why big mall  here and there...

do we have  money shop shop shop?

Middle Class landed house owner can't even pay Rm45 per month for their safety and sleep in peace... laugh.gif
*
Of course they have money, borrowed money in the form of credit cards!!!! Nowadays more banks can offer cards on the spot... lol!!! same approach to property (DIBs) a.k.a buy now, think and pay later... hehe... what an excellent concept.

Oh on the question about building/ lifestyle concept and the value attached to it... Even if you build a Marc Residence concept in some far away outskirts which is >20km from city centre... its still outskirts... look at the vicinity what do you have there? Aside from an MRT station... You'll be driving through low cost residence/ shop lots everyday to get to your so called high-end condo smack in the middle of no-man's land... I think selling on build concept is over-rated. Its still all about the location you stay in and the availability of luxuries in that area... no point paying 500psf and still having to drive to city centre to buy what you need / want in terms of high street brands.

hahaha. nice that you answered on someone's behalf.
you got a point.
but in this case, they are not over exaggerating on their product.
maybe another example is ice cream.
while they are not offering the best ice cream, they do add nuts and chocolate dip. while these extra may cost only RM30 cents, but yes, they are charging a full fare of RM1 for their troubles to bring you the additionals.
somehow or rather, i find that this market is the most easily sought after.

you can't afford an armani, but you do not want to seen in a hang ten, so what do you get? you get an improvise hang ten at about 30% of a AX price hybrid product. kekeke.
and thus so many other brands flourishes because of this.
do you agree boss?
*
Not really, its more like - the shop design looks like Armani and the clothes looks like Armani but actually its a cheap knock-off and quality of material/ workmanship is not up to par... furthermore the shop is located, not in a shopping complex but a shop lot with no air-conditioning, located in some far away place... your neighboring shops are not Versace or Gucci but its a chicken rice shop and car garage... lmfao!!!! End of the day... this fake shop sells its product at 70% of the real Armani... now you tell me... what value you gonna place on it (as a percentage of the real deal)?

Reality, there would be some who would be willing to buy it and walk around in them... but people who really know Armani can tell the difference... Its like LV, nowadays you just see a while bunch of people using it, but when you take a closer look... my god!!!! Wouldn't be caught dead with one of those... however, there are still people who use them... sorry to say it, no offense intended... but I think it's pretty low class... apologies... If you can't afford it get something you can afford instead of paying for an overpriced knock-off that actually brings less value.

By doing so it also brings the value of the real brand down... imagine have The Oval - KLCC (real thing) and The Oval - Klang Meru... ROFLMAO!!!... My god... i can just imagine the conversations... oh where do you stay..., the Oval..., oh, the one near KLCC... no its actually in Klang... ROFLMAO!!!!..... Yikes...!!! scary thought... I guess same goes for like add on "Hartamas" "Kiara" or whatever it is... just do pathetic and cheap.. Again no offense intended to those staying in those areas... The above names are used as examples only.

after all, you are carrying rooney's nick.
so...... errr......
i'll better let you do the explaining. kekeke.

I think that's way off point.
We're talking about high-end/ lifestyle concepts developed in no man's land and being sold at prime area prices.
Hope you read properly before doing a 407. haha!

ROFLMAO!!!

This is soooooo true.

I have a friend that tells everyone she stays in Damansara.

Too bad she missed out the full name. It's not Damansara Utama, or Damansara Jaya, but "Damansara" Damai.

Hahahahaha!  biggrin.gif
*
HAHAHA Good one!

It's like some taikos here shall not name his/ her number... tell everyone got portfolio of props worth millions but forgot to tell the other side of the story ... the debt is up to eyeballs ... lol...

