Hi All,
let do a survey to check if those new generation is it prefer condo more then landed property.

(For KL and Selangor Only)

Scenario:

Condo:
at Town
Smaller size
Strategic location
Good Access
Good Security
Near LRT & public transport
Convenient
Got Facilities like swim pool and etc

Landed:
OutSkirt
Biggest size
Guarded
Not Near to LRT or Public Transport
No Facilities
Not Convenient
Need to drive

I stayed in landed for the last 23 years... before that i stayed in high rise too, but i still prefer high rise... last few props bought also high rise..

Very tough and tight situation.

Sometimes, we might buy or live in something ( ex. condo ) not we dream of ( like landed )

I notice a lot ( esp 27-36 range) like landed as well, but due to either one or two issues of budget, convenience, security mind set, wife or gf issue, family issue and etc they end up staying in condo.

I couldnt pick mine as I love both landed ( must be G&G in newer facade / township) or condo ( conveniences / majority familes ) Just depends on what situation we pick in.

I'm born in 1986, but can't wait to get my first landed property...condo is a good place for own stay with minimum hassles, but landed is anyday better. The problem with landed is, you need the cash to make it a comfortable place to stay...peace of mind especially. My requirement for a landed prop is high walls (so it has to be a corner lot) and at least 2 guard dogs capable of killing and a good alarm system. All this takes money which is the challenge.

why share tht small piece of land with hundreds of people above u? buy land/house coz no one make land anymore. the bigger land size the better. condo for me is side orders.

Always prefer landed with freehold...high rise? sorry la not matter how high end it is.....a piegon hole is still a pigeon hole.

Not all high end is pigeon hole le. Binjai On The Park Super Penthouse (19,180 sq ft, 4 floors with swimming pool) makes those average landed looks like pigeon hole. Haha.

i rasa if ask in terms of people preference, of course people will chose landed. who in the earth dont want landed house?

the question should be ask is actually - which type of house you "Afford" to buy?

baru la banyak orang (especially 1981 above) vote for condo/apartment.

i personally prefer landed over condo.. stayed in both before and there are pros and cons of each...

i dislike condo because of the parking.. and usually after grocery shopping i will have a big hassle to carry all the stuff up to my house... while landed i can directly park in front of the house and unload my stuff.. and parking not an issue anymore..

If you compare a super penthouse, then you should also refer to landed super bungalow too right?

I am 1984 & I chosen Condo at prime area.

Will move to Landed when children grow bigger and needed space.

Maybe eventually during retirement will move back to Condo (also at prime area) when the nest are empty.

If money not a concern, of course landed with G&G with facilities lar. But how many can afford?? Nowadays, security is the main concern. I heard that even landed G&G also not safe. Got break in case. Where can we find a safer place to stay....

In fact there is no right or wrong.
Lifestyle is very much different btw the two and it's purely personal choice.
However, in general ppl prefers landed than high rise.

it's all luck whether the condo or landed property is safe or not however much precautionary measures we take.
you can have so many tiers of security yet if some high tech thief wants to come in he will come in one. be it landed or condo.

Most people prefer landed home because they prefer privacy and convenience as well as better value.

I live in a landed property all my life. My house broke in by robbers before thenafter ... I feel that it's unsafe to stay in a house unless it's gated and guarded. Even still I've heard gated guarded community broken in by robbers too!

I prefer condo for better security - not totally safe but better security.

i wonder if anyone did read my question and scenario carefully?

to be more precisely, i put a real sample here as this is most common scenario face by first house owner/young generation now.

Condo: a 900-1200 sft condo at town area like pj,cheras,bukit jalid and setapak with LRT (walking distance),good security ,easy access, facilities and shop with walking distance.

Landed: a 20x80 sft landed double story at out skirt area like rawang,setia alam,semenyik and etc. need drive to near by shop lot,no facilities,not near to public transport (walking distance)

if in this case still 65% vote goes for landed which mean rawang,setia alam and semenyik will still have a very good sales.

Still prefer landed...but with condo security and facilities like clubhouse and pool would be the perfect match...

