 Saujana Rawang - Glomac - Egreta, New Property

Received a sms today that the registration for landed property 22 x 75 build up 2020sqft open 28th May. Price starting from RM 408 158 for bumi and RM 438 880 for non-bumi. It is part of Glomac Saujana Rawang project, sister of Botania and Zero Lot. Registration of only RM 2000. Design is much the same with Botania except land area and smaller build up. sad.gif

Is this a good price? I am planning to take one corner lot. Will contact the SA later.

I think it is g&g because I had been told that there will be card access. Too bad it is leasehold. sad.gif

Card access doesn't mean g&g. Their aman putri project also need card access but only guarded if I'm not mistaken

I work in Ampang Park. Now I stays in Kampung Keramat, rented property. Since I am preparing for my marriage soon, and I think Rawang is still the best choice since landed property around is expensive. sad.gif

MR2 is good and nice, but it adds additional travel time to my workplace. I tried travel during peak hours from Rawang tol to my office, (needs about 1 hour++). Saujana Rawang will add southern exit, by the time it completed in 2 years time, I believe it will be great place to stay. Jusco, shop lots and badminton court is nearby (BCH). biggrin.gif

I don't know much about difference between gng and guard... I visit the sales office few times, the guard at around just like Puchong Bt13 type. With a rope and 'palang'. Not much. SA told me the Egreta aim for medium class, the security is much better, with card access. blush.gif

I am from Perak, so I chose Rawang over Southern KV because it is nearer to my hometown. No offense to people choose South KV for investment. I am looking house for family stay, not investment. biggrin.gif

I believe cannot compare based solely on the size. Have to wait for further details.

If everything equal and based on the price and size, of cos this Egreta is better.

I had been told of this launches since few months ago.

Actually buy for own stay, has nothing right or wrong as long as the buyer can adapt into the location quickly.

While I had study most of the Mah Sing's MR1 or MR2, I had little info about Glomac Saujana Rawang, where the 350 acres township is slightly smaller than both Mah Sings small townships. Unless, I have the master plan of Egreta and it's Saujana Rawang.

I only know little when I had the relevant info for the Botania, the 22x70 non G&G link houses with built up 2200 sq feet.

If Egreta 22 x 75 built up 2020sqft at RM 438,888, the pricing could be not cheap if compare to Botania itself. The foot print of 22x75 is quite nice but it would be a wasted if only 2020 sq ft was built and it was reduced by 200 sq feet from previous phase, Botania which is smaller land size at 22x70 but cheaper ( well, it was below RM 400k during 2011 )

If price to price comparison,
Egreta Saujana vs M Residence 2 Alpine
RM 438,888 vs RM 458,000 ( both before discount )
22x75 vs 20x65
Built up 2020 sq ft vs 1885 sq ft

Non G&G vs Fully G&G
Leasehold vs Leasehold
Individual title vs Strata Title

Saujana Rawang is all leasehold if i re-call correctly. Even M-Residence 2 also leasehold. as long as u like the place, leasehold or freehold won't be an issue. Kepong single storey also Leasehold and has been around for 30-40 years. it still can catch a good selling price there. smile.gif i remember LakeSide residence in Puchong (Behind tesco) also leasehold. but it doesn't stop the price from going up. smile.gif

how far is consider far? smile.gif is 38KM far or is it normal? i'd done measure total Mileage from Rawang -> Jln Sultan Ismail and Kota Kemuning -> Jln Sultan Ismail.
both quite similar mileage.

Rawang -> Jln Sultan Ismail = 38KM+/-
Kota Kemuning -> Jln Sultan Ismail = 36KM +/-

rclxms.gif I totally agree with you. It depends on your destination. All I can hear people said Rawang is far, but I done several trips around, it just takes 25-30 minutes to reach Duta tol from Rawang in non-peak hour. So, how far is far? I went meet client from Keramat to Subang took me an hour (during peak hour) and sometimes I need to drive to Kuala Selangor as well.

It really depends on your location and destination.

Anyway, I take it as marketing strategy, raise the price to super duper high, then gives you 10% discount, and tell you don't have to pay downpayment sweat.gif We pay for 438k after all, not them. tongue.gif

Landed property always is a good demand especially for growing family in klang area.Demand always there,u no buy,sure will finish.Price appreciated will no stop or the property never will drop....if not,all developer bankrupt & all just buy from P1ima Home by BeeN govertment...
So long i see the price from year 08 until now....price never drop,no because the economy bubble?all because good location area became less(high price psf),cost of living increase,government policy(high tax charge to import simen ,sand & etc .Building cost will increase more than 10% by next quarter.
All teh tarik policy.....example,if u see suigar(simen) ,susu(sand) increase ,the next day,tea tarik(house) price per cup(unit) also increase...If you ask for kurang manis(less built up/small size),price still same. This all shot up the price...

