To solve the issue.... Just give two tier carpark rental. On floating (cheaper) and fixed carpark bay.

Do not think the link is within UOA control. Ultimately is Suez whether allow the link to their mall and subsequently to university lrt station.

The VP issued in Oct so it is about 2months+. The unit is bare without even aircon. To do up defect will take a month and some investors is taking wait and see attitude to do up OR resale the unit. To do up the unit decently will cost at least RM10-15K partly furnished.

My gut feeling at current stage not many units available for rent yet. IMO wait for another 4 months for better reflection of occupancy.

It is bare. Only Aircon piping provided.

At least for SouthLink... fitted kitchen (fridge not provided), storage water heater and Aircon are provided. Just need to install ceiling light & fan, curtain and maybe wardrobe and the unit is ready for rent out with minimal Reno and downtime.

Not sure about pricing for VVIP but for public Novum pricing is definitely not from rm700psf. Much more higher than this. If not wrong.. from rm850psf and pricier for small sizes.

Another one thing... Novum smallest size is 647sqft for one bedroom.. where else it is 491sqft for 1+1 in SouthLink.

6-12months to see the occupancy rate....

Some owners Reno later, some slowly Reno for own use, some for sale, some Reno as soon as get key. Not all owners having same timeline and objective..

The renovation activity, spamming message from agents, the amount of active Ads in iproperty etc is a good indication of demand in certain properties.

My experience with low floors with four sides blocked or face internal, the unit is very "ying". Some like it, some do not.

and with so many windows on all sides facing you... do not think that you are interested to let the curtains so openly.

Anyway... for SouthLInk it is not about view it is about the location and absolute pricing.

If there is mrt3 station linked with kerinchi, I believe it is purely for connectivity purpose for connection to kelana Jaya LRT line.

No guardhouse in Southlink due to mixed commercial & residential development. They have boom gate with security card to the residential carpark levels.

The highest density is given. But at least the size of window is decent... Will not be as bad as those other high density projects.

As investor we need to be flexible. The era where flipping upon vp is over and it take great foresight to spot such property.. even if you can spot it, with so much information available on market, forum, blog etc, subsale purchaser wouldn't pay over the odd where so many identical units available.

With SouthLink, not many development can offer similar affordable rental , location and even if rental market is not growing in 2021 (which very unlikely given limited supply in this part of KV), it will cannibalise other developments which pricier, much aging or location wise not as good as SouthLink.

if not mistaken, cheapest unit in Alila is from RM450K (these units are facing the next door apartment if not mistaken). Even with RM2300, still quite a good rental given the poor car accessibility and rundown neighbourhood. thumbsup.gif The rental is quite comparable to Nadi Bangsar (which is a more expensive development).

With LRT... can go to many places which inclusive colleges. then again usually students prefer to stay near to the college.

It is not just about psf but about the absolute rental. with rental below RM2K, you can pack in 3-4 students in one unit...

I personally think it is good UOA pre-empt students from Southlink in the DMC.

IMO there should be more student specific properties built to accommodate them just like in OZ and UK.

Why referral fee goes to buyer first? I thought should go to introducer first.

Yes, the fee will go to introducer and please note that developer will ask you to sign a form. It is risk introducer needs to take if you didn't declare this fee in your income tax return. Be prudent and do not take rm1 or 2k from buyer.

It is high density project. That's the given trend for past 2-3years. You have to pay the "price" for low and medium density good location property if any.

Now during the peak evening the traffic is horrible. When SPE is online, the traffic dispersion will get better. At least some infra upgrade on the area unlike some area developers keep building but nothing on infra upgrade.
