Well, if you come to Bandar Baru Selayang, you will come across 2 round about.
This condo will be at the round about which near to the MPS building.
some landmark you may refer to such as BOMBA, Stadium Selayang, Petron Petrol Station....

Selayang, suddenly have few property on going ....
Hope MRT2 will pass by Selayang area or hope it have station at Kepong which near to Selayang.....

yeah, really get impressed by the design of URBAN 360 and DUA Menjalara....

DUA Menjalara is too expensive, hope this SELAYANG 18 will be sell in affordable price...

my company got special discount for this property due to the developer took the land belong to my company...as staff, we entitled to pay only 1k for down payment....

The company will always be looking for TM land, TNB land, Indah Water land, PDRM land, Bomba land, majlis land, government land, etc to be converted into something. Sarcasm.

I would love they propose something at TTDI TM Depot land Building (opposite BU MRT station) which was once rumored to say byebye.

My personal view among many others:
Pro: low density, nice design, boutique developer (I like their previous project), shops downstairs, no many highrise condo around (unlike MK, OKR, Puchong, Bkt.J, cheras or even Sg.Besi and KLSouth), possibly fresher air(hopefully-near FRIM and Templer), hospital,....

Con: no MRT (yet), busy junction, not glamourous like those mentioned earlier), small developer risk, selayang market, no malls, jam, unsure mixed community type, hospital...

But I guess any locale would hv their on fansi...

Anyone can add on my feedback ka?

My personal view about this location since I'm living around this new project (bandar baru selayang):
Pro: no high rise building around here, trees surrounding,major malay community, safer than other location around like kepong and rawang, hospital selayang actually far abit, rapidkl bus station (last station)....

Con: no ktm mrt lrt, no many entertainment around unlike the near city (kepong). I usually wake up early and drive to kl around 6.15 during workday. the traffic start jam around 6.30am. if u drive from selayang to kl around 6.45, usually 8am arrived at Sentul area.

Jalan Ipoh is the only road to KL. Other highways are not inconvenient like MRR2, you need pass through Kepong; on the way to north (Rawang), you can use Kl- Kuala Selangor highway. Bandar Baru Selayang actually used 15-20 mins to get in KL by Jalan Ipoh, 6.15 depart and 6.35 arrived my working area Sentul. depart around 6.45 may reached there around 7.45.

Selayang18 is next to Majlis Perbandaran Selayang. You can try to Google search to find out the roads around smile.gif

Fren Sheep, u may hv gotten wrong info. I was there for almost 2hrs checking out the orientation.

1017sqf are intermediate units facing NorthEast face pool/green for block B. Facing SouthWest is City view. Corner unit for larger size 12xxsqf some may not get direct pool view even facing NorthEast.

The cheque u write is merely held by the stakeholder ie. Lawyer and they don't bank in the cheque until AP is out and can officially sell. So I can cancel even if I hate the bank rate not up to my expectation. Or I say if I wanted to change my mind and buy a piece of siew yoke instead of the property I can still get back full refund. Simple logic la.... For pool view... B face north while A face West. Sun sets west means hot evening sun shinning into ur whole unit every day. So unless u like evening sun bathing but I chose north facing which is usually cooler and better fengShui too for me. But this personal view only.

Angmo likes sunbathing so maybe they like west. Family likes to sun their clothes to dry facing west. The monkey god likes west cos that's his mission, John Wayne likes west cos he's a cowboy etc etc lo.....

Already answered u. Both block facing the same pool. I did not buy the pool. I bought the unit facing the pool. Its better u go down and check out the model orientation yourself as I suspect u are unsure what I am saying.

oh sorry thought you were the one withdrawing.

I don't think you can get it. Same like after the developer increased the price, even though the unit booked by previous buyer released back to public, you wont get the before increased price. My opinion.

Not sure if everyone is having doubt. Maybe one or two among the many already booked. The discussion was on the possibility of a refund if u really wanted it which is a good thing. Somehow the discussion gave the opinion of it only, I think.