Its just a gimmick for these property fellas, and now the newest tech is using MRT, KLCC view, etc etc... gosh... and some would actually say hey I can see KLCC from my apartment... rightttt.... lol... Even worst sometimes you see those fellas drive Lexus, but no money to change good tyres or send to Lexus garage for maintenance, they bring it to the uncle shop at the end makes things worst... lol... Just live within your means instead of having your neighbours talk behind your back... and yes, they're all laughing at you... heheh... how sad.

cloud trees selling marc residence price meh?
not really lah.
they are selling perhaps 20-30% higher than nearby prices perhaps.

give me some credit lah.
you think i really simply shoot meh.

even if you wanna refer to TG's KD at KLCC prices. but to be fair to them, need to compare Apple to Apple.
any new launch circa KLCC to match TG's KD prices?

that's all for today.
have a great evening.  notworthy.gif

I hope you're not implying that 407 simply shoots... (although I do think so).

Btw, credit isn't mine to give... its yours to earn.

Have a good evening too. biggrin.gif

What do you guys think of Tropicana Metropark? Currently Phase 1 is almost sold out. Total 5 Phases with final completion date in 2025. Prices on the high side for sure. Close to 500K for a small studio unit.
*
Based on lastest remarks and real life experience ... it should be a good buy because #1 prices will only go up... #2 got train service nearby (i.e. sure got plenty of people gonna rent). Someone also recommend buy 2... one for own stay and one for investment (flipping)... So what you waiting for? biggrin.gif

student D wanted to picked up a large fruit but too heavy, so ask for help from grounds keeper... unfortunately, student D forgot he had to repay the grounds keeper and didn't have money, ended up grounds keeper took the fruit for himself...

The teacher told him/ her, "see, although the fruit is enticing and large, but please only pick what you can carry and don't be greedy!" biggrin.gif

Boss.

I am not trying to make him feel hard/ difficult by saying failure.......

just that i don't know how to convince him that he is missing something in life.
*
I know and I totally agree... no body said have to buy luxury car... If you have the money then buy luxury if not also at least have an affordable car... As my wife used to say... you can't bring the money with you when you die so what the heck, enjoy life more instead of working for banks all the time... LoL!!!

I have a feeling he's still single anyways... its their own life la... some don't buy house and relax enjoy life, some buy a house get married and commit to family, some buy a lot of houses and end up working for banks, so just spend their time here sharing their so called experience and leave behind a virtual legacy... biggrin.gif

... now i complete agree with my wife..... i hope u  will get a partner (with car) soon....and hope your partner can share the car with you.

...if you need more input..try call chang foong @ 988 friday 10pm.... asked him, he is very good. OK?

thumbup.gif

Yes, please don't end up like some guys I know (from real life experience), got house, got money but every time go out also ask friends to fetch... and till today end up single... the only companion he has is his house and the bank officer. Sometimes, I think this fella is a bit too much, go out with friends also don't pay for drinks, always looking for freebies so that he can save more money and invest in properties... doesn't he know that all his friends are aware of his nasty habits... end of the day, no friends look for him, CNY he is alone in the house, nobody wants to go over also. sigh... saddening...

I wonder how many here actually fall into this category... I won't be surprised see how often throughout the day and night, weekends, public holidays that they're here posting stuff and offering their (so called expert) advice... hehe... get out more often la, don't just invest property and leave no money to enjoy life except sitting at home (or in cyber cafe (cos no money buy computer and pay for internet)) talking on property forums okay... biggrin.gif

Wow... very cheem ("deep" for those who don't understand)... I think better stop advising him/her la, you know la, some here with their own ulterior motives will say that you're attacking.

Everyone decides the path they walk in life... Its a balance at the end of the day... and its good that they go through extremes to appreciate the opposite at the end of the day... biggrin.gif

I too can't live without a car, be it in Kiasu-land or Boleh-land.

