i've lived in brickfields for >30 years so i think i can comment with some accuracy here

in terms of pricing, i think they riding on the kl sentral name, and taking the cue from sentral suites by MRCB nearby @ ~1000/psf

looking at the location, if residential units, its convenient for ppl who take the monorail only, or willing to walk to/from kl sentral.
however if you want to drive to and fro will be a total nightmare thanks to the wonderful road planning done by DBKL in this area doh.gif
the situation will only get much much much worse over the next 3-5 years

right now there is already one bridge from methodist college to jalan syed putra (facing kuen cheng). i read somewhere titjaya wants to build another bridge over...would just make things worse as syed putra is already very congested as is.

as for office/sovo/whatever crap term they use these days, i direct your attention to a long completed office tower opposite MGS primary school - i think its called Menara Sentral Vista - its been ready for so many years now but still looks like no tenants at all. That should give u an idea on the viability of office in that corner.

TLDR; good buy if you want for residential and willing to move about on public transport, poor buy if you want as office or rely on car to travel

Yes by law it's office suite

Bear in mind I am a sales person for this project. So up to you to see if it bias or not smile.gif

But this is my feedback
Psf I personally think it's ok as beside monorail n walking distance to KL Sentral which such entry price it is catchy
