QUOTE(Cabinda @ Oct 1 2014, 11:39 PM) Ops... Misunderstood then... Thats the small issue when i was staying in cyber and working in shah alam few years back...during weekend really like to go pyramid or midvalley...its quite far distance. Hopefully ioi city resort mall n cyber neighbourhood mall can cater for this.Actually KV ppl like to go more on northern part or southern part during weekend ah? For short holiday? Before petrol increase i was spending average rm450-500 petrol and rm250 for toll every month staying in cyber and working in shah alam using elite-nkve highwy...thats easily rm700-750 a month for jus petrol n toll... Its 30km back and forth...toll rm4.70 one way...two way rm9.40 per day...that was traveling using satria neo 1.6 So i guess travel cost for ppl who work in cyber and stay far away is at least the same or even more especially with the fuel hike now... QUOTE(syazwan @ Oct 2 2014, 02:47 PM) Aiyaa...i think u better stay cyber for few weeks la then talk. +1. Same view too...I rather wish more prima project than those problematic foreign students in cbj. Prima = those who can afford some affordable housing not CHEAP housing. U dunno environment in cyber r..seriously.rite now coz most of them are students. Id say atleast 85% Freak car accident, fighting(ive see one stabbing incident at domain commercial area..no joke), stupid attitude from middle east student with no manners...reckless driving and etc Im not saying other area dont have these..but yeah u dont get any perfect places unless real high end area one. These ppl / foreign student dont need prima.they have money also. Those who have unit of prima is atleast an adult who have proper job atleast as an exec. These kind of ppl wont simply create prob So better rephrase what u wish..lol! just my 2 cents I even support if they wanna intro masreca phase 2. This is the kind of project that will add more value to cyber as livable town. Good development to CJ that will add value to this place: +dpulze shopping mall +autoville (bring light industry to cyber) +GEM mall +Masreca 19(affordable apartment) +Glomac shoplot +The place(most convenient for lkw student) -other studio/soho/sovo all over cj |

Currently i think almost all developer are too ambitious with their pricing. |

QUOTE(tested305 @ Oct 4 2014, 03:20 PM) oi dont be like that la. i used to commute to cyber for work last time, staying at equine for 1 year plus. equine where got far still consider quite near lah... im talking bout those staying in places like rawang, subang jaya, petaling jaya, ampang, cheras, up up north greater KL yo...even i travel from shah alam also the travel cost quite expensive.dont mind the heavy traffic as i work on odd hours yup gotta admit, rental in cyber is much expensive. would rather pay for my vacation now got a unit from FAMA very boring leh, according to kopitiam user in MMU thread, they say because MMU is on leave until 20th. Hopes after that can see more MMU chix hehe Working people who does not stay here does not considers as local population. I'm working at HSBC cyber rite now. Just went for lunch, so where are those population? Then surely u see zombie la Stop talking nonsense and try accept others opinion. Have been working at hsbc cyber for 1 year ++ but this is my first week staying at cyber. Nah, situation is pretty much the same like March 2013 Oh please dont label me as haters as well Untung la FAMA got unit there. dont kira just rental cost ler. must include the food consumption cost too. let say u pay rm300 for rental..havent include electiricity+water+internet+astro?+food cost... |

QUOTE(tested305 @ Oct 4 2014, 03:37 PM) yup equine 15 mins sampai dah office. can try le...rental demand quite slow now if u want locals...as i said previously i offer fully furnish room with aircond+4mb streamyx broadband +water heater shower and fully auto washing machine inclusive of all total rm380...no cyber worker interested...FAMA dont dare to rent their unit yet due to limited no of people + student place sure the unit might be f*** upside down maybe after 1 year we want to advise them to start rent out to people. our plan is to keep this unit in excellent state until next year before starts to rent to expats but not sure the market is ok or not, so they send us as their spy 300+ unifi (50 per head) + utility. our previous place like reban ayam weyyy.i think quite ok coz we got the whole unit plus the comfort of staying with family members (privacy). could be we will let go 1 room for execs to rent. U think can get people or not ya? the arc here like desperate now carik people to rent their unit those ppl that uber positive in this thread either are very rich, own stayer or their investment unit in cyber havent VPed yet and yet to taste the reality market...all based on assumption and positiveness... do feedback to me hows the response if u try to rent out.... |

