- Sign SPA first then only LO you pay the balance of 10% down payment upon signing SPA and if the bank's LO is expired or invalid, you would have to appeal for reinstatement or reapply the loan and it might take some while (depending on the banker's and bank's efficiency). So the loan might be disbursed late and developer will charge you the penalty. Things get worse when the bank doesn't approve your appeal or re-application. - Sign LO first then only SPA You sign the LO and secure the loan. If the purchase is cancelled due to your own reason, bank might charge you a penalty (at most RM2000) for loan cancellation. However, some banks are very kind and they are willing to waive for you. And Calculator2013 is right. If the purchase is cancelled due to developer's or vendor's issue, then you will have a very strong reason to ask for waiver. So I personally think that signing LO first is more secured and with lower risk. Just my 2 cents as an ex-mortgage banker

Just my 2 cents... p/s: to all S18 investors, don't forget to appoint me as your exclusive agent to sell your unit 3 years later

That is why the lawyer can only refund the discount portion to you then. Also, if you don't want to pay for the interest, technically you just need to dump in the money from the discount portion back to your loan account to save the interest as most banks are offering semi flexi or full flexi packages now. But please take note that some banks don't allow you to dump in any money into your loan account during the construction period to save interest. Hope my info is helpful for you