You can enjoy your own garden, no upstairs or downstairs neighbours, no walking from the carpark to your unit and still has everything condo dwellers enjoy....

Most of The actual votes does not reflect into their real buying and actual staying decision.

I vote landed but only if good in terms of security, F&G or G&G, proper township with little landscaping, and the quality of neighbours. I dislike staying in hectic KL City but doesnt mind stay 15-20kms away if I found above.

For a peace of mind set, majority people would end up take highrise due to the minimal security was there and the convenience of house maintenance.

Preference is one dream but actual would be another.

I really dont like Pajam. I was about to buy a commercial prop there until i checked out the place. There was a huge smell of palm oil factory. This is near the gallery of seri pajam and near the bungalow and semid. Mind u, prop in Pajam also not cheap for the place. For that i rather choose semenyih

Few high end residential landed projects (GnG, condo facilities)in cyber can offer :-
1). Garden residence (Rm800K+).
2). Symphony Hills (Rm 1.4mil+).
3). Sejati residence (Rm 1.4mil+).
4). Setia Eco Glades (Rm 1.2mil+).

All comes with good concept n only if you think cyber is live able in future.

5 vs 2, landed wins by so much. Looks like landed still safe heaven for property investment. Gng landed will be the choice of most people i think. But majority good location gng are 7 figure now ..... Sigh ...

Staying in condo is good if you are always working or always out. If you want to really "stay in comfort" and have space to grow, nothing beats landed properties in g&g with facilities...space, fresh air, greens, parking convenience, privacy, quietness..

If prefer location and has budget constraint, condo is good option.

Newly launch non gng terrace link still got below 1M still got, but around 30km +- 3km radius from KLCC. Need to travel abit la if work in KL.

Not true. I prefer staying in condo. Especially if its not from an investment angle but pure staying angle.

Try asking yuppy ladies as well. I think that segment may skew to condos too.

Why need to get flat when you can get a condo in decent size? Come on, you try la calling your kids on third floor when you are at grd floor or crawl down from third floor to grd floor to get a glass of water.

I prefer landed cus I am staying at 1800sqft landed house in cheras...it so spacious...no need pay maintenance fee..can park any where as we like...for your info, our family got 4 cars....also, if buy condo, people tak bayar maintenance fee, whole condo will become run down, look like shit, value will also go down....buy condo?no way...the terrace I own last ttime only 250k , now shoot to 800k....haha

how abt when you are old and u stuck in the lift? u have medical emergency, medical team has to come to your highrise on 22th floor and get you to hospital? I guess alot of people forget why condo even exist in the first place.

Comparing GnG landed with binjai penthouse? comparison is wrong because you should compare to a mansion. Yeah, beat that shit coz you see theres helicopter there. icon_rolleyes.gif

Depend on how you see it. When I'm old, me & partner sure want security & smaller space to take care. If want to live in condo also will prefer lower floor.

I don't agree that condos has good security... it's actually dangerous especially for girls to walk from the parking to the house. The staircase is the perfect hiding place for criminals to hide before attacking the victims.

Just my 2 cents

landed, i dun mind driving.. if can i dun even wanna live in KL... why ppl need condo? it is becoz we cant have that many landed prop in cities... if really condo > landed, u will be seeing kampung with condo instead of landed house.

Take note that the poll is age-biased because most senior citizens dun surf web. My interpretations:

- Overall for every 3 person, 2 prefers landed while 1 prefer condo.
- Those who prefer landed are mostly in their 30s-40s, and their purchasing power should be much higher than those who prefer condos who are in their 20s-30s.

So the demand for landed will remain much more than condo. The landed prices are also more likely will climb than condos as the buyers tend to have better purchasing power.

the prob with the property market is that, the values r high, but it has exceeded the affordability of the mass market n therefore lots of condos remained unsold for a very long time n by unsold, i mean in the subsale market...

Landed preferably for own stay, but high rise gives better rental yield.

Though when I stay in a landed property, I'd make sure there's good security + a couple of guard dogs. Msia isn't too safe nowadays unfortunately.
