imo, elmina is good for long term investment like 6-10 years or own stay for both EG or EV.

Just reached there before 10AM, you can register to ballot. to increase your chances just come along with your spouse, parent or sibling to ballot, SDP accept credit card or check as deposit.

EV1 97% sold and now EV2 another 92% done. So expect EV3 22x75 or 24x75 price from 785k+

1st part, It's free MOT and legal fee for SPA if you use SDP panel lawyer. you only need to pay the MOT registration fee less than 1.5K. 2nd part, for the bank mortgage, you have to pay loan legal fee, stamp duty and MRTA (optional).
in fact you can check with your loan consultant see whether you can use the bank loan to cover the 2nd part.

Most of the GLC company like SD and I&P always staff come 1st, every phase launching, staff already sapu 30-40% unit available. EV2 almost 65% bought by SD staff and prime card member one week before launching. Next launch EV3 unit will be more spacious size 22X75 & 24X75 and more expensive, immediate unit sure 40-50% gone before release to public.

I think EV2 public launching is the higher number registration in Elmina project so far, usually not more than 400 attending the balloting. Expect EV3 will be lower reason being is higher price entry and maybe bad experience of the EV2 balloting.

Only showroon in Elmina is CLUSIA type super link at elmina garden. I think there are some type B and corner/end lot unit still available.

EV3 land area also bigger rite, don't think SDP just charge their customer for buildup area only. I guess it will be more than 780K.

If DASH project can kick start by Aug and ready in 2020. travel time from Elmina to KL will be within 30 mins, I hope.

I though is DASH and the location closer to future potential KWASA township.

IMO, even GCE is already there many years now, Denai Alam still not attracted by many investor included myself.

I guess 24X75 is 830K+, you may consider those subsale 24X79 unit at Elmina East Garden.

Both Clusia and Aralia more than 1 mil launched in Jan 2015 also need ballot. This one only 800K+. sure need ballot, maybe only 70%-80% sapu during the launch day.

All the new Elmina housing launching is not cheap anymore. But Elmina is good for own stay and long term investment and not for flip.therefore you must really like this place.

900k for superlink with 2660sf BU at pj and damansara, are you sure. I bought my 40 yrs old 22x70 DSL buildup less than 1800 sf at SS2 for 883k in 2012. Now easily 900K+.