After u booked a unit, u have the privilege to consider again for the next 3 weeks or more before u sign SPA. Should give u ample time to think. Or the safer way is to think for the next 3 weeks before u decide then select the leftover units when u decided it is really what u wanted. No risk no gain if u know what I mean.

I guess like yourself, me and everyone else don't wanna make the wrong decision as it is probably the largest single investment of our life. So good luck mate!

Thanks for the sharing...i notice that u mentioned that u've booked one for urself...it's at block B is it? But as i remember, Block B is actually facing the roundabout...wouldn't it be not too good in some sense?

For me, Selayang is not on my radar at the moment. But for people who are familiar with the area to go ahead. As this would be the pioneer of good quality home in Selayang area as of now.

But a maintenance fee of rm0.30 psf seems a lot...they sure offer lots of facilities, but i scare that it'll ends up unmaintained as I actually plan to buy it for own stay...

is low density. So fair enough for the price of maintenance since its service apt rate.. F3 developer would be fine as I saw their workmanship at menjalara18..pretty decent..and maintaining well and great appreciation value

It really seems like a very promising project after i check through their previousy project...Menjalara 18...

However, Menjalara 18 is near to Desa Park City while Selayang 18 seems like located in an average residential area...

Main population in BBS is Malay? how's the community there? I'm nt too familiar with it as i'm not from that area...

Have u compared them with Selayang 18? As i know, E-Duplex is a freehold development while V-residensi is far cheaper...
But same as u, i like the concept of Selayang 18 more than the others...any comment?

I was answering a forumer asking about the refund issue. It was not me withdrawing la.

I got a high floor nice unit, true. And if my agak-ration is correct, infact both block facing the roundabout, B more than A. Maybe a bit noisy during heavy traffic but any other reason u think it is nt good?

Any Selayang-ians can confirm the state of traffic at this roundabout? I was there on Sunday taking some site pictures and this baby is rather quite.

And yes it seems far on map but actual drive exit to KL is actually very short.

Actually I prefer some wardrobes or cabinets instead of 4 AC...do u really need so many AC for 2+1 rooms unit? for 3+1 rooms unit, perhaps ok...

As far as I knw, tiara residences superlink house by Engtex if I m not wrong on the project name is facing the roundabout too. And the price atleast frm rm1.x mil when they start launched. Now almost near completion they still got bumi lots but price at rm2.2m as for today

-official launch on this friday.
-left 20 units quota for the frist 100 unit free DIBS.
-2% booking fees.
-maintenance fees + sinking fund RM0.30 psf.

Well, i think somebody have share about the traffic from Selayang to KL via Jalan Kuching ...

If you need a smooth traffic until to KL city, before 630am, you need to start your journey. (615am will be the best).

I start my journey around 8am everyday, and i will spend about 1 hour 30 min to reach Jalan Raja Chulan

30 min to reach the Kepong round about
40 min to reach the Segambut roundabout..

Hi, I'm also living in Bandar Baru Selayang. I also hope government or MPS to improve road linkage to kl or highway and also build MRT around this area.
I don't want start my journey to work at 6.15am sad.gif

Compare with other new projects around Selayang such as Res280, V-residensi and etc, I would prefer to buy this condo. The high-rise view of this condo can watch football match for free and a walking distance to pasar malam to search foods smile.gif

This low density area just the traffic and transportation to KL are the issues.

went to sales gallery today, it's quit busy as many buyers is rushing to making booking to enjoy the DIBS. they just started to sell on last 4 days but seems it's 65% sold. all pool view and smallest unit 800+sqft are sold. you may wait for the loan reject unit after the official launch. but no guarantee 5% discount is still valid. I like the landscape by this developer and most concern me is the location.

really sell like hot cakes.

Unless u already spoke with a banker... But I suspect they're busy with sales gallery now. Wait for their bankers MBB or UOB to call u. Probably in the week or next.

It takes about 10 working days from submission to payout to ur bank account. Cheque will take longer. The very few gov department that's efficient.

