I would suggest to fix mosquito nettings instead of repellants.....too much of repellants chemical isn't good for the baby too and you can still open your doors/windows for ventilation. But the costs to fix the repellants isn't too cheap either, bordering around 2k or so for the whole house.

Does anyone has water leaking in 1st Floor Toilet, which leave  watermark on the dining hall and living room area.

How long it take for the developer to rectify your defect, it's been 2 week for me without any rectification from developer.

When contacted the management office they refer me to the sale staff since I bought it completed unit from developer ( S&P as it is basis - which I dispute since they're no water supply during S&P signing and it's a new unit not sub-sale, verbally they agreed to rectify but verbally only).

Furthermore could anyone provide feedback  about renovation contractor company TS Design & Co and his sister company for Kitchen Cabinet MyFid. Does they're reliable ? and their w/ship is o.k ?

I don't think anything is full-proof though, there is always chances for the mosquitoes to fly in whenever you open the door's or flip the nets to open windows but it's still better than nothing at all Am also thinking to plant some potted plants which is natural repellant, can't remember the name of the plant now though
I think you can still find some old stock from suppliers, you can try Kong Mee Trading at bandar puchong jaya. My contractor got it from there I think since he told me to check out the tiles there and let him know the codes that i want.....i also tiled up the indoor garden but still left some indentation

I also suspect leaking at the pipe joint, since I  could see dripping from the pipe when doing the  ponding test (All water gone after few hour). Since all feedback said about 2 month it's better for me to find my own contractor to rectify this issue - Any good plumber contact ?

The wall is fine. But if the roof exceeds the area i think you are in for a bit of an argument there. From what i've been reading, they won't refund the deposit cause it has exceeded your own compound. But do check man. Ya never know.

I assume the price is inclusive of paint right? I was quoted around 2.5k just for labour charges and interior only

so basically, the potential cause of dengue is 2 nos:

1) landscape pond (managed by Genesis)

2) rainwater harvest tanks in houses (managed by residents)

if the residents can't remove the tanks, is there anyway to permanently seal it?

now im in the midst of signing the S & P. soon i'll be Ken Rimba owner.

Call to management office to complain about a small house defect on Saturday and hope they send someone to check on it but was told to send an email to lodge the report. So I did it immediately and until today there is no reply from the management office. On the other hand, they are free to send reminder email about the maintenance fees statement asking for payment.

From what I experienced after staying there for one month, I am truly disappointed with the management. Perhaps they are following SOP but this is really not the way of doing it.

Feel so sad as this is really a beautiful residential area. Why we have to endure all the ridiculous rules with the money we paid for the house? Even have to shut all the doors and windows tight because of the failure in their design?

And now I even have to bear the risk of not getting my renovation deposit back simply because my air cond compressor is too big and couldn't fit into the designated area. I really couldn't understand their "rules and regulations" and is it really legal to hold our money like that since MBSA already approve the renovation?
