Should be no issues i guess, just remember to clean up the neighbours side nicely and paint both sides of the wall. I did ask the mgt for a template too last week when i was there but they said just any consent letter will do. So probably will draft out something simple haha.....

There could be one problem, i haven't called the neighbours so not sure where they live currently or whether they have a scanner/fax to return a signed copy of the consent letter. So i asked the mgt and they said we ourselves try to contact the neighbours first, if they are not contactable then only mgt may be able to help out. But not sure on what kind of help they are offering coz they seem reluctant to answer...maybe you have better persuasion skills than me smile.gif

I'm just wondering if email consent will do. That will make things so much simpler! I'll ask management and see.

so gonna go register the electric and water, first thing!
then maybe pay a visit to the management office to get the cards and defects papers sorted.

looking for electrician/plumber to help see to the defects/basic lighting.
then after defects done, will look into putting up the kitchen  biggrin.gif

Welcome to the community!
For electricity and water, I believe the management actually does this for u. Just need to provide them the required docs and payment.

When u compare with other contractors, does this contractor seem to be the cheapest? Care to share how much it cost u for your Reno and what was done?
Thanks!

I guess that is the market price for normal grills coz mine was around there too for whole house. Need to topup if your taking better grade grills. Please please share with me too if you manage to choose a kitchen cabinet provider! I'm currently looking at ikea and unity kitchen. Havent really asked them for quotes yet haha
Ah, I think I know where...the ken rimba apartments....thanks
*
Hi. 2.8k for grilles for the entire house seems reasonable. Mind to share the contact number? smile.gif. Thanks.
Did u also put grille on your skyroof?

No probs! Please let me know if you find other good eateries around smile.gif
My grills are included in the price by my main contractor so I don't really have the grill contractor contact number. However, i can give u my main contractor number if you're ok. Not sure if you'll get the same price coz he may have discounted a bit for me considering i asked him to reno my kitchen smile.gif Quality still unsure though coz haven't fixed yet....

If u mean the skylight above the small plot of land in the living room then nope, didn't grill that. The thief will risk a hell of a fall if he come through there.....i think house breakers would take the easier route of entering through other means.....
*
Hey thanks. It's ok then, I foresee I won't be getting the same price as you since he's not my contractor.
My contractor said some grille shops in klang offer good prices. I'll check them out instead. smile.gif

Trying to remember from memory.....

1. Front/Back house photo pasted on A4
2. Photocopy S&P, CF Form, IC
3. Fill up buka panduan
4. Location map (can just print from google map)
5. Payments for tong roro, pelan pelan and permits

I think that pretty much covers most of it, hope i didn't miss out anything.

You're a life saver. Thanks!!

Yup, I agree that they really working slow. But I think because they lack of manpower.
My unit comes without the TNB meter, I go to Ken Holdings HQ asking them to help me apply also all kinds of excuses, but they did helping me in the end.
Building the walls replacing green fence at the car porch, they allow me to start work although neighbors didn't come back with the signed consent letter. As long as u call the owner and already email them the letter. Because my neighbor on my left giving the management office a hard time to agree on this, in the end, I call up myself. My neighbor on my right is very nice, they even want to share the cost buidling the wall. But I didn't accept it, just free for them.
Due to mosquitoes problem, Ken instruct their workers to on the tap of the water harvest tank, to drain empty in those vacant units. However, this guy go and on the water tap next to my post box, that is paid water, aiyooohhh. So, my contractor temporary remove the water tap next to the post box for me.
The small plants outside the gate, even they put fertilizer also cannot grow, I think is due to not water the plant regularly. So may be we want to help out a bit if you want your house to look green.
The backdoor cannot simply open, once open, mosquitoes will fly in, even it's in a hot afternoon.
*
Speaking of plant, my contractor noticed some trees planted at the back. If we are doing up the 5ft kitchen extension, the tree roots may potentially grow outward a and damage our kitchen (including the underground pipe at the back). He said the tree is nice to see but is not practical once the tree grows in size overtime.
Once management goes back to the residents, may need to think about this point.

Legian owners, may I know when u did ur extension at the back, did ur roof exceed the green fence. My contractor said the extension itself will be till green fence but when the roof overhang is added, it'll exceed the green fence.

My question is, will management forfeit the rm2k deposit in this case?

Probably yes, it's one of the things they look out for when checking. U can extend it like the mbsa suggestion for RC gutter so u can extend fully n ur roof doesnt exceed the fence. If u want to proceed with ur original plan with roof extended then u need to build ur walls slightly behind the 5ft mark to accomodate roof
*
Thanks. Contractor doesn't recommend RC gutter. Coz pipes run inside the house and heavy rain may cause water to overflow and leak inside the house.
Already very limited space. So contractor said quite hard to allocate 1 ft just for the roof. Sigh looks may have to forfeit the 2k. sad.gif but all the houses I see also exceeded. They all forfeited their money?

That's what the mgt rules are but if the owners are willing to break the rules and forfeit, it's their own calculated risks then. Another thing u may want to consider is the mbsa refund part coz building beyond borders is also a bandaraya problem.

I'm building mine with rc gutter and my contractor did ask me whether I want to make the pipes flow to the manhole or outside so it's possible to fix your pipe outside the house if u want.  Just ask your contractor if it's possible. 2k is a lot of money for me so I try to accommodate to the rules smile.gif
*
Rm2k is a lot of money for me too. sad.gif Yeah will speak to contractor and see. Thanks!

On a separate note, my contractor said the rain water harvest tank is a mosquito breeding ground. And imagine each house has two!
Hope to do away with this once management taken over by residents. Dun think we are using it that much anyway.

Good day fellow legians....
i went to the sales galery last saturday....and made a non-refundable booking of 5k on sunday for an end unit tagged at 775k....

finger cross loan is ok else my deposit is burnt....

but today after browsing through the paper i've signed.... a shock is one of the paper that read Acceptance of Condition.... but i have yet to get a chance to check for the house condition ..eg. water leaks, cracks etc...

does this mean i've no right to lodge a complain after this...?

this is my first home and humbly seek for advice....
many thanks
thomas

Let them know that you've not made the inspection and it should be fine, since u've not gotten your keys. After you get your keys and made the inspection, I think there's another form to sign.
Remember to check thoroughly especially water leaking and hollow tiles (toilet walls in my case) as these two seem to be the common defects encountered.

My contractor said the same thing. But I wonder where the wiring comes from? Is it from the phone box? So meaning need to conceal the wiring only from phone box to wherever we want (usually TV area)?

Security has improved a bit. Now they will called me whenever I have visitor. However, if they know you are living here, even you didn't use access card also can come in without proper procedure.  sad.gif

Mosquito is our major concerns now. Almost every week got people infected Dengue fever. sad.gif

No break in case so far. I only heard about TNB switch got stolen in some houses.
*
Yeah. Would recommended to get the TNB box grilled up together when anyone is getting grilles for their houses.

I'm also concerned about mosquito issue. Is there anyway we could convince management to have the rain water harvest tanks drained out completely for those houses not occupied? Just leave the taps open. Coz they are such a breeding ground for mosquitoes.

It's not the rain water harvest tanks. It's actually the pond and the swimming pool for unoccupied corner lots.

There are fishes in ponds and chlorine in swimming pool. Mosquitoes shouldn't be able to breed in them so easily?
