im sure the 975sqf one you can get sub 420k++

Crescent 1 and 2 subsale barely 340-360k...size 1050sqft....

cyberia smarthome subsale barely 310k-340k....all 950sqft above...

Cyberia town villa....sub 500k can get you 1700sqft unit....try checking out town villa in crescent 1 and 2...really undervalue and off investor eye at the moment...

You only looking at new launch development of course expensive laa...

My understanding of this statement is that property development has deemed fail in Cyberjaya till the extent the need for them to change the direction of their path. Probably moving forward in trying to attract MNC to set up in Cyberjaya in order to attract people to seek job there and migrate..

This isnt easy to achieve lo given the fact that KL is still the centre of commercialism and international trade, and with many MEGA projects developing in KL focusing of office strata, i would think these MNC would rather set up their offices in KL rather than Cyberjaya.

2nd point to point out..Connectivity

With upcoming MRT predicted to connect to Cyberjaya via Putrajaya..and lets us fast forward to the future with good awesome connectivity linking KL and Cyberjaya..

Yes it would be good in a way for Cyberjaya, but at the same time dont you think good connectivity will be like a double edge sword to Cyberjaya..

Good connectivity would also mean better opportunity for people there to emigrate out of Cyberjaya..and why would people migrate to Cyberjaya if the connectivity is good..people would just drive there to work or probably take the MRT there and walk to their offices..

Which ultimately lead to slow population growth and this is bad for commercialism..

Once Dpulze mall, Gem in Mall completed, itscan also be the other way around...ppl working from outside area will come back to CYberjaya as a place to stay...

i have a few prospect tenant that doesnt even work in CYber, some of them work in KLIA, Putrajaya, that wants to stay around this area...

Guys. Affordable housing for first time home buyer have been lunch by Sterling prima sdn bhd in joint effort woth emkay...its called masreca ninteen.

900+ of 850sqft size apartment available for sale. Price from rm280k++ furnished with kitchen kabinet, aircond on all rooms and most importantly 2 car park per unit....any young exec worling in cyber can view this poject. Showroom office already open in neo@domain shoplot.

Any highrise more than 5 storey high mndatory lift ler.

No pool or gym but due to high density advantage is maintenance fee per month gonna be very cheap...

Maintenance cost also should be lower...

Good for ppl who like no frills living but burdened by high mthly maintenance fee....

Depends on you bro...any project got pros and cons....if u want low density be prepared to pay higher maintenance fee like me kena...100++ unit in crescent 2 maintenance fee rm365 per month laugh.gif

Look at it this way...as a result of high density and no swimming pool or gym.,...then the maintenance fee monthly confirm gonna be very2 low....its affordable housing with affordable maintenance fee....what more could you ask for...

My wife bought an apartment in Shah Alam also like this...i say to her what for pool or gym monthly pay rm250-400++

i dont think more than 3-4 times in a year we will be using that.... biggrin.gif

Sterling prima aka MK land like to give big discount (under constr + bumi)...so prolly net per unit only ard rm250k-260k....quite good deal there...

Guys...just wanna inform there is the 1st cybercafe ever open in Cyber 2-3 months back....its in NeoCyber... cant remember the name though...nice setup...added more 'night life' to me as a cc gamer biggrin.gif

zzz this fella with his on your face sales technique again.... pls read up some real owner of studio in The Domain and d'pulze that struggle to let out your unit got vacant unrented place in domain studio past 6 month to 1 year also...check out classified the same owner the domain studio keep advertising his unit to let the past 6-10 months....

Honestly it is very hard for locals to rent here... I have observe n notice most of them prefer to buy expensive cars n spent so much on petrol+toll+traffic jam+driving time to commute to a far far place than renting a place within 5-10 minutes to the workplace biggrin.gif. And this guy nit really low income most entry lvl exec in cyber gross income is usually more than 3k... Affording a room rental shuldnt be an issue.

I can concur to that. I have a single room fully furnish condo in cyberia with air cond and im willing to rent out fixed with bill at rm380 and enquire in some thread in career talk comoany with big office in cyberjaya like ibm, hp, experian, hsbc...guess what? Non of the poster is interested lol. Actually many foreigner enquire me also mostly arabs n blacks and standard rate is rm450 but i dont prefer them. Even i give huge discount to local working execs also they arent keen.

Which begs the question i been asking all this years to new buyer buying ther expenaive soho but turn a deaf ear to me....which locals earning rm3k-8k in cyber willing to rent your soho/studio at rm1500-1800 per mth if they are not even interested to stay there even with the most basic room rental?

+100.. Thats the basic fr all township that blossom practically... Byt cyber....they started with condo 1st...then the studio n soho whith the same price of a full size condo....forsee many auction on studio n soho units in the near future...

If i have to rent a unit for at least 1.5k per mth with my wife...id go for a condo at least...why would i rent a studio same rental rate but half the size?...