But in order to submit application to withdrawal for house, u need booking form and SPA copies.

Hence, u need to pay upfront upon signing SPA the balance of ur 10% to developer.

not true bro. its a commercial title land but its residential use. hence the HDA(HOusing development act). deswai also its called service apartments instead of condominium (same thing actually but built on residential land). so u can get 90% unless its ur 3rd or forth +++ props. my 2 cents

As long as the usage or property type falls under Residential Use regardless of title - you follow HDA rule. Hence 90%.

Commercial title is only because the zoning was commercial hence you pay commercial utility tarriff (sometimes abit higher but this only comes when completed).

This suggestion has been discussed earlier in this board but F3 didn't give any respond to it...I think it's colder than water...our proposal is at least give the buyer a n option to choose from...either 4 AC or 2 AC with wardrobes & Kitchen cabinets...

i booked Tower A facing pool. Even it's West but this time all pools view has been sapu very fast.

and SA told me in order to void the blocking of TM tower in KL view Tower B, u need to get above Level 10 unit.

Actually this design facing west sun is not a problem. The balcony has a Lanai concept, ie. it is shielded by nice frame that if not mistaken can be pushed to cover or open up for more sun/air. Unlike the conventional balcony without cover. I will only congratulate whichever you all buy. I myself got block B pool and hill facing. rclxms.gif

yes my unit may not get direct sun as it may be block by tower B. it's good that they provide grill from floor to ceiling for safety reason. after the grill is open, there's still half glass balcony which i feel it's classy look.

yes mine is 1017 sqft. view hill also sold out. on monday i went is actually left those 1200+ sqft, penthouse, kl view units.

kl view Tower B and pool view Tower A i spotted is different by RM9k.
but unfortunately my unit is not in the garden level.

This is to avoid any issue which might arise in the future especially for DIBS cases.

So we can make sure everything is in order and chase for you so that you can just relax for the next 3 years until the unit is handed over to you smile.gif

So far now DIBS is still available. Of course after a certain time we will definitely stop it.

For a RM500k loan.

Loan Agreement ( Legal Fees ) is 0.7% of the loan = RM 3500 (approximately)

Stamp duty is 0.5% of the loan amount of RM500k = RM 2500 (approximately)

If you are interested and keen on this project, just go ahead to pick your choice units. By the time the show unit is ready, you may not the early bird discount now. On top of that, you might have to pay more than the selling price now to buy non-choice unit. Just my 2 cents after buying a few units from F3.

I just back from the sales gallery......they did not mentioned abt the official launch ...
well, i can say the unit left for 1017 is less than 10 ....

but for the DIBS one is not sure yet. Pending for the 1st 100 applicant as well as the bank approval.
If cannot get the DIBS, then will get the 3% discount ...

Hahaha ......i am considering few factors also before make this decision such as location wise, price, future value, risk, safely, road access and etc ....
At last i think is, i buy it for own stay and i should not drill down so deep, the most important thing is my GF and i like its concept and design very much.

Also, see the coming new project near Taman wahyu, ECOSKY and the mahsing project ...950sqf is selling than 600k selling price but for sure i cant compare them apple to apple as their location is better. But Selayang 18 have advantage also if you want the "green" feel and air condition also better (For this moment).

Location wise = should be OK, near to shop, eat no problem, near to bank, near to school, bus stop just
Price = Costly abit but it provided a different design and concept, maybe it will worth.
road access - Will be narrow abit after all 18units shop lot start operating.
Risk = it still consider new developer and on hand, they have few projects on going.
Safety = maybe is better as it located jst beside MPS, unless the road condition surrounding is better.

Future value= Hope MRt2 line will pass by Selayang which can bring convenience to everyone.

Also, hope they can do something on the bottleneck to MRR2 from Selayang which cause the JAM until Selayang along the road....

Food: got chinese food? Babi and all? reply -> Well, there is no chinese restaurant in BBS, last time got one restoran but at last tutup kedai but you will easily find the chinese food from Taman Selayang baru, Selayang Jaya and other taman....so no issue for that.