I think Botania and Zara comes with 10% discount, so I thought RM 438,888 that you mentioned is gross price BEFORE 10% discount.

If the actual price is RM 486k for such built up and facade, then I think it is quite expensive since Botania, bigger built up at 2200 sq ft was sold RM 100k cheaper last year.

Are you sure the built up for this 22x75 is only 2020 sq feet? Weird.

No prob boss. Please share once you get the full info. But I only remember the facade is a bit normal. No sizes reveal at that time I heard of this project.

Wish you can secure a good unit whether it is Egreta or surrounded development since you blessed with some choices of RM 400k ish DSTH and summore from reputable developer like Glomac and Mah Sing ( M residence 2 ), and upcoming BRDB at further Rawang. If other area, sure at least RM 700-800k onwards.

Yup, built up area is 2020sqft with around 2.14m of land at the back of the house. Their front facade looks like Zara front facade design. Land area is 22 x 75.

Anyway they are to launch the second phase soon after phase one sold out. But the price gonna increase at least 10k for a unit.
Went to the site after booking made.
The lush green btw egreta n Zara hopefully will be improved.
Anyway regarding some doubt of the gng of egreta. I checked and yes egreta is gng.

Based on their brochure, Egreta will be Gated and Guarded Ready like Botania and Camelia.... but I do not know what's that mean? rclxub.gif
Probably they just built the fence and guard house but will be initiate or take action by future RA.. It is not true G&G like M Residence... may be I am wrong....

G&G is mostly like what other said, Fences with Guard ba. but couldn't any area allocated for guard.

That surau, really no idea. To cater other phases need?

went to the site, is F&G based on my understanding from SA.
Surrounding fenced and guarded only.

Overall Egreta design improved but still Zara, Botania is the nicest at this moment (price also nice) biggrin.gif

How come everyone quote the difference price?

From initial RM 458,888 ( Non bumi units ) and now becomes from RM 520,978 onwards.

If we see the brochure, the lowest price for bumi lot is RM 398,188.
If we take RM 398,188 / before 10% discount allowed and then / 7% bumi discount allowed, it should be gross selling price of RM 475,732 where
if bumi lot is RM 475,732 x 7% discount = RM 442,430.76 and then x 10% discount allowed = RM 398,188 ( as per brochure )
if no bumi lot is RM 475,732 x 10% discount = RM 428,159

If the real selling price is begins from RM 520,978, even after 10% discount, it would be extremely high for a 2020 sq feet built up of a 22x75 foot print.

For this price of close to RM 500k, I feel this should be G&G price, ( not stratified with own club house, cctv surveillance, garden or park and etc ) but just simple F&G with DMC signed.

For the small built up of 2020 sq feet of a 22x75 land size, it looked like this is going to be G&G house.

If same as Botania, then this is not G&G because my friend who bought Botania mentioned it is only guarded and not G&G.

With the master plan of limited units within Egreta, with Tadika and Surau inside and flank by houses, I think it is F&G instead of proper G&G.

Anyhow, the house of 22x75, facade looks good and better than Botania. Car porch foyer is quite long at 25 ft, leaving conveniences for home owners to walk with groceries on hand but if they leave spaces at car porch for a 22x75 house, they should leave 5' feet at the back and not 8' feet as per layout. The 8 ft at the back would be very much wasted and prompted the house length of 22x75 is kinna wasted unless kitchen extension is doing. The inner house is only 42.5 ft which is almost same or only 1 piece of 2x2 porcelain tile bigger thah M Residence 2 20x65 at 40' ft internal length.

It's depends, but normally if the land size is same or not huge difference, I take built up as indicative for price per sq feet.

For the price you listed, I think corner with huge land ( with extra land 1633 sq feet is actually quite good enough ) is worthy since it is about RM 600k+, same price with Freehold M Residence's 22x80 Intermediate and since this is individual title, you can use the land for side extension if you have cash in the future, at least, it offers an option.

RM438k is fully booked by their own staff, according to the SA I met.

Any latest updates on Egreta?I went to the Sales Office last week.Almost all units sold out.Few units left were from rejected loans.
Notice the location layout quite near a shallow stream i guess (approx. 50 feet).Does the project stands on backfill swamp or 'lombong'?I've asked the SA and she mentioned that the area was never experience any flood. But in terms of design, facility, price, and sqf, Egreta quite attractive.
Appreciate any comments.

DSR- debt Service Ratio, a method to know how indebted you are, and does your current commitment can fit in the new installment commitment. mine got approved from HSBC, but they do not cover MRTT, i am still waiting for another better package from other banks.
