If u are no pork no life that kind of person, dengkil is just few mins from cyber, along the street got so many chinese food include BKT...pure fruit juice with plum (3pcs of fruits) rm3...last time when i worked in cyber i had BKT once a week, almost had prok everyday...the chinese old style restaurant is so nice...those style cant operate in cyber but just nice to locate in dengkil  laugh.gif

I bought symphony hills coz of double layers of fencing and need to pass 2 guard house b4 reaching my unit.. the unit also come with 2 cctv installed outside the house with direct access via phone... the unit also armed with alarm system supported by Cisco... if I move in to stay will install better crime prevention system.

Atleast there is existing student population to support... students will go to cinema, bowling, f&b... a mall normally takes 3 years to reach the optimum visitor traffic. I hav confident this mall will b a success just like Bugis Junction singapore which is about the same size as Dpulze. Bugis junction is within the city and full of students and youngsters. Bugis junction is one of the best malls under capitalmall trust.

Yes, resi tenants is very mafan. I am also a lazy person. Lazy to manage. This is also the reason I bought Citadines Hotel suites and let Citadines to manage for me. My exit strategy is Ascott will acquire the rooms from me in the future. If Dpulze mall does well in the future, Capitamall Asia may want to acquire it as well.

TARGETING CONSTANT GROWTH: Property developer Emkay Group is eyeing RM600m in revenue for financial year 2014 to meet its target of a 10% constant growth year-on-year, driven by sales from its residential development projects in Cyberjaya. Property developer Emkay Group is eyeing RM600 million in revenue for financial year 2014 to meet its target of a 10% constant growth year-on-year, driven by sales from its residential development projects in Cyberjaya.

CEO Ahmad Khalif Mustapha Kamal said the company expects to meet its growth target as it has a handful of projects for next year with a total gross development value (GDV) of RM1 billion.

“Two of our major residential projects in Cyberjaya will be launched next year. One will be landed properties and the other will be high-end apartments,” said Ahmad Khalif at the commencement of piling works for Autoville@ Cyberjaya, a light industrial development project with a GDV of RM100 million.

He said Emkay Group posted RM400 million in revenue last year and expects to touch RM500 million this year from sales of its existing projects.

The group is committed to developing 3,682 units of affordable housing in Malaysia’s Silicon Valley (Cyberjaya) next year.

“We have plans for about RM5 billion GDV worth of projects in Cyberjaya over the next four years, in line with the growing population that is expected to touch 100,000 by 2016. “Light industrial development projects are in our pipeline.

At present, apart from Autoville, we have identified an area at Bandar Sepang to construct another light industrial development project.”

Emkay’s subsidiary, Paradigma Intan Sdn Bhd, is undertaking the development of Autoville, which will comprise 40 factory units on a 10-acre (4ha) freehold site.

Autoville@Cyberjaya will cater to the city’s growing population that will require automotive- related facilities and services to cater to vehicle owners in Cyberjaya.

Almost over 90% of the industrial units has been sold to Malaysians so far, said Ahmad Khalif.

He believes that with the increase in population, more commercial entities are expected to operate in the smart city and this will eventually increase the demand to expand the amenities and services into some 18 million sq ft of office space, 1,863 shop units, 28,762 residential units, seven schools, and eight universities and colleges.
