Yeah the dog barked at me furiously a couple of times too... I avoid that stretch of 22A when I walk my dog at night. Sometimes I pity the dog, she must not been getting food, attention or etc. Poor thing...

Not a sifu but a small potato who stays in Ken Rimba Legian.

1. My neighbour just moved in... so nope.
2. As of now, there are still students renting in Ken Rimba, but lesser now.
3. I'm not sure if there is restriction, but my opinion is why fix if it is not broken.
4. I've tried in the weekends, depart in the morning and back by 6pm. OK, walk-able and safe.
5. Lesser mosquitoes now, significantly.
6. Not sure.
7. I did mine with quite minimal renovation. I did pay the refundable deposit.
8. Depending on how extensive you would like to fix the tiles, as example one tile, tiles around the broken one tile or one whole room.
9. Mine is a subsale, Ken people repaired the defects for me without any cost.

9. If I buy a subsale house but no one stayed in before and found some defects, can I still lodge complain to management despite the defect liability claim period is over? If yes to what extent the management would take care of it? Or since it is a subsale any defect where the claim period is over all repairing and cost are borne by buyer?

It is an oversight indeed. Alternatively during rain I would just go via the visitor's entrance and show the guard my card without winding down the window. They will open the gate for me... maybe you can try doing that too.. smile.gif

Last year end people already sold with RM630k. My direct neighbour opposite and next door, both intermediate bought from subsale at 570k and 580k respectively early last year. Now the price should be in the middle 600k eg around 650k or more, no?

I have tested a few times by going out from my house to my work place in Cyberjaya, it is not as bad as I initially thought. I tried 715am, 730am, 745am, 8am and 830am. I'm able to get to Federal Highway within 5 - 10 minutes from my house.

It is actually good that people from other nearby area actually think that the jam is bad here during rush hour so that not many would use this road and more peaceful road for Ken Rimba residents. Wakakakaka!!! brows.gif brows.gif

I found this site called brickz.my. It contains all actual transacted figures for sub sales properties. Highest intermediate Ken Rimba Legian was RM670k followed by RM620k in the latest transactions, see attached image.Attached Image

I did mine 2 years back, so the price could not be valid. I bought the tiles from Jalan Ipoh and hired contractor to do the job. It was less than 2k or so then.

Even after two days of heavy rain recently, the road heading to Ken Rimba has no flood. I think the repair that they have carried out in the area is working.
