their page, they also corporate with sime darby which is surprised to me. But not exsim to them haha.

normally agent commission fee floating at 2%-3% legally stated at malaysia law, so it ready be cheaper engage agency to boost the sale? I feel like sunway product is ready hot selling as they delivery value, not only property, but community and environment etc. So its only time matter to clear the stock (as different timing different people step in property market).

Because if permanent employee like in house sales you'd need to keep paying salary even when no sales are happening tongue.gif

Thing is even sunway branded projects doesn't necessarily mean it'll sell super well, because sunway product not cheap.

Just that sunway have a lot of budget to give to marketing + they're established brands that give discounts to business associates and existing buyer, so there's a kind of constant hype that's generated from that marketing and market.

It’s sales strategy - front of house at the start of all launches to demonstrate brand cohesiveness and cater to ready buyers. Then when things slow down, get the commission agents to hunt down buyers.

You’re giving them too much credit. Their new launches are at the same density as mass market developers and they are coasting on the brand. Always judge their work on its individual merits.

Yeah, Belfield mostly left biggest layout 1M++ unit. If the developer staff dont know how to marketing to right people (i assume its suitable for foreigner investor) better passed to agency hunt the sale.

Safe to say once they sell 80% of units then it’s break even already. The bigger and more expensive leftover units are pure profit.

The success of TRX is bringing positive impact to Merdeka 118 provided that the 118 Mall is capable of opening with a BANG like how TRX Mall did thumbsup.gif

Too bad the landowners around Sunway Belfield shelve their development plan for don't know what reason

Hopefully they just sell the entire area to Sunway and let Sunway develop it into another Velocity drool.gif

Yea, hopefully Sunway buy over to develop a township just like SV where phase 1 V Residence Suites are freehold and the rest are leasehold.

Way too many malls now. Just because trx did well does not mean the same for 118
