Guys need advise, I want to measure electricity consumption that pass thru this power box. Can I install the sub-meter or any better advise. Thanks in advance

sure you can. you can do whatever you want to do right after the tnb meter.

what you cannot do is with modification within meter or before meter.

see those two wires out of your meter? (main and neutral) yes, that is your territory.

i dont face such setup before but it can be done actually.

normally if you have big complex (shopping complex for example), have lots of tenants and you are taking bulk supply from tnb then go ahead and do it. but for residential i dont think that is really necessary..

whats the problem you are facing actually? overcharging in electrical bill?

No lah big just only 3rooms, yes electricity bill up . any better suggestion/advise, coz I plan bill separate more fair. Is it expensive to install sub-meters ? Thanks

i am not so sure, about cost. but it is more practical for a larger premis.

but for only three room and each have its own meter? well, you are the landlord, its your call.

Not as easy as it seems. You need to determine the individual power lines to each room i.e. for the 13A sockets and lights. Some developments the developer uses a shared system i.e. one MCB to a few power points, perhaps from one room to another to save cost. Not so ethical (due to lax checking) but still workable as long as not too much looping. But from your DB box size, I suspect a few points are looped.

And of course it is not cheap to install the meters (not credited digital ones easily cost above rm200/unit). Somemore you need to do internal wirings and stuff like that.

Suggest you kill the idea and talk nicely to your tenants to save electricity and the Earth

If pull all other plug expensive, im planning to fix before the air cond to measure its consumption only, if bills still high..

Guys, can I install 1 sub-meter to measure overall consumption. If yes where should I install (before or after this box) This allow me to calculate usage amount for the whole area right ? Is this a tedious process ? require hacking to pull wires ?

you can install a meter by capture measurement of the dedicated MCB. no wall hacking require, jz wiring job with enclosure will do

ok will update, I checked with electricial shop said can be done. Will install by 1st week next month. I also saw in small shops a meter fix to the ECB box.

How are your going to calculate? If Room A uses 100 kWh and Room B uses 175 kWH, you will be billed the following.

For the first 200 kWh (1 - 200 kWh) per month sen/kWh 21.8 = RM43.60
For the next 75 kWh (201 - 300 kWh) per month sen/kWh 33.4 = RM25.05
Total bill RM68.55. Now who pays what? Both also use under 200 kWh. If you average the total bill RM68.55/275 kWh = RM0.249.
Will Room A ask why should he pay RM0.249 when he should only pay RM0.218 ?


It looks like you are renting rooms and that is your purpose, right? No one wants to do what you do otherwise. Then imagine if Room A 100 kWh, Room 2, 175 kWh and Room 3 215 kWh. Will Room A & B ask Room 3 to pay RM 0.334 since he exceeds the 201 kWh?

I calculate using last figure (>500 kWh), up to them to recalculate if they wish.

Charging only the electricity used by a particular room - that will be undercharging the tenant.

There will be electricity used in the common area - the lights in the living hall, the kettle in the kitchen, the fridge and so on.

If you install sub-meter, how to do it so that it can be fair ?

That sub meter for the whole floor that rented out, easy/cheap for me to monitor usage, if install per room cost RM300-500 each. I give rebate RM 100 each month for them to sort out themself. Wait until tenants complain further then only I will think further.

The meter cost RM 50-60, install price RM 150-250.

If you installed submeter to each room, maybe the bill calculation can be like this :-

1. Each tenant has to pay the amount charge according to the submeter for the room + average common area charge.

2. How to calculate common area charge :-

common area charge = Total bill - room1 - room 2 - room 3

Average it for 3 rooms = common area charge / 3

Do you think the tenants will find it fair to calculate this way ?

Good idea, that's a fair deal, I was thinking to implement a touch door timer, once clocked in .. calculate using stay in duration.

my observation this meter is running very slow, my master meter TNB which is digital is running 3-5 times faster...

Just to let you guys know, it is against the law and you can be fined and compounded.

I am staying in a rented room and we have individual meters, i realized that the electricity bill is super high, i mean the charges. I am paying RM100 for 157.61 kwh. (miine is the top up system btw)

And i just confirmed with TNB headquarters that this is against the law. I can lodge a complain to TNB anytime on the management.

He shows me total bill and works out calculation with me and other rooms.. seems to be right..