WoW... biggrin.gif

Chill... why so emotional... Did I just hit a bulls-eye? brows.gif

Really your life, you want to take taxi, take bus, take MRT, walk, motorbike, leech on your friend's ride, act like a scrooge, pick up your gf in a cab, whatever turns you on okay... but seriously, sorry your friends laugh behind your back, you really shouldn't hang around those friends... In front okay, they're just joking with you... you gotta learn to take it easy man... i can feel that you're under some pressure... anyway... good luck in life and all the best.. biggrin.gif

I guess there are always people who fall into these categories, its their priority in life and yours is to own a house more than anything else. Some even go to the extent of cutting back on bare essentials food, etc and if that's the case it really isn't healthy... knew a guy from university way back in the day and he was on a budget a really tight budget, I don't know why, and he survived just on instant noodles almost everyday, after 1 year, he got diagnosed with cancer, I think he passed on (may he rest in peace).. and he was just early 20s... I guess in KL, having a car is considered by majority as a bare necessity and that's why the comments came as they did. Anyway, take it easy... chill.

I think i said my frens r not laughing now. They laugh at me in my face, not behind my back. They tried to convince me back then not to buy. They werent joking, they were saying exactly almost carbon copy of what these DDD are saying.  But i bought anyway and they are not laughing now, in front or the back. Actually i am laughing at them, and they know it.
*
As long as you think you're on the right track, then by all means... I guess people from different backgrounds approach it differently that's all... Again to majority in KL, I feel a car or personal transport is kind of a bare necessity and even more so with the younger generation... parents already buying them cars when they're in college!

actually a very good point... you could save much more if you didn't take taxi and used bus and lrt/mrt no? may even be able to pick up another property.

This is where my point in the first post is. Malaysians thinks that car is so important that they willing to buy cars at such high price. Do Malaysians think that owning a house is not important? Of course they do i believe, then they are willing to buy a BMW at 200k which is half the price of my apatment back then, why cant they buy my apartment now that is now 600k? Which is just 3 times the BMW. Thus making me think how in d world is the property gonna burst in malaysia? Especially in kl near klcc? In the end this rich kids will need a house soon. Sometime behavioral psychology is important in analysing this stuff.

Bear in mind, cars in thailand, us, uk and in japan are so much cheaper than malaysia.
*
Sigh... no one is asking you to buy a BMW... at the rate you're going with taxi fares, I'm sure you could well afford a local car (Myvi perhaps)... Of course there's petrol and parking, but hey there's a price for everything including convenience and safety... nowadays a lot of snatch thieves on motor bikes... not to say that parking lots are safe but safer than walking on the streets flagging down taxis... end of the day, its your decision... I guess people just sharing their views on your position that's all and no one is forcing you to follow it.

There's no wrong in people preferring to buy cars rather than a house either, its just what they priortise and gain satisfaction from. Most likely they rather have their own transport to get to work, the convenience of it and just stay with parents where lodging, utilities and food is provided for FOC... So no right or wrong... just individual choices.

Let me give my almost sunday routine. I will always try and watch the morning movie at Pavillion around 12pm.
I take a taxi to pavillion rm6. Then i hang there for hours if want to then walk to time square take a taxi there to my house rm7 to rm8. But always around rm7.

How much is a sunday parking at pavi? Or anywhere in any of the other building? I dunt need to worry about all those stuff.

One thing i can agree with u is, if i do need a car, i might buy second hand, that should be more worth about the value that i will spend. Better buy a depreciated car.

Now roughly let say i spend rm20 on a taxi everyday for a month. That means around rm600. How much for any of u maintaining a car? Installment plus oil plus parkin plus insurance etc etc. i think should be more.

Anyway if there is any road trip, i always go with frens and of course use their car. Split the tol and everything laa
*
Sounds like a solitary weekend out... So I assume your other half finds her own transport to meet you up for movies? And after that she finds her own way home? Now that's where the expenses come rolling in... lol!!! in my opinion. I guess it works if you're by yourself traveling about, heck if it was just me and myself, I wouldn't buy a car!!! But I don't think I can take the loneliness (again different people different feeling la)

Actually for 5 yrs i use lrt and bus as main transport. But as my income increases, i switch to taxi, more convenient and cheaper than buying and maintaining a car. Anybody here know who i am? Well if u know me, keep quiet. Bug me outside the forum.

I think I know you... but I better stop talking because I don't want you to know me... but then again... I may be mistaken!!!
