MBB offer to me:-
BLR -2.5 (1ST YEAR)
BLR -2.45 (2ND - 3RD YEAR)
BLR -2.4 (Thereafter year)

- no lock in period.
- flexi loan.
- DIBS.
- 90% loan up to 70 years.
- legal fees RM9k (loan in).

I'm asking him to proceed with the letter offer. the banker did not ask my tenure and processed for 35 years which I prefer 25 years. however he advice not to alter the tenure since it's flexi loan.

The banker told me that, there is no lock in period for islamid loan. But there is a lock in period for conventional loan. Another different is, she said if we took Islamic loan, we cant track the loan progress in maybank2u but in conventional, we can check online.

Hidden clauses ? then i also not sure , anyone can advise and share ? i am going to sign the offer letter next week.

Haha, thanks for the good blessing. Anyway, if not mistaken, you have mentioned in older post that your loan is islamic loan. Any difference between conventional loan and islamic loan? Any hidden clauses that we need to aware of? TIA.

Well, like that ...most probably all of us may sign the LO 1st......
then only sign the SPA. We still have 3% of the purchase price still need to pay
wondering when we need to pay for it ....

I just get maybank approved for other property .
For your info, if there is panel bank, you may ask discount on the lawyer fees . smile.gif

I was told by SA last time that SPA to be signed around mid Aug or end of Aug. Should we sign the LO before SPA? I have experienced if want to cancel after signing LO, charges will be incurred by banks. Anyone can advise? Cos i will be signing LO next week too. TIA

Maybank first year -2.5 BLR, 2nd and 3rd year -2.45BLR. Subsequently -2.4BLR. So, the first year difference of 0.1BLR, some more got DIBS also. I think ended up will be same. Affecting you quite minimal, just my humble opinion.

If you want, maybe can try loan from Maybank or UOB too. Can try get better package. wink.gif
