QUOTE(Vampyr3 @ Jun 3 2014, 05:53 PM) Hi-5! I would suggest to fix mosquito nettings instead of repellants.....too much of repellants chemical isn't good for the baby too and you can still open your doors/windows for ventilation. But the costs to fix the repellants isn't too cheap either, bordering around 2k or so for the whole house. Are mosquito netting effective? Can anyone share from experience? Some say mosquitoes can still fly in due to opening and closing of doors.

QUOTE(rmohamma @ Jun 4 2014, 05:37 PM) Hi Neighbour, Does anyone has water leaking in 1st Floor Toilet, which leave watermark on the dining hall and living room area. How long it take for the developer to rectify your defect, it's been 2 week for me without any rectification from developer. When contacted the management office they refer me to the sale staff since I bought it completed unit from developer ( S&P as it is basis - which I dispute since they're no water supply during S&P signing and it's a new unit not sub-sale, verbally they agreed to rectify but verbally only). Furthermore could anyone provide feedback about renovation contractor company TS Design & Co and his sister company for Kitchen Cabinet MyFid. Does they're reliable ? and their w/ship is o.k ? I think water leaking is a common problem. Mine was ok when I did the inspection. But 2 months later, it leaked on the ceiling area in the dining and also toilets upstairs. Good thing my contractor was there at that time and he immediately switched off the water supply. Otherwise, my whole ceiling will be gone case. Mind u, they are plaster ceilings after all. In the end, my plumber just did the repair coz contractor said can't wait for them to come since water is needed for renovation. Leaking at pipe joints is the cause, as the pipes are made from soft and not good material.

QUOTE(Vampyr3 @ Jun 3 2014, 09:54 PM) I don't think anything is full-proof though, there is always chances for the mosquitoes to fly in whenever you open the door's or flip the nets to open windows but it's still better than nothing at all Am also thinking to plant some potted plants which is natural repellant, can't remember the name of the plant now though I think you can still find some old stock from suppliers, you can try Kong Mee Trading at bandar puchong jaya. My contractor got it from there I think since he told me to check out the tiles there and let him know the codes that i want.....i also tiled up the indoor garden but still left some indentation Good idea! I'll also have some mosquito-repelling potted plants then. Do let me know if u figured out what those plants are called.

QUOTE(rmohamma @ Jun 5 2014, 12:36 AM) I also suspect leaking at the pipe joint, since I could see dripping from the pipe when doing the ponding test (All water gone after few hour). Since all feedback said about 2 month it's better for me to find my own contractor to rectify this issue - Any good plumber contact ? Sorry I don't. Coz my contractor liaised with his plumber, so I've got no contacts.

Anyone did back extension ground floor with full 5ft with a bit of roof exceeding the 5ft area? Wanna know if management reimburses your deposit even though the roof exceeded the 5 ft (green fence) by about 1foot. But the walls of course is still within green fence area.
Thanks

QUOTE(Alexis666 @ Jun 5 2014, 11:11 AM) The wall is fine. But if the roof exceeds the area i think you are in for a bit of an argument there. From what i've been reading, they won't refund the deposit cause it has exceeded your own compound. But do check man. Ya never know. Thanks for the headsup. I'm more worried if they find out and ask me to remove the entire roof!

QUOTE(Vampyr3 @ Jun 5 2014, 04:12 PM) I assume the price is inclusive of paint right? I was quoted around 2.5k just for labour charges and interior only Sounds a bit expensive. I did exterior ground floor and interior ground floor (excluding the long wall going all the way up to second floor) + masterbedroom = quoted about Rm1,000. Labor cost only.

If all of us voice out to get the water tanks removed, which I believe most of us would agree, I wonder if that would be a strong enough case for management to get rid of them. Then no need to spend rm15 every quarter to put the abate. Also, if my understanding is correct, the abate is only good if the water (+ abate) is still in the tank. If all water has flowed out and new water is filled in, then will need new abate d.

QUOTE(yoong81 @ Jun 12 2014, 02:58 PM) so basically, the potential cause of dengue is 2 nos: 1) landscape pond (managed by Genesis) 2) rainwater harvest tanks in houses (managed by residents) if the residents can't remove the tanks, is there anyway to permanently seal it? I guess one way is that u could keep the taps switched on, so there'll be no water retention in the tanks

QUOTE(ncksky @ Jul 2 2014, 12:49 PM) Call to management office to complain about a small house defect on Saturday and hope they send someone to check on it but was told to send an email to lodge the report. So I did it immediately and until today there is no reply from the management office. On the other hand, they are free to send reminder email about the maintenance fees statement asking for payment. From what I experienced after staying there for one month, I am truly disappointed with the management. Perhaps they are following SOP but this is really not the way of doing it. Feel so sad as this is really a beautiful residential area. Why we have to endure all the ridiculous rules with the money we paid for the house? Even have to shut all the doors and windows tight because of the failure in their design? And now I even have to bear the risk of not getting my renovation deposit back simply because my air cond compressor is too big and couldn't fit into the designated area. I really couldn't understand their "rules and regulations" and is it really legal to hold our money like that since MBSA already approve the renovation? Agree with u. Something is seriously wrong with how they are checking their emails. I paid the fees on time and yet they send me reminder to pay up. Then I replied and told them I've already paid. Seems like they didn't receive that email either and proceeded to deactivate my access card! Had to call them to clear this up. And then in the new statement received recently, it's still reflected as overdue. I am speechless....

QUOTE(GNSB-LEGIAN @ Jul 3 2014, 12:34 PM) hi joeec, I'm Wong from Genesis Nature office, my contact is 012 6781377. Please provide me your unit number that I can check and clarify with you. Thanks. Thanks Wong for your pro-activeness! I've already clarified this with management and all have been resolved now. I'm just hoping that they won't miss looking at my emails in the future and this will not re-occur.

QUOTE(popice2u @ Jul 9 2014, 07:35 AM) planning to do kitchen tabletop and cabinet......the above roughly how much for intermediate unit? All depends on the length of the countertop, wall unit and the type of material u wanna use (eg. Solid surface, granite, quartz etc). My neighbour did one with solid surface without any extension behind, rm7k+.

QUOTE(popice2u @ Jul 15 2014, 07:51 AM) Hi I am considering to extend the kitchen (depending on the cost). Wonder if you can share the breakdown of the renovation cost. Mind sharing some photo of the completed extension together with the kitchen tabletop and cabinets? I did my extension for about 16k, including tiling up till ceiling height. But tiles I bought on my own and did NOT include the cabinet/countertop/sink/tap. I engaged another vendor separately.

Hi all Legian residents. Last nite was my first night at Legian and noticed that I could hear the air cond condenser (placed at the designated ledge) from my masterbedroom. Anyone facing the same problem?
