I saw even worst flood at this area, klang ppl known well and never pump petrol from this petrol station also...

The petrol station is lng known for the flood issue.
For Ken Rimba, it is not necessarily go through that area, if really want to go to Klang during heavy rain, can use the Puspakom side and just pay 90sen

Seem like bro/sis not really familiar at this area.
1. The toll fees is RM1.
2. Puspakom there also flood, both road entrances flood, flood all along the road!

I planed to buy one for own stay long time ago but let go after long consideration.... Nice price but the area really...no comment!

I went to work yesterday at 8am but not flood efected so serius in that area..it is diffrent between padang jawa and kampung jawa...to diffrent place...at ken rimba no flood at all...sory if iam wrong

The petrol station is the first to get flooded during heavy rain,at lowest point and near to klang river. The situation has been around for years.
The road in front of KR has been done nicely,but not after it towards klang.

It matters little actually whether so-called 'surrounding' area or 'nearby' area is flood prone. Important thing is the house is not flooded.... whistling.gif

The state authorities are working on the flood mitigation projects for Shah Alam and Sg. Rasau/Padang Jawa is one of them so hopefully they are able to solve this problem. Keeping my fingers crossed and hope for the best smile.gif

May I know if any of you who bought from dev after legian was already ready, did u guys do the inspection for defects together with Ken staff on the day of key collection?
Or did they allow u to do ur own inspection and then report to them? Coz I'm thinking if they only allow one day inspection, I won't be able to flood my toilet and see if there's any leakages....

all housing have a 18 months period for defect. flood your house as much as you want.

Yeap, I bought from dev after it was completed. Just did the inspection last 2 weeks. However, i was late for the appointment due to a long queue at the mgt office and the contractor who was supposed to wait for me at the house left for lunch and never came back. Called the mgt office and they sent another one of their staff to run through the checklist. They will give u time to check for defects (they told me 2 weeks and submit after you've listed down all)

Not same case with completed property. I have been informed from the mgt that for completed property, you buy it as-is....which is what you see is what you get. No warranty. However, in this case, as a gesture of goodwill, Ken Holdings agreed to allow us to check for defects and submit for rectification prior to your stay/reno. But that is a one-off thingy so need to make sure all defects are covered and repaired.

Those who bought it when undercon or from subsale still maintain the 2 warranty though. So, there is something of a double standard here which has confused many of the owners as well. rclxub.gif

Yeah, to make it even more confusing, owners who bought directly from dev when it's completed don't get warranty from them.....but owners who bought it from first buyers (sub sale), still has the warranty......brilliant logic isn't it? rclxub.gif

Ah.....

The problem is this,.... if flooded, regardless which way, u are stucks in between. The traffic stopped for 2 hours for water to recede...

The river overflown and internal roads all flooded.

Pay toll 0.90 also cannot escape or even worst, as the traffic junction at sungai rasah is at the standstill also.
