Anyone know of Mr Wong's mobile number, who is from the maintenance office? I remember he gave his mobile number here once but unable to find it.

QUOTE(KYspeaks @ Nov 19 2014, 07:22 AM) The new dog seems fluffy but fierce... Actually a good move to stop the cars and motorbikes going into Legian as easily as they were previously. Thumbs up! This post has been edited by stevenkkt: Nov 19 2014, 10:22 AM |

Not a sifu but a small potato who stays in Ken Rimba Legian.
1. My neighbour just moved in... so nope. 2. As of now, there are still students renting in Ken Rimba, but lesser now. 3. I'm not sure if there is restriction, but my opinion is why fix if it is not broken. 4. I've tried in the weekends, depart in the morning and back by 6pm. OK, walk-able and safe. 5. Lesser mosquitoes now, significantly. 6. Not sure. 7. I did mine with quite minimal renovation. I did pay the refundable deposit. 8. Depending on how extensive you would like to fix the tiles, as example one tile, tiles around the broken one tile or one whole room. 9. Mine is a subsale, Ken people repaired the defects for me without any cost. Hope I answered some of your queries. QUOTE(JasonW13 @ Dec 18 2014, 11:37 PM) Hi Sifus, Been following this thread and visited this area few times recently to look for a unit for own stay and noticed the below. 1. Significant improvement in security - Unable to go in easily as the security really drills on you and won't let you get in at all. Good sign with your continuous effort to ensure that to happen. Thumbs up! 2. Bushes along the walkway and backyard seems to be untaken care of. Messy and untidy. Does the paid monthly maintenance fees been utilizing well? Quick questions. 1. Any of you / your neighbour intended to let go an intermediate unit? Can PM me? 2. True that UiTM is relocating to Puncak Alam hence the issue of student renting issues could be resolved? 3. Noticed that none of the owner change the original front gate. Is it due to restriction? 4. Any of you have tried the commuter@ Padang Jawa station? Is it that far to walk and is it safe to walk to there? 5. Are the mosquito issue and water harvest tank been resolved? 6. Seems that there are two water harvest tanks, of which one located at the backyard and one is on the first floor at the balcony area. Can both been removed? 7. Under what kind of renovation I will need to submit the RM 2K deposit? Light touch up and repainting also count? Or it will be stated in the house owner manual (from sales office?) 8. From the previous sharing seems that most of the houses would have eneven tiles and leakages from the bathroom on first floor. Roughly how much to fix the water leakage issue and uneven tiles? 9. If I buy a subsale house but no one stayed in before and found some defects, can I still lodge complain to management despite the defect liability claim period is over? If yes to what extent the management would take care of it? Or since it is a subsale any defect where the claim period is over all repairing and cost are borne by buyer? Sorry the questions might be long because a first time home buyer here. Hope we can be neighbour soon. =] Thank you for your advice! |

QUOTE(Annice82 @ Dec 31 2014, 11:29 AM) I feel very frustrating every time passing the guardhouse during a heavy rain day!!! Especially lately rainy season. Sure will get wet once wind down the window to touch the card machine. I wonder why they didnt cost in to build a shelter at the entrance area in the beginning..Even low cost flats also hv it.. Can we voice out to build a small shelter? I guess it doesnt cost much.. It is an oversight indeed. Alternatively during rain I would just go via the visitor's entrance and show the guard my card without winding down the window. They will open the gate for me... maybe you can try doing that too.. |

QUOTE(redlyfs @ Jan 14 2015, 08:54 PM) Tonight I came home to see my back door wide open. Luckily, my grill seems intact. However looking closer I can scruff marks indicating there's attempt to force the grill from its hinges. I've already reported to the guards. As its been done during daytime I fear my house have been monitored. Hope you guys take necessary precautions for your own home. I don't have to point fingers but I suspect it's one of my neighbours. Most of them are students Thank you for sharing this, Will definitely take extra caution. Which road is your unit located may I ask? |

QUOTE(KYspeaks @ Feb 26 2015, 10:35 AM) That's cos I think first phase memang was low/medium cost at around 400k, at least Jimbaran design is an improvement and condo also looks to be quite a bit better. I'm a Jimbaran owner. But overall Legian as a whole doesn't look so bad... If you take a look at first phase of bdr botanic is also the same... |

Last year end people already sold with RM630k. My direct neighbour opposite and next door, both intermediate bought from subsale at 570k and 580k respectively early last year. Now the price should be in the middle 600k eg around 650k or more, no?

QUOTE(misunderstoodguy @ Apr 24 2015, 11:58 AM) yeah one of the reason why i liked ken rimba was because it was quite near the federal highway.. some housing ares are very deep in causing more time to get to.. I have tested a few times by going out from my house to my work place in Cyberjaya, it is not as bad as I initially thought. I tried 715am, 730am, 745am, 8am and 830am. I'm able to get to Federal Highway within 5 - 10 minutes from my house. It is actually good that people from other nearby area actually think that the jam is bad here during rush hour so that not many would use this road and more peaceful road for Ken Rimba residents. Wakakakaka!!! |

Even after two days of heavy rain recently, the road heading to Ken Rimba has no flood. I think the repair that they have carried out in the area is working.
