Yes, consumer may have a CHOICE to buy or not when GST and BLR increase. But reality, house is considered a neccessity. Must go and look at ourselves. All Malaysians want to own homes. Middle income trap is just for a while. When they reach their mid 30s or 40s, most of them will be buying homes. Many actually buy homes earlier especially a few years after getting married.

Just check other countries that have gone through what we are going through. Many of them couldnt afford to buy homes in their 20s. It is normal for them. So it is not something abnormal to occur to us. Even though I do see many in their 20s are currently buying. But usually you hear by those who couldnt afford and keep complaining. tin kosong always sounds louder.

Yeah, one should not end up like Lehman Brothers and should cut loses. But like I mentioned, not all properties are in rubbish market. So far Alhamdulillah, all of my props have appreciated (transacted price) and even the once in construction as well as developer has increased the price 2 or 3 times already coz considered undervalued.

A bubble may occur soon. A crash too maybe. But I strongly believe it wont be in the near future (2013,2014,, 2015). No way with all of the measurements taken.

I think everyone also hope to have a house. But if you can't afford ma stay with parents lo...just like those Singaporean or buy other place that cheaper than malaysia for retirement...if can't afford how to buy?

As a customer you will avoid property but will you avoid buying a car? How much? And if you buy a car you still wont buy a house?

BTW Singapore and HK public transport is top notch.

Look closely. I have found a bought reasonable props in kajang, puchong, setia alam. Around rm500k to rm600k. I believe those price are reasonable especially for landed houses in KV. They are not chap or cikai products. Gated and guarded and some got even clubhouse. Of course these type at that price are snatched up very fast. One or two days gone already.Monthly installment around rn2k++
*
I can't afford 500-600k lo...I can afford if I go rob the ATM machine cool2.gif even loan will get struck also...need to work partime lo....who want to hire me for partime? I can do from sales to technical jobs, specialize in sales, circuity design, software design, management etc...with experience of over 7 years at your service rclxms.gif

Anyway what I see in what you post is you dont buy a car but bought an apartment instead. That is a commendable move and I will support that.

I have an option to get a moto too I guess, but dont want too. Statistically you will always have an accident in your life at least once, do you want to have an accident while riding a bike? I dont want too. Ive seen too many accidents involving motorcycles and this is still while I am in the taxi. I always say when there is an accident invoving a bike, or a close call involving a bike. "Lucky this guy is not dead yet". Sometimes it is the fault of the car, other times it will be the fault of the bike. But If I have a kid, I wont let him drive a bike.

eh...don't scare me la...my wife daily curse me to get a toyota car...no money lo...

Hi Everyone,

Anyone here are looking at/investing in the Sabah Property Market?

The residence condo price range from 500~1000+ depending on location which I guess is comparable to prices in Penang. (Well it really does depend on the location)

A few on-going commercial projects have already sold 70% to 100% units in it's first year or even before the start of construction.

What is your take on the market?

hahaha..dont mean to scare you la. Sorry about that. I am talking about what I think about myself.

For me i always thought, if I would have an accident, better when I am in a car. I would be a very bad biker, so better not buy one. If you are good at riding bikes, then use the bike. Just ride carefully.

Well I heard that amaya maluri feng shui is good by some chinese buyer. Anyway I am not Chinese, so dunno about fengshui stuff.

Second a lot of "good buddy". Why not? What is a "good buddy"

Third noisy? As oppose to where you live where you want to declare war on your neighbours upstairs? Who doesnt pay maintenance fee?
*
feng shui where got good...according to chinese ancient fengshui...one of the most problem stuff is having shoplots below where you stays...because the shoplots will takeup all the earth energy that can benefit those who stays there...shops need earth energy to create good fortune too like boosting sales and attract customers...another example is house that near to cemetery also bad...because of the thousand of graveyard generate different kind of will so that it can direct where their family future is..but imaging you pickup the signal energy from different family? That will be disaster...you will get sick easily too.

Second, "good buddy" is foreign worker lo....look at the shops nowadays so many foreign worker...

Third, noisy lo...the shop close at 11pm so you will get the noise from 5.30pm to 11pm...walau...

some add on...for example, level one shoplots will get the most sales compare to top one...because of they are the first to pickup the earth energy too...Chinese stuff la.. Hong Kong ppl and China ppl believe those lo.

I see..

But good buddy and noisy should be a problem at your place too. I mean foreign worker will be living at your building compared to commercial buildings I think. Shops? Well dunno how noisy it will be.
*
Eh...good question, don't have good buddy because the rental also high here hahaha....majority are for ownstay here...and rental also to local factory worker...my area are awesome.... cool2.gif about noisy...depends on your area lo...if fengshui good = good business sure will be very noisy...

if shops don't do well, then the resi would flourish?

anyway, pavillion residence count, bor?
it fits both your criteria 1 and 2.
got a lot of mat salleh, koreans, japs, etc too.
*
if shops don't do well, then the resi would flourish? <--- even worse la....because the earth energy already not enough to boost the shops...how the resi will flourish...because they will have even less earth energy remain for them...I think...nearby should got something affecting the earth energy lo...like hospital or temple or masjid stuff.

no la...just homestay nia....few days only then you see change ppl already...mostly for those who want to go to the international commerical zone to do event...mostly korean and middle east lo..

Not KL lo.
