There are also companies moved or moving in. I think, it is very common in biz world. The ultimate net number count, not individual plus or minus. Having said that, i think Cyberjaya needs to do more to retain and attract companies and residents. Cyberview....put more efforts! Lol.

Dear Fendi..appreciate your information. Seriously i always keen to read cyberjaya development, however, your info a bit too long n the factual info a bit zzzzz...l so i skipped it. In fact, it is quite annoying to scroll it down. Seriously, i think engagement is good but need to balance both sides i.e. buyer n seller point of view. U can use this platform to answer readers rather than keep pumping in long winded information.

Let me start the question. Is it under schedule H? If no, is it sofo or sovo? DMC allows to use it as residential?

Ya we are planning the same to send our kids to international school nearby.
Any good recommendation? ELC?
In fact few of us are the same type of ppl that you mentioned below - repatriate back and truly appreciate the serenity of living environment in cyber and yet not too far from happening place.

Note - For the child care centre. There is a good one above King's bakery in Shaftbury Square.
I think it's newly open for 1 mth only and last check you can even see some OZ, canadian, philipino kids there.
Not that expensive, only Rm 700 for one full day.
*
Plenty of international schools to choose there. ELC, Tanarata(Country Height, Kajang), Eaton (Jade Hill Kajang), Rafflesia (Puchong South), and Nexus(Putrajaya). Tanarata is the cheapest, then ELC, Eaton, rafflesia, and Nexus. Education quality is very subjective in term of academic staff, facilities, syallabus, values, etc. Sometimes, higher tuition fees doesnt mean good....To get the balance of everything, i will pick ELC not to say it is the nearest since at the cbd of cyberjaya. Again, education is big topic which even more controversial than cyberjaya property investment lol. So, we shall stop here.

I guess everyone who staying at Ciber is waiting for Dpulze as a cummunity mall. Unfortunately, developer is a newbie so the execution is pretty disappo8nted. So now the opening moved to Dec?

Not sure if unlicensed fishing allowed in the lake but Putrajaya Holdings do hold fishing competitions in there.  Our neighbours v early risers so they go jogging n cycling every morning before school/work.  So far they hv no complains except that they say they do see empty beer bottles n some litter around.  They say African students like to party there late at nite but not sure how true.  Maybe CK15 being a CJ pioneer can verify this.

This one is hard to control. Even DPC have a guardhouse to deter late night visitors also having issues of littering issues from visitors. Most importantly, MPS send cleaner there?

Wow. Comparison again Cj vs KL. Too broad and general. KL is huge. Of course, if u have unlimited bullets, you can invest everywhere. Those have limited, then pick the one that give u higher ROI. There is no right or wrong. Many projs in KL also turned horrible eg. 20TW at Melawati, Garden Manor at Sierramas.....list goes on. Reality is everywhere can turn bad, BBB time is over. It is time to see who can pick the right one, be it in CJ or KL.

scare of CBJ  shocking.gif  shocking.gif

What to scare if you already exit plan and holding power smile.gif. I always refer holding power as you can or have funds already set aside to pay installment on your empty units for 2 years. I saw many youngster bbb, hopefully they understand the basic rule of long term investment holding in property play.

200% agree with u. My holding power is week. CBJ not suitable for me. Recently thinking wanna buy 1 unit Tamarind but end up dont want to buy......

If your holding power is weak, then everywhere else also ll not be suitable for u. Lol. Especially Tamarind is already at 2xxk level, i dont think you can get anything in KL then. :8

Dont take my words seriously. Actually, different ppls have different risk appetite. Some see 2yrs holding power is too much n too conservative. Many see 12 to 18mths holding costs is sufficient for highrise as rental strategy is relatively easier to execute than landed.

Million dollar question. No point to say 5yrs la 3 yrs la etc Lol. Do your homework on its masterplan, on'going projs vp time especially the catalyst projs. Then add in the buffer that it needs to bring in population. The subjective question will then come eg. How do you def large population. Emm..it will never end if one to argue it. Rule of thumbs, if you have done your homework, buy before the catalyst projs completed to enjoy the higher growth rate or returns. Surely, investment involves risk but it has to be calculated risk. Of course, many non cj fans ll say return and horizon as well which is not wrong either.

When is township considered mature? Any definition lol. Take it easy. But CBJ has a baggage unlike other new township like SA or Bkt Raja etc as it has started in long time ago but wrong and weak masterplan execution. If you do not believe it just skip it and invest elsewhere as simple as that. Investment is about choice. Many KLCC non believers bashed the properties there but many made handsome profit but also many are stucked with it. Choice and pick the right one is always important. To generalise it is bad investment choice in any township/area in fact is a very "emotional" remarks.

The key missing link is always two of them, strictly based on my limited knowledge. Community mall (not shopping mall smile.gif and SRJKC. The rest will come by itself naturally. These two problems already been addressed but not yet materialise. So, if anyone ask me when the exponential growth of population in cj ll happen then my answer be until these two items are ready (not plan as plan can be executed in 2 or 5 or >10yrs time).
