There are few drawback on student house:
1) Too many student stay in 1 roof just to share their rental. As such, you can't even know how to recognize them as many move in/out very quick. It comes to security question why we need G&G as everyone can claimed live there & access Ken Rimba?
2) Student trend not to keep thing well. This is known fact as they just rent partial space in a house. For me, they are just live like low wages foreigner worker, hang up their clothes everywhere around house, making noise, etc. Furthermore, I don't think they are sensitive enough to keep our environment peace & good.
3) They are not belong to our community. They just temporary live there and hopefully they will remind their landlord to pay maintenance to keep thing running.

Hi..may i know is the pangsapuri ken rimba is near to legian or jimbaran? Has anyone move in already? How's the traffic especially trucks in and out from Puspakom? I am very concern with the student issues as well Hope it is getting better.

Bro, i don mind if there are students staying there, but at least must have control on this.
Too many (8-10) students stay in a house, results in too many vehicles, so if no space to park their vehicles in the house, they will park it outside.
imagine if there are 5 motors and 3 cars in a house, cars surely will be parked outside and if the same is happened for another 10 houses which rented to 8-10 students also, then there will be quite a number of vehicles parked outside and may have traffic obstruction in the future.

and seriously, i don like the way they hanging their clothes on the window grill and gate. at least a proper way.

Ken Rimba brand attracting buyers

PETALING JAYA: With its Ken Rimba name growing in recognition, Ken Holdings Bhd’s latest launch, Jimbaran Residences, in the Ken Rimba green township in Shah Alam, Selangor, has received very positive response from buyers.

“Our Ken Rimba brand has gone from strength to strength and is now a very recognisable name with homeowners. Homes built inside Ken Rimba have been extremely successful and it is a different approach in developing Malaysia’s first green township,” said group managing director Sam Tan.

Jimbaran Residences is Malaysia’s first recipient of Singapore’s Building and Construction Authority Green Mark Gold Plus (provisional) for landed residential terraced house development. It has a gross development value (GDV) of RM150 million and 168 freehold homes.

A preview of Jimbaran Residences in March for Ken Holdings’ repeat buyers saw a take-up rate of 80%. The project will be launched tomorrow.
Tan said Jimbaran Residences is an upgrade of the earlier phase, Legian Residences. “Jimbaran Residences comes with built-in lofts after we noticed the extra rooftop space in Legian Residences.”

Prices of the houses start from RM620,000, with land area of 22ft by 65ft (intermediate lots), 44ft by 65ft (corner lots) and 39ft x 65ft (zero lots).

According to Ken Holdings, there are two more condominium and two more commercial phases within the 60-acre (24ha) Ken Rimba in the pipeline.

“We are planning to launch the first phase of our Ken Rimba condominiums by year-end. Already, we have a very big number of registrants eagerly anticipating the launch of these green condos,” Tan said.

He said while Ken Holdings intends to build the condominiums to achieve a high Green Mark rating, the developer hopes to maintain the affordable price range.

The estimated GDV for the first phase of the condo is around RM300 million. The project consists of three blocks with built-ups of 1,100 sq ft and three bedrooms.

Among the active and passive green features in Ken Rimba are the north-south orientation for the homes, energy-efficient lighting, breathable roofs with large overhang, high window to wall ratio, transparent skylight, rainwater harvesting tanks, and the use of low volatile organic component paint for interior walls and reflective paint for exterior walls to reduce external heat. The homes are equipped with solar-powered heaters. The developer also offers composting areas within the community to encourage green practices.

Previous phases within the township include Legian Residences and the Ken Rimba commercial centre. In 2010, Legian Residences was Green Mark Gold and GBI certified. The Legian Residences comprises 328 double-storey terraced homes.

According to Tan, the homes have appreciated by about 30% in the secondary market.

The Ken Rimba commercial centre, which consists of shop lots, is in the midst of being handed over to the owners. It was the first commercial centre to be Green Mark certified (provisional) in 2010.

The freehold site for Ken Rimba was acquired from Hock Hup Development Sdn Bhd in 2003 for RM25 million. Ken Rimba, which has a GDV of RM500 million, was launched in September 2010. When completed, the township will comprise two terraced home components, two condominium developments, a commercial centre and a commercial complex.

I think everyone has answered on behalf of me already.

I saw for myself. All motorbikes, they make noise and hang clothes everywhere.

They are required to register their names everytime they enter and now from what I last heard they just ride in and pass the guard without registering (even after being whistled by the guard).

I would like to see how the management handles this issue before concluding whether to purchase a unit of Jimbaran. hmmm...

Last week I witnessed student just pass through (knee down & walk) the gate without report to Security guard as they are busy registering us, and I saw bunch of motorcyclist exit using ONLY 1 access card.

Any updates from your guys?

Probably you can raise this issue to the management? At the same time, the owner should be informed as well. I don't mind students staying if they are well behaved but this is over the line.

Try visit the area when heavy rain n c urself.... As far as I know...not much ppl from klang invest here since they know.. Good luck!!

My father went to puspacom once a week. So far didn't notice the flood issue here...

Anyone did their kitchen extension? Are you allowed to fully extend or only half?

I saw most houses extended half only.

Got flood nearby Bak Kut Teh area (road junction there) but didn't notice around Ken Rimba...

if it rains heavily.... the flood will happen not inside the housing area but at the entrance....

it will flood as the drainage system outside at the shops area is bad...
flood sometimes reaches near the IMS building...

i saw that and went through it last year when i was going to see some houses there... not too sure though whether it has been fixed... maybe if you drive a 4x4 or a pickup... no problemo

flood do happend, no wonder the subsale price never go upsince last year after vp, hang around at 520k...