QUOTE(ftan @ Oct 5 2014, 12:32 PM) Max, it's not that bad. Most companies (that I know) pay some form of travel allowance to work in cyberjaya. The amount is around $300 onwards. Even if need to topup, the basic travel expenses is already covered. Which is part of the low population probs in cj. Ppl just come here to work n commute back to their place...Copany should put some form of rental or cyber home ownership allowance same like transport allowance? Will give cyber workers more motivation to stay here n form a good community...yes im aware of that n my tenant also said tipu hr commute far but instead rent my unit. If his co find out he stay in cyber if im not mistakn they wont pay his transport allowance... This transport allowance if im not mistaken is not even from the company budget..gov got budget to pay every single exec tht work in mnc company in cyber rm300...they shud tweak this allowance a bit to motivate cyber woker to invest home here... QUOTE(ftan @ Oct 5 2014, 12:51 PM) Yeah, it's part of the reason why people working in Cyberjaya prefer to commute. Once upon a time cyberjaya was an ulu place and companies had to provide some incentive for their staff to work here. Yes this grant is from gov budget if im not mistaken only hsbc dot pay their staff thsallowance in their payslip. But they provide bus according to staff shift hours in front o their office...everytime i lalu in front there felt like why la this is hsbc man but all ramai2 naik bas lik pkerja kilang one...No need to tipu. It's just given regardless where you stay. |

QUOTE(den @ Oct 5 2014, 01:04 PM) I believe many are waiting to move into cyberjaya. Out of about 25 buyers (of a new development in CBJ) that I asked, more than 10 actually buying it for own stay. But I realise that those who bought for own stay are 3 bedr unit condo, not studio/SOHO. If its true. Its good news bro. Got also my tenant n my uni fren work here for so many years n last2 buy house in saujana putra due to cheaper... If you ask me to rent someone's house to move into cyberjaya, I don't want. But this preference is subjective to all ppl. If from ur enquiry of new home buyer statistic.its good enuf |

QUOTE(murrayballs @ Oct 6 2014, 07:12 AM) when all vp and oversupply, market forces will make rent super cheap Thats the only forward for cyberjaya currently. Developer all launch ambitious price...buyer buy ambitious price...but tenant unwilling to match buyer expected roi rental...so buyer must discount/subsidize rental rate to make it realisitcally affordable...then the population factor can increase healthily...how many willing to rent out at a loss for unforseeable future before we see quite a few number of dead chicken at auction...with that, cbj looks good value for rental location with that, cbj will thrive with population and hit critical mass investors with holding power rejoice (with added bonus of more companies coming as per press release recently) |

QUOTE(murrayballs @ Oct 6 2014, 06:17 PM) dont be too harsh ler Just chat with my chairman jmb in cyberia...he have few props in cj. Yup he also confirm with me rental rate and demand have soften a lot in existing cj unit. Some studio asking rate frm rm1200, condo rm 1400-1500 ...even the arc oso asking rm1500 full unit. Room rate start frm rm500 for d arc...older condo shoulf be much cheaper...its a renter market right now...anyway looking in a broader sense its a healthy correction for cyberjaya actually...population will increase...once population increase commercial demand and activity will increase as well...this leads to a healthy population n more n more ppl will see cj as an ifeal place to call home...long term the cj property value will only go up...my condo in prime area kota damansara also took about a year to fill in expect cyber to be slower, but doesnt mean its BAD when that happens right now serin is a good example of a vped development (the arc is distasteful to me) alreay ure seing serin is filling up nicely alot of units up for sale too with good value pricing (buyers market) even i am tempted to snap one stay there give it time, market forces will play its part good condos in cyber (good location to some) will eventually do good |

Hi guys majlis perbandaran sepang have fully open jalan fauna 1. Previously they block the road in front of cyberia crescent 2. That means owner of symphony hills, crescent 1 & 2 can access to the domain shoplot much nearer without any traffic light.
