Anyone know track record of Best Boulevard Sdn Bhd the developer? Can't seems to find info online....parent company is Beverly Group, the developer for Marc Residence....

but seems to cross the LRT line at Maluri side......then run straight across to Pandan Indah...unless they park the station near the Shamelin shopping mall then would be better......that would be around 600m away....

The interchange should be at TRX.....unlikely to have interchange with LRT at maluri side.....

Sat is just a preview and queing for the unit you select. It seems everyone can que for the same unit. At the actual soft launch, the 1st in que for each unit will be given 1st priority to purchase.

Booking and admin fee amount not confirm yet. Packages unconfirm yet.

Seems developer is unsure how to price their packages and other conditions.

Sat is preview for Block A and B. Block A soho, Block B service apartment.

Rm5k booking for SOHO, Rm10k booking for service apartment.

Developer greedy to see market response on booking then only determine package. Don't think I will go for this. Developer behaviour is dangerous. Who knows they may cut cost on building quality and material. I rather play safe with others. Also, this is their 2nd development in KV only.

Sure seems unethical.....I suggest all buyers wait, no point rushing in, you will shoot yourself on the foot only......

But knowing all 1st timer for sure worry cannot secure so will rush in, mostly like SOHO package will be bad cause everyone will be booking it due to prices as last month Queensville SOVO everyone rush to BBB.

Service apartment package will be better cause higher price and unlikely to be BBB scene.

If bank loan reject, they have mentioned will refund, but there might be admin fee chargeable. They have yet to finalise how much is the admin fee. Remember to clarify this before placing booking fee. Also ask can you drop the unit after booking and any fee chargeable. Ask clearly before booking. Read the conditions in booking letter or form before signing.

Developer is using Hartamas as their marketing agent, so make sure they give you the correct info. check with several agents there to ensure consistency in information before signing.

I have come across some other agents during a launch giving inconsistent info. That is why I'm not keen on buying from agents, prefer to buy directly from developer staff.

For a developer to behave this way, financially it doesn't gives me the confidence. This behaviour is like a small timer developer.

Also, take note DBKL now inforcing building name to be in Malay. So this 28 Boulevard might end up to be something else....hahahaha....

Was there for the 12.30noon briefing, about 100 people, majority look like 1st timer.

Block A and B for sale.

Units are fully furnished. Part of lake about 80% belongs to developer. Park will be open to public. No yard or balcony for SOHO units. Only larger units got balcony. Level 8-11 parking for visitors will be serviced by 2 lifts. Lower car parks for residence.

My take on development:-

Pro
- Close to city
- Attraction pricing
- Fully furnished
- Nice view
- Close to amenities

Con
- Ex-mining land
- Lake maintenance by development
- No yard in unit
- Road bottle neck at 1 Shamelin even though developer claim to upgrade road.
