As at yesterday, only Ariza phase 1 priniting material is available.
Phase 2 Kanea and Phase 3 Regia, no catalogues yet, as it supposed scheduled to launch in August. AP not obtained yet for Phase2/3, I guess booking fees paid to the lawyer instead?

Yeah once u control the politic u control the economy by controlling the contracts, operating licence and etc.
we are not talking about the competition in between Malay and non Malay. It's about cronyism, lack of transparency, and no efficiency, corruption/bribery. Question is How many rural bumi and orang asli benefit from this?

Sime Darby is not a township developer like SP Setia.
In Setia Alam/ Eco Park we can call it township, as it has various types of school, commercial, shopping malls, pasar malam, car showrooms, colleges, transportation hub.

from their past record, Sime Darby just interested in selling row and row of houses.
In their Bukit Raja development, they even need to leverage on Setia City Mall and other commercial to sell their products.

for the last 10 years, many developers have benchmarked against Desa park city, and want to do better or outperform DPC. Unfortunately, nobody able to replicate it.

Sime Darby not even a township developer, being so long in the industry. They started Bandar Bukit Raja almost the same time as SP Setia started Setia Alam, and now u can see the difference in both developments, both being side by side and within stone throw distance.

The recent launches of Bkt Raja properties by SD even need to leverage on Setia City Mall and other commercial in SA to sell their property. For now I don't see a single successful township developed by SD. Not to talk about the current no man land of Elmina. You must learn how to walk before you can run.

You should visit both to draw conclusion.
Next launch in TTDI Alam Impian is 3 storey link house, BU3000 sqft, from 850k, freehold, Fenced and Guarded. Got proposed school, club house, and commercial.

all freehold in AI, TTDI bought the land from I&P, the only different is:
TTDI's Fenced and guarded
INP's is non F&G

There was a news out there mentioning there will be a blue line MRT/LRT connecting from kelana Jaya to Klang passing by Alam Impian.
Well Alam Impian investors/ resident did not consider MRT as a selling point when buying into AI. Most of the landed here are closed to a million to few millions, so less likely these residents will rely on public transport for their daily routines.

Good luck on your Elmina purchase - dream MRT line.
For Elmina, even u have money, not necessary u are able to get it.
Elmina is still a non GnG. Yesterday news reported thieve strike Khairy's home under the day light. http://www.malaysiakini.com/news/234391
GnG is the way to go for landed property investment/ own stay.
