Just checked, out of 117 units, only 105 open for sales, 12 units would be kept till VPed.
Out of 105 units, 59 reserved for staffs (staff will start booking tomorrow), 46 for public to ballot.
50% bumi quota.

There are single frontage, double frontage units.

ELmina a little bit more expensive than denai alam. The review at propcafe sounded so bitter, so not really a review but a sore writing. Fyi, ijm staff also booked chimes n so other developers. Really not a big deal. Just sour grapes.

Phase 2 almost sold out, so no hope already !!

Phase 3, according to Propcaf.net, price from 800K, very expensive already for Non-GnG.
Impossible to sell for RM1.0mil when VP in 2 years time.
Phase 3's lot size also very odd, 30 x 60, so wide and so short, don't know how to place furniture like that.

It is not that u can straight go in and book the school facing unit leh, need to wait for the ballot numbers to be called. Chances like beli TOTO for non bumi purchasers.

If they open to business associates like Main contractors, sub con, lawyers and end financier bankers, public no need to ballot already.
