Which block open for sale first (facing LDP & Lake)? Total how many floor and no of unit per floor? Is the building link to the future sunway geo mall?

Received this sms from Sunway Property today:

Sunway GEO Residences going to launch to PALS on 19/10 & 20/10 . Sizes from 829 sq ft to 1,496 sq ft. (2 bedroom , 3 bedroom & 4 bedroom) Indicative price from RM900psf onwards . Indicative maintenance : RM0.42 psf. 2 car park.

For investment, is this worth going in? The RM900 psf is probably for the big units. For the small units 829 sf, it starts from RM766,000 as published in their Facebook. That is RM924 psf. After 10% promo discount, it is RM831 psf. It's not furnished. Only aircons are given. Need at least RM50K to RM60K to furnish decently.

If take 90% loan over 35 yrs, monthly installment would be abt RM3200. Plus maintenance fee of RM348, need to rent out RM3550 in order to cover the monthly commitment.

You think this is a good investment??

Very gung ho indeed... But students can afford rm 3.5k in 4 years time?

To me, most preferred place for students & expatriates within PJ, SJ, SW and PC area is a VERY BOLD STATEMENT..

Maybe yes only for students who are studying in Sunway and SJ. How many expatriates would actually choose to stay in Sunway and Subang? Can you please shed some light?

Internal staffs shall select b4 PALs...my friend is one if the sunway staff.
If u are not PALs or internal staff, hard to get 829sf unit

Why need to register again in the morning  for ballot?

I thought the first 8 lucky person allow to choose before officially launch

BTW, anyone know how the credit card ballot going to be? Would they charge 2% if we din get the unit?

then if suceessful and signed the SNP, if cancelled later due to loan not approved, how much will forfeit?

dont waste ur time...no arrangement is allowed...especially if u r referring to entitlement...must be PALs name....was told by the sales people vvip pals are buying now..when open to normal pals i think all below 1000psf gone liau...

as of today, 829 all gone, 958 facing lake also gone, left a few 947 facing main road but got nice kl view lah i was told, even 1109 also almost gone!!...

the pleasant surprise is 1388 and 1496 also got staff buy! ! especially 1388 left only few units...more than 80% SOLD b4 PALS

I M STILL WAITING ....must be the earliest there on SAT hopefully Sunway will make some provisions, anyone joining the line