Road: 2 main traffic junction along FRIM, jam no? -> JAM, but most of the time police traffic will take over the control.

Road: road underneath MRR2 jam badly no? -> JAM. Eg, i worked near One U last time, i start my journey 715am, only able to reach there 830am with normal JAM. The worst i tried is 2 hours to reach there from Selayang.

Bank: which one, where? -> in front of the MPS Stadium shop lot got Maybank , BSN and RHB Easy.


Air: I believe there's and oxidation pond near stadium. How does it affect the project? Can smell, no? -> No impact at all, i never smell anything from there area.

Safety: why near mPs is safer? Muheedin's sister's house also got rob! Snigger! -> Well, then hope this condo can provide strict security for us.


Beside S18, i also considering the landed property at M-Residence 2 at Rawang but finally give up due to distance problem.

Any units under a project sold during preview ( or before official launching where developer is yet to obtain their Adv Permit and Dev License ), is consider Offer to Purchase from developer where the booking fee is made and paid to the solicitor as stakeholder, because dev should not accept any downpayment at this point. CMY is F3 very main solicitor.

Yes I did, its similar to those u stepped on at their sales gallery. 2x2. Ceiling height 9ft 8in. No cutting of beams across all ur ceiling as they used larger slabs of concrete for construction.

hi, i dont think show unit can be ready so soon. and we need to start the loan application on next week. by the time show unit ready we might has signed the SPA.
so cancellation after SPA will be not possible? correct me if im wrong.

Applying the loan doesn't mean we can pull out is it? In the booking form stated that we can still have time up to 14 days after snp show by CMY. Correct me if I'm wrong. Just dont sign snp or loan offer first. flex.gif

Yup...in this case, we just need to have some faith on the developer...if we trace back to their previous project, Menjalara 18...all the finishes is quite good...hope that Selayang 18 will ends up this way as well...

Do sign in the following order:
1st - Get bank(s) to revert with offer letter(s) on the table (do not sign yet)
2nd - Sign SPA
3rd - Then only sign the offer letter from bank of your choice

I booked Block A level 17

SA should had submit the application for you to the bankers if you already give them all yr documents.
They will try to submit to ONE of the banker only : MBB, UOB or PBB (due to the DIBS)
I prefer PBB (more branches, convenient, the staff more efficient.
UOB is good also but less branches

Myself booked a unit Block B facing pool level 19, what i did was just follow my heart, now i'm staying nearby Selayang n familiar with this area, 1st i like the project site, low density n got some greenery, not so congested compared to Selayang Point or the new project Res 280. 2nd it is easy access to Jln Kuching n considered nearby KL, with Rm480/sf is acceptable for me when compared with others project which in same category n also nearby KL, hardly get Rm480/sf, mostly Rm5xx/sf, for the Jln Kuching jammed issue, may i ask which area in KL or nearby KL that's not jam during peak hours? If u r working in KL but want to avoid the jam in Jln Kuching then this is not ur option, u might consider property in KL area but i'm not sure u will get Rm480/sf. All above just my point of view, no one needs to agreed with it.

For those latecomer with less choices, u can tell the staff which unit u like so that u got the priority to get that unit when the purchaser's loan was rejected, this is advice from the staff during my last visit.

I do ask the SA on saturday about the small sticker and she said, that's to show "its a must grab unit". .
Maybe they trying to push that unit 1st... I also not sure how true it is..

they said 3 banks same
They will submit our application to ONE of these 3 bankers only due to the DIBS

Yup...heard people saying MLTA is better than MRTA as u'll get back the money u pay for premium after u finish paying the house loan...but the premium is much higher than MRTA...correct me if I'm wrong? Besides that, any other advantages of buying MLTA over MRTA?

I believe some banks allow you to finance into your loan. I am not expert but if I am correct... MLTA kinda follows the owner's name meaning if you sell this and buy another... you can transfer the insurance to your new house. MRTA will expire the moment you sell or something like that. Maybe any expert care to share this with us? Appreciate. tongue.gif

MLTA is Mortgage Level Term Assurance while MRTA is Mortgage Reducing Term Assurance.

