btw, it is not fully furnished. it is partially furnished.

rental management/big house will quote you x dollar for the renovation + furniture. if the x dollar is too much, would you accept?...

once you agree to pay plus their so called "rental package", then they will proceed to renovate your unit and rent it out.

"rental package" - they will rent your unit out for RM 300~400 per day. then they will deduct some management fees (assume 50%/RM 150~200) from your rental. you only left RM 150~200 earn.

assume full house for all the unit during weekend:-

1 month = 4 weekend = 8 days
projected earn = RM 150 * 8 (min) ~ RM 200 * 8 (max) = RM 1200 (min) ~ RM 1600 (max).

normally, a decent hotel/resort only get 60~75% occupancy. Somersquare has 512 units, what is their strategy to rent it out at 100%? any marketing plan? which unit gets the highest priority of renting out since it is not GRR? what is the name BIG HOUSE going to use for renting out your unit? BIG HOUSE RESORT? SOMERSQUARE RESORT?

there are still a lot of grey area in this package.

Puchongite..realy?y u so clear wif tat?but rent out...is no need so fully renovate...n the managemwnt will be charge 20% as comission included house keeping...so,who shuld i heard?

Haha I don't have the answer to your question(s).

If you think your data is accurate, then use your data. I am just saying without proper analysis and data, we could be jumping to wrong conclusion. Remember, I asked you to show us your calculation. I also want to know.

If my laon is 360k,for 30years installment is 17++
17++/350=4.8days
So mean i jz rent out 6 days can cover my installment n management fee...
Other than that,is my earning....
Simple n easy calculation...
If i dun wan do the rental,i can direct fleet...still xan earn lo...

I worked in Cameron b4- hotel industry...just a note, avoid carpet on the floor due to cameron weather..need a lots of work & maintenance...
well, do the developer guarantee return every month? if yes...great....if no, my experience most probably you still need to top up money to cover management fees, service charges, misc charges....

Best to ask developer to commit in black & white agreement. Once you signed S&P and loan agreement, developer transfer risks & liabilities to purchaser...

sharing from experience...

after few years, the management team will ask owner to do renovation to up keep the property...if you dont agree to it, your unit will be quite hard to rent out due to condition and again weather in cameron highlands.

Bear in mind, Holiday maker always choose better condition unit...in short, you will lose out - return of investment & occupancy rate of your unit.

another question, any units kept as develor's unit - not for sale...

if Yes, ehmm.... not a good news for purchasers....Developer will always rent out their units before yours....simple logic and common practise.

I am sure developer will hold some unit

1) if sales is good like hot cake, director will keep some for themselves (corner unit/good facing)
2) if sales is bad.... For sure they will be stuck with unsold unit

Either way, they will have some and theirs will be given priority when it comes to rental

If I am not mistaken, this project is called "Golden Hills". It's a township concept c/w Banglo, semi-detached, double-storey, shoplot, apt etc ... I just checked-out the double-storey, selling rm498k++ & all 100+ unit sold except for bumi units. Can believe that?

Those who invested in Cameron's have 2 choices I.e. Either to rent out or take it as their holiday home. No regrets at all. Being well traveled, certain places in Malaysia are much more better destination than many. It's a sad thing that people over praised on foreign countries, whereby our local destinations are world best. Hearing squeals & squeaks from others of how fun to pluck strawberries in foreign countries....in Cameron's, strawberries are in season throughout the year. I once laughed when a foreigner asked a guide whether Cameron's has 4 seasons. I came to believe some Malaysians will asked the same question....
