I-CITY COME WITH DIFFERENT TYPE OF SQUARE FEET.
IT MIGHT BE USE FOR COMMERCIAL OFFICE OR RESIDENTIAL
THAT WHY ITS CALLED SMALL OFFICE HOME OFFICE ( SOHO )
YA , NOTHING INVESTMENT IS GUARANTEED BUT ITS CONCEPT SO FAR DIFFERENT WITH OTHER CURRENT PROJECT NOW.

ANY CURRENT NEW PROJECT SHOPPING MALL ATTACHED WITH THEME PARK , TOURIST DESTINATION PROJECT ?
I know what SOHO stand for...
Now that you mention "shopping mall attached with theme park, tourist destination project".
It does sound good, bearing in mind that this is located in Shah Alam.(an industrial area)
I am starting to wonder if it might be attracting even more foreigners like what happening to KLCC to I-City theme park..

KUCHING: OZ Borneo Properties Sdn Bhd (OZ Borneo Properties) is promoting the i-City, – a new 72 acres urban development master planned by world-renowned and award-winning architect Jon A Jerde – during its roadshow at Merdeka Plaza this weekend.

The project is designed as a fully integrated intelligent city, comprising corporate, leisure and residential components such as a one million square feet regional shopping mall, office towers, Cybercentre office suites, hotels, apartments, data centres, and innovation centre.

i-City is a MSC Malaysia Cybercentre where knowledge-based companies with MSC Malaysia status can enjoy the various incentives offered under the MSC Malaysia Bills of Guarantee.

With 13 million square feet of approved built-up and a gross development value of RM3 billion, this gated and guarded development located beside the Federal Highway in Section 7, Shah Alam, Selangor, is today recognised as a catalyst in the transformation of Shah Alam into an International City.

Although to date only 20 per cent of the land area has been developed, i-City is already an established MSC Malaysia Cybercentre as well as a leisure hub in Shah Alam attracting 90,000 visitors a week to experience its LED lightscape, also known as the City of Digital Lights, SnoWalk, the biggest snow theme park in Malaysia, FunWorld and WaterWorld.

SnoWalk will be a unique family leisure attraction and the snow fall experience will be the ‘piece de resistance’ of SnoWalk. Additional features of the location of i-City is its close proximity to UiTM, Shah Alam Hospital as well as a prestigious International School.

Construction works on the residential components of i-City will be starting this month with an estimated completion of 2016. i-Soho is two 43 storey towers adjoining a 8 storey low rise block condominium fully equipped with a 50m infinity lap pool, roof top garden, multipurpose hall, retail lots and café.

Each unit comes with free air conditioning units, washing machine, refrigerator, kitchen cabinets with hood and hob. Residential units range from 799 to 805 sq ft and is available at a reservation fee of only RM5,000 and only five per cent deposit to lock in a unit with attractive discounts applicable, free legal fees for Sales & Purchase Agreement as well as a Developer Interest Bearing Scheme (DIBS). Price of i-Soho units start at RM550,500.

Duplex and Triplex Villas are also available at the luxurious i-Residence development located next to i-Soho for those that are interested in living in a multi-storey villa equipped with 50m infinity lap pool, children pool, rooftop garden, and MSC Cybercentre. Each unit comes allocated with three parking bays, a fully fitted kitchen, air conditioning in all bedrooms and living hall, and luxurious solid timber flooring.

Duplex Villas range from 2,559 to 2,893 sq ft at RM1.689 to 1.827 million and Triplex Villas are 3746.92 sq ft at RM2,400,860.

Both developments have 24 hour security and a three tier security system to ensure that your property is always safe in i-City.

Do you ever check the price for the SOHO price now?

Try check the Subang Empire Soho Price.

The advertisement in  I-Property are sales by exclusive agencies not the sub-sales.

How you describe I-City might not turn out to what it is presented ? Please describe further ...

I-Bhd finalises structure to develop, lease and manage upcoming CentralPlaza@i-City mall

Joint venture with Thailand’s retail giant is projected to be the largest shopping centre in Shah Alam.