MLTA is always level and will guarantee u with a return.

MRTA is always reducing, in the end the premium will burn off.

The Developer have to hold until 1/2 year or more for Bumi, if still available, they will open to public, BUT, price sure will be increased!

i dont think so, if u prefer UOB u should tell them, myself also received a call from Maybank on Monday but was directly rejected by this staff name Angie mad.gif , after i told SA then only she refer me to UOB.

Yes. U hv the option to buy MRTA, MLTA or MRTT (islamic version). U can even choose not to buy any... But personally I would suggest to buy some kind of protection. I am a firm believer of insurance.

But take note that some banks may "force" u to buy for a better rate -blr or as part of loan deal.

Lock-in or not, this project takes 3 years to complete. So doenst really matter. U can't sell b4 VP anyway.

20% off stamp duty is less than 1K I presume... But personally I rather stick with conventional... Less complications. Unless u say zero cost on stamp, legal etc porobably.

MLTA:
1) cover FULL Loan amount,
2) flexible to transfer to other bank in the event of refinance your house,
3) flexible to transfer to other property,
4) protection with cash back (insurance with min cost/ zero cost)
5) income tax deductible,

where MRTA only cover loan balance, restricted to the bank with the same property and money paid burn-off.

In fact, MLTA Save more ~

Bro I hope u r right. But I think we shud re-confirm with F3. I know it doesn't make sense not to hv gym faciliTy in a condo but, it may be too late if we don't check. Which development don't show gym in their list? Website under "concept" tab does not mention. Their checklist facility I got from agent also no mention.

So far nothing black and white other than verbal by SA and pictures. Pictures, later they can claim it is artist impression only.. Subject to change... U know whjat I mean?

Already diffrent agent said different things... One forumer says on rooftop summore.

Too much workout in aqua gym will give u rheumatism "foong sap" then u know.

Hi Mashimaro,

Obtain the protection once you confirm purchase (upon loan approval).

As mentioned, there is 2 options for your loan protection.

a) MRTA
-Lump sum payment

-Cover based on reducing balance
-NON transferable to other bank (burn-off if you *refinance your house with other bank)
-NON transferable to other property (burn-off if you upgrade to other property)
-Premium INCREASING. Premium calculated at new age if do any refinancing/ new property purchase.
-NON guaranteed protection. Application may get rejected if do refinancing/ new property purchase in unfavorable health status.
-NO settlement bonus. Premium burn-off..if no claim within the tenure
-NO income tax deductable (M'sia)

b) MLTA (Recommended)
-BY installment (yearly, s/annually or monthly)

-Cover based on FULL loan amount
-Flexi to transfer to other bank
-Flexi to transfer to other property. Flexi to cover >1 property, as long as within the protection sum assured.
-Premium MAINTAIN, as long as total loan amount within the sum assured.
-Guaranteed protection. Even there is unfavorable health condition along the tenure..
-Settlement bonus available. Min/ no insurance cost.
-Income tax deductable (M'sia)

THINGS TO NOTE WHEN BUYING APARTMENT IN MALAYSIA. This is important!

1. Water tank & intermediate pump room

With the price of land remain high and keep on increasing and showing no sign of slowing down especially in most of the major town and cities like Georgetown and Kuala Lumpur, many property developers with land bank in good location have embarked on building high rise luxurious condominium which are often dubbed as “semi-detached” or “bungalow” in the sky, some high end units even have private lift lobby. The selling price of these luxurious condo range from RM400-00 per square feet in Penang to RM2000-00 per square feet or more in Kuala Lumpur depending on design, specifications and location.

Some of the condo block that features a single block design have gone higher because of smaller foot print to limit the number of units per floor, many of them have design approaching 40 storey of height or even higher.

