I think there is more supply than demand in Cyberjaya since there is many new upcoming project. To flip a property is the wrong choice instead to collect rental income wud be a better choice and to wait for property value to appreciate as more MNC's or new companies open their branch over there than it would lure more expat's/locals to work and stay there  smile.gif

Honestly if u ask me....i dont hope that ppl move to cyber is bcos of MNC company, is bcos cyber is really a good place to stay instead...even they working in KL area...my vision to cyber is a place like desa park city.. thumbup.gif

Hehe, if not allowed to say No, then this poll will become rubbish  hmm.gif

DPC and SA different, i still can find BKT there  rclxm9.gif .
*
No is very welcome biggrin.gif in previous post, Soros bro already summarize the answer NO with details already

just your comment make all the big developer looks stupid (or u can said developer transfer the risk to us, but 1st of all, developer buy the land with premium price)...its ok la...i buy for own stay, even if u ask me to move in now im fine.

U working in cyber ?

can find BKT in cyber means the place tak boleh ? hmm.gif most of the cyber investor checked cyber master plan for next 5 year before we invest la...is this point more convince ?

if cyber cant be flourish in 5 years, then the big developer disapoint their fans together...1st time in history...ok lo...my fate sad.gif

anyway...it doesnt mean all big developer gather in one place means that place must be good....I do my detail homework already...same as soros bro as he can listed down the reason NO to cyber...and we know the solution for all the NO rolleyes.gif

BKT = bak ku teh?
If you really think there is no pork no alcohol in cyber - then i think u overlook cyber.
*
question : is pork really so important ? Tell me if u live in DPC, where to find pork ? within dpc got no pork right ? still have to drive to some other place to get pork isnt it ?

If u are no pork no life that kind of person, dengkil is just few mins from cyber, along the street got so many chinese food include BKT...pure fruit juice with plum (3pcs of fruits) rm3...last time when i worked in cyber i had BKT once a week, almost had prok everyday...the chinese old style restaurant is so nice...those style cant operate in cyber but just nice to locate in dengkil laugh.gif

i never concern about pork when i decided to invest in cyber...haha...personally i will go back to serdang or putra permai for hawker stall if no hawker stall in cyber...

I concern about beer, although i dont drink...bcos beer can create crowd, like scott garden, heavily rely on beer...but beer place is just matter of time la....

if sjkc is confirmed, i can see there is no reason for cyber cant be flourish...

But cyber is overprice? this is vr subjective...the fact is good GnG is vr limited in KL/Sel

Why not you populate a table for pricing comparison for GnG in klang valley.
I was using DPC as benchmark last year.
Can also compare Bkt Jalil, SK, Puchong, Mt Kiara etc.

But cyber is overprice? this is vr subjective...the fact is good GnG is vr limited in KL/Sel

by the way, looking at the crime rate now, can forsee good GnG property will be vr laku in future....if u ask me to buy a prop in cheras now, i will think twice...but i dont wish the crime rate continue increase la...

Heard tat nowadays many gng oso got break in. Last wk heard a case in sunway spk. Suppose to b quite safe there. I love gng. But ll cyber gng b any diff??? I stil gov do sthg.

However, hope cyber ll b a future hot spot since many big corp investing there.
*
The only thing diff is environment lo...

1. cyber got cctv, cctv on the road, installed by govt, not for specific housing area (still useful as it is able to capture the vehicle number)
2. Now hardly to see motorbike in cyber, in future i not sure (handbag snatcher normally ride motorbike)
3. not easy to run away in cyber, the road is vr wide, hard to find small lane...

assume myself is robber, i wont take the risk due to reason 1 & 3

Anyway you are right, Cyberjaya is not there YET. Because if it does, I don't even have chance to buy.
*
Yes, this is very true...look at the master plan and the pipeline until 2018, the city is support by fortune top mnc & control by a master developer, if cyber achieved their vision, surely not affordable for a normal blue worker like me...

Timing to invest is subjective, to Puchongnite bro we enter vr early and risky...personally I think I enter abit late, I should start invest in cyber in early 2012 instead of early 2013.

Recently spoke to a banker top post, asked him what his view on cyberjaya.

Me: what is your view on cyberjaya ?
Banker : you bought cyberjaya ?
Me : almost, luckily drop it and get back my deposit. Why u ask if I invested ?
Banker : if you invested, of course I have to say good, if you are to loan from me, I will say good too.
Me : then what's your view on cyberjaya ?
Banker : .... (Smile at me).. My client mostly are investors. When a project has too many investors, means what ? (Smile at me again)
Banker : we are more caution now to finance cyberjaya project, we foresee quite difficult to finance subsale transaction.
Me: Oh yeah , I didn't notice, financing subsale can be a issue in future.
banker: we still loan, but just more caution now.
Sincerely, Good luck ! Investors !

I respect your banker fren opinion biggrin.gif

But it is just a personal opinion. There are so many property Gurus in the market, in terms of prop i think they are better than ur banker fren, some said cyber good, vr potential....some said bad, better stay away ...

so who is right who is wrong ? im not question their professionalism as a prop guru but i just want to say dont treat a personal point of view as a truth, even though he is banker or CEO smile.gif