KUALA LUMPUR: I-Bhd has finalised the corporate structure with CPN Real Estate Sdn Bhd and several related parties to develop and manage CentralPlaza@i-City in Section 7, Shah Alam.

“The corporate structure would enable CPN to take the lead in developing, leasing and managing the mall, thereby enabling I-Bhd to focus on the development of other properties in i-City as well as to focus on its leisure business.

“At the same time, the corporate structure would facilitate the conversion of the mall into a real estate investment trust at an appropriate time,” I-Bhd said in a statement.

In an announcement to Bursa Malaysia, I-Bhd said its unit, I-City Properties Sdn Bhd, had sealed the joint venture (JV) and shareholders agreement with CPN Real Estate, CPN Malls Malaysia Sdn Bhd, Central Plaza I-City Malls Malaysia Sdn Bhd, Central Plaza I-City Sdn Bhd and Central Plaza I-City Real Estate Sdn Bhd.

The company, via I-City Properties, holds a 40% stake in a newly incorporated JV company – Central Plaza I-City Malls Malaysia Sdn Bhd (JV company) – thereby making it an associated company of the group.

“CPN, through its subsidiaries CPN Real Estate and CPN Malls Malaysia, holds 60% in the JV company,” it said.

I-Bhd said Central Plaza I-City, a unit of Central Plaza I-City Malls Malaysia, would be the mall manager. Central Plaza I-City Real Estate, a unit of Central Plaza I-City, meanwhile, would develop and own the mall.

It has been reported that CentralPlaza@i-City would cater to a sizeable market of close to 700,000 of Shah Alam’s population and some 900,000 of Klang’s population.

Upon completion, the CentralPlaza@i-City shopping mall would be the largest shopping centre in Shah Alam.

Currently in the design stage, the RM580mil CentralPlaza@i-City project will be developed on a freehold land of 11.12 acres with a gross floor area of around 1.5 million sq ft and a net leasable area of about one million sq ft.

“The development of CentralPlaza@i-City is the first step in our strategic alliance with CPN.

“Apart from Clarke Quay@i-City, the JV agreement also requires us to offer CPN the opportunity to participate in other retail developments by i-City beyond Shah Alam,” deputy chairman Datuk Eu Hong Chew said.

KUALA LUMPUR (July 22): Property developer I-Bhd is planning to launch a real estate investment trust (REIT) for the CentralPlaza Regional Retail Mall in i-City, the company said in a statement.

This REIT will be launched "at an appropriate time", it added.

"The development of CentralPlaza @i-City is the first step in our strategic alliance with Central Pattana Plc (CPN) of Thailand," Datuk Eu Hong Chew, deputy chairman of I-Bhd, said in a statement.

I-Bhd and CPN in May set up a joint venture called Central Plaza i-City Malls Malaysia Sdn Bhd to jointly develop the mall. CPN holds a 60% stake with I-Bhd owning the remaining 40% shares.

The RM580-million CentralPlaza @i-City project will be developed on a freehold land plot of 11.12 acres with gross floor area of around 1.5 million sq ft and net leasable area of around 1 million sq ft.

Upon its completion by end-2016, it will become the biggest and most modern shopping mall project in Selangor, the statement said. – theedgemalaysia.com

Putting yourself in the situation.. Would you prefer to stay in a landed property that is able to command more space or a tiny, miniature apartment which is not even 500sqft in Shah Alam Area... where you can get rental at a very cheap price for a landed property...?

BUying retail lot .. for my opinion, it is quite risky. This is because in Malaysia, not many big mall sell their retail lot. Queeensbay Penang and Dataran Pahlawan Melaka are selling their retail lots.

Others, I see after few years when the mall grow older, tenants empty or other tenant that is Ali Ahmad Ah chong renting.

KL Plaza or now known as Fahrenheit88 is one of them. They failed to attract anchor tenant.

I think buying standalone shop is better.