All the high rise condo blocks are equipped with a water storage tank at the very top of the building and the relevant approving authorities always require storage of one day water demand for the entire block so that there will still be water supply for the condo block in the event of interruption of water supply from the authoriries. The roof top water tank supply the water to all units through a downpipe by mean of gravity flow. The water are taken to the roof top tank by means of a pump that pump water from a water tank situated at the ground floor pump room (known as suction tank) through a riser water pipe, pumping is automatically started when water level in the roof top water tank fall to a designated level.

When the building is too high, the authorities will require a two stage pumping system whereby water from the ground floor is pumped from the ground floor water tank to a intermediate water tank and pump room at the middle height of the building before water is eventually pump again to the roof top. Say if a building is 38 storey high, you may find a water tank and pump room at 19th floor or a bit higher or lower depending on the design of the engineering consultants.

When purchasing a condo unit, purchasers are often presented with a sale chart which shows the selling price of units at different levels, sometime one or two units at mid level may be used as the intermediate water tank and pump room and very often the unit are indicated in the sale chart as the water tank room or some developer may choose to just leave it blank without assigning a name for the rooms.

If there are six units at the floor where the intermediate water tank and pump room is situated, usually two units will be used for the water tank and pump room with the remaining four units available for sale.

When buying condo units, it is wise to avoid buying units at the same floor where the intermediate pump room is situated as well as units at floor immediately above or below the intermediate pump room as you can expect some noise when the pump is running. As the pumping is a daily business, you do not want to end up with a unit where the occupant will be constantly disturbed by the noise of pump. Sub selling those units or renting out those units will be more difficult than a normal unit. As there will always be a pump room at the ground level, it will also be wise to avoid unit immediately above the pump room.

As owning a condo unit is getting more costly, check carefully before commit on buying, talk to the sale representatives, do not believe everything they say, some will tell you that the pump runs only once in a while, some will say that there will be more privacy living above or below the water tank room as there are no people living in the water tank room, some will say that it is a water tank room without telling you that there are actually pumps in the room.

Of course there are also good developers that provide proper rubber bearing to cushion the vibration of the pump or lay the proper insulation to prevent the noise from the pumps from affecting the neighbouring units. I say it is best to avoid those units especially the unit below or above the pump room which will be affected most by vibration and noise from the pump.

2. Lift core

When buying high rise condo unit, it is very important to note that the unit that one is choosing does not share a wall with the lift core. High rise condo are equipped with lift or high speed lift where the up and down movement of the lift cars are guilded by rails attached to the wall of the lift core. If a condo unit has wall that share the same wall with the lift core, it is inevitably that to some extent that the noise and vibration as the result of the movement of the lift cars can be transmitted to the condo unit. How much noise or vibration is transmitted depend on the structural design of the condo itself, if the structure is designed with reinforced concrete wall, then the noise transmitted may only be minimal, brick wall results in more noise being transmitted.

Ideally there should be a buffer such as staircase area or any other utility area between the condo wall and the lift core wall so that the noise from the lift car movement can be well insulated from being transmitted to the condo unit.

However, how much noise there is also depend on the type or quality of the lift and the thickness of the wall of the lift core. In the most optimistic case where good quality lifts are being used together with thick structural lift core wall, the noise transmitted will be very minimal.

But then again, many such information are beyond reach by ordinary buyers and it is better to play safe rather than saddled with a condo unit which are constantly being disturbed by the unwanted noise from the lift car movement.

3. Roof

The price of condo units at higher floor tend to be higher compared with the lower floor units as most higher floor units command better view. In most cases, the bigger units such as duplex or penthouse are also purposely designed to situate at the top most few floors. It is important to note the type of roof of the building when one is buying a unit at the top most floor, one should check if the roof is a tiled roof or concrete flat roof. Both types of roof if constructed properly would not pose any problem to the dweller of the top most floor.

However, there is one scenario where reinforced concrete roof can pose a problem. I had the opportunity to observe a case where the roof of a duplex unit is a reinforced concrete flat roof and the concrete roof also serve as the compound for the penthouse at the floor above. The subject building was designed with staggered height whereby the middle section is two floor higher to accommodate the penthouse at middle section with the duplex at the lower section at the side. With the reinforced concrete flat roof of duplex serving as the compound of the penthouse sound like wonderful idea but the problem surfaced when the owner of the penthouse decided to renovate his compound by putting on beautiful tiles. In the process of putting on the tiles, certain hacking would have to be carried out and unknowingly the waterproofing material to prevent seepage of water through the reinforced concrete roof is damaged. After completion of the tile laying, the penthouse owner has a beautiful compound but the duplex owner begin to suffer as the reinforced concrete roof started to have seepage during rain as the waterproofing is now not perfect and rain water starts to seep through the roof, the seepage may not be serious enough to cause a leaking roof but the roof will most of the time be wet because of the continuous seepage. Practically water is retained in the reinforced concrete roof until a prolonged dry season dry the roof. The seepage cause not only the roof to be wet but also the walls as water will find its way downward due to gravity flow. With the wet roof and walls, paint start to peel off and fungus developed.

However one may say that any defect to building can be rectified but the problem highlighted above is more complicated as the roof which serve as the compound of the penthouse cannot be accessed other than going through the door of the penthouse. The owner of the penthouse does not suffer any ill effect out of his renovation and therefore will not allow anyone to enter his house for any rectification works.

For the owner of the duplex below, the leaking problem could only be rectified at the floor above, the management couldn’t do much as the compound is part of the penthouse and considered as private property. The owner of the duplex can resort to legal recourse to compel the owner of the penthouse to carry out the rectification works but that would be time consuming.

Therefore if one is buying a condo with reinforced concrete flat roof above, make very sure that the roof is part of the common properties where the management can gain access to the roof if there is any damage to the waterproofing system.

4. Car park

Condominium for sale from developer especially those high end condominium is packaged with a minimum of two car parks as accessory parcel to the sale & purchase agreement. The car parks are already allocated for each unit of condo unit before the sale and when one is buying a condo, always ask for the car park layout to ensure that you like the car parks location as much as you like that particular condo unit. The two or three car parks allocated are usually in the same location, usually side by side. Recently a friend had purchased a condo unit and she forgot to check the car park layout and she later found out that her two car parks are separated by the car park ramp. Not a big deal though but may be important for those who like their cars to be parked side by side. An attempt to change the car park location after signing of sale & purchase agreement is rather difficult or should I say next to impossible as every single car park would have been allocated to a condo unit.

As car parks are key component to condo living, be very sure you like the car parks location too before you sign above the dotted line.

5. Refuse area

All high rise condo block are designed with a refuse room at every floor to allow the residents to dispose off their rubbish without taking it to the ground floor. When one is buying a condo unit, what is normally given by the sale person to the potential buyer is a beautiful brochure that shows the location plan, site plan, floor plans, building perspective, specifications and all other information that the developer wants the buyer to know. Thing like the exact location of the refuse room is never clearly indicated in the brochure, the refuse room is normally located at the common area at each floor and because there are many other facilities like the riser duct, escape staircase, meter room etc within the common area, it is inevitably that the refuse room will be closer to certain units. Therefore always ask the sale person specifically where is the exact location of the refuse room before finalising on the purchase. You sure would not want to end up buying a unit where the refuse room is close to your unit.

However if the unit that you like is close to the refuse room, then make very sure that the refuse room is designed with double doors, two layers of door whereby if one set of doors is not fully closed, chances that the other set of doors will be closed, which mean that when a resident wanted to dispose off rubbish in the refuse room , he or she will have to go through one set of doors after another. The two sets of door will minimise the smell of rubbish from escaping from the refuse room.

6. Air-con piping

Air conditioning is such an integral part of condo living today, a three rooms condo would need five aircon units, one for each room and one each for living and dining area. Most of the high end condo units are designed with a designated area for aircon compressor units and these area are usually accessible through windows or balcony for ease of future maintenance. Some of the reputable developers have even included the aircon units in their sale package and for those who don’t, they probably have included the aircon electrical points as well as the piping for the aircon units. However, there are some that only provide the aircon points without the piping.

Therefore when one is comparing between different projects, be sure to compare apple to apple and take into consideration the cost involved in the installation of those aircon piping as well as the drain pipe for the aircon units. While the air compressor units are required to be placed at certain designated area, the drain pipe would most ideally be required to be taken to bathroom and most of the time require certain hacking and patching which sometime can involve replacement of floor tiles and most probably will require repainting of certain area. Some developers will include aircon units and piping and sell the units at slightly higher price while some will sell at lower price and provide only the electrical points.

7. Land status

Another aspect that condo buyer need to take note of is the land status of the development project which he or she is intending to purchase a unit. The land status can either be in residential or commercial. If the land status is commercial, one can expect that the quit rent, assessment and the utilities bills will be charged at commercial rate which is higher than the rate for residential status. For those who are buying for own occupation, this may mean higher maintenance cost for the unit. For those buying for rental yield, while the utilities bill may most likely be paid by the tenant, the higher quit rent and assessment may translate to a lower rental yield.

8. Always buy top floor when buying condo for investment

The pricing of condo by most developers is that as you go higher, the price will be higher. Some buyer choose higher floor because of better view and some investor will choose lower floor or not so high floor to take advantage of cheaper price. But are higher floors more expensive as far as investor is concerned, to me, it is not really so. The higher floor is costlier and not necessary more expensive. As the buyers are billed by developer according to stages of completion. The first 10% being upon signing of sale & purchase agreement, the second 10% being upon completion of foundation and the third 15% being upon completion of structure. If one is taking a 80% loan for the purchase of condo and if he is buying a top floor, then he may only need to pay 20% and loan release will only take place when the construction of structure reach top floor, thus saving on substantial amount of interest payment. If one is buying low floor, the billing for completion of structure and all subsequent billings will be much earlier and interest charges will incur. Therefore if an investor is buying lower floor, he will incur higher interest charges whereas if he buys higher floor, he has to pay a higher purchase price but buying higher floor offer an advantage in term of better cash flow for the investor as if the investor is taking only 80% loan, he may only need to service the loan when the overall structure is almost completed, i.e. when the overall project is probably 50% completed and the number of months where interest is charged till completion is also less considering that the remaining construction time needed is much shorter compared with if one is buying lower floor.

It definitely a concrete wall as lift core wall must be RC to be able to support the structure...furthermore, lift core wall always act as the main structure to withstand the windload especially for highrise building...But i believe that it won't be a problem as they're not using super high speed lift such as those in KLCC or KL tower... smile.gif

Anyway, i did ask some of my friends who doing the construction, they say nowadays it is no problem with the lift with same wall with the house unit since the method that use is different compare to last time.

Can't vouch for anyone but my present place has a side attached to lifts. Its the double volume size type but I feel nothing. Total bliss. No dingdong no vibration no nothing.

Wah ur friends doing construction for this project? Can ask them to put more quality material to "selected" units?

Yeah, MBS ? i think Selayang not yet "upgraded" to Bandaraya yet, still Perbandaran ....haha ! Correct ! Both round about nearbyalways taking care by MPS, but the road condition, still need to be improved abit......

Hi Jasmine, i heard SA said that they will submit application to related party to convert it to Res title, but they cant promise coz is subject to approval, beside the electricity/water and cukai pintu pricey a bit compare to Res title, i cant advice more coz myself also a 'limited company', we need to refer this to real sifu, hehe...

Ultimately if this is what I am looking for in terms of location, environment, design, concept,... Just go for it. Otherwise ur other option is purely residential which may not hv the convenience, vibes and vibrancy of serviced apartment.

Yup,agree with u...furthermore, most of the development nowadays like to include some shoplots or mall under the residential towers to ease the residents when they want to dine or buy sth...iin other words, most of the new development nowadays fall under commercial title...as for the more expensive utility rate, it'll help to remind us to save the usage of water and electricity...it helps to save the Earth as well biggrin.gif
