This is a cat and mouse game. Given my personal experience where I stayed in a G & G community in Ampang and Kajang, these happenings are common in housing areas where colleges and universities are located throughout the country.
Such characters deem it as "fun" or for whatever personal reasons they have.
The guards have other specific duties to perform in their daily tasks and within their limited capacity under the law.
It is a challenge for any property management executive to handle the above issues without causing further aggression from the delinquent students.
There are no easy answers. The real culprits are the owners who rent out their property to students without any due care or concern for the affected residents like us.
The property management will have to address the existing excess vehicles entry & haphazard parking and deal with the offending students and their landlords appropriately.
Let's us move forward towards helping each other for the benefit of resident owners in Ken Rimba.

This wont solve the problem. The outlet pipe is about 2 inch above the floor of the tank. So you will have about 2 inch of water below at all times.

The tanks are failed products of KEN that puts us at great risks. They know it but yet they push the responsibility to us. This issue with the tanks were due to the complaints I've made with them after my mum got diagnosed with dengue. They checked and found the rain water harvest tanks a breeding place for mosquitoes. MBSA did not confirm on these tanks.

The payment of RM5 per month is principally unjust. I've had enough issues with the management and their failure to ensure that we live in a safe environment. To them their award is more important than the life of the residents.

Fogging won't do a thing. Its just a waste of time and to mask the underlying issue which they are aware about. Even if there are those who pays for the maintenance of it there will be others who won't. Then the issue still persists. It has to be an uniform decision. We have to stick to our decision as a whole; as a community; as neighbors.

To me, their meeting last Sunday was just to dictate how we should live and what to pay. They sent an incompetent person to speak. We need someone who listens not defend. I have sent many emails to them regarding the tanks and also wrote on their facebook page as the final avenue. Will see how this goes.

I am never going to pay that RM5. Not even if it is 50cents. Principals. Its their screw up. I don't care about the MOT I signed - Its the lives of my family and residents concerned. I didn't pay half a million for a house where I need to close my windows and doors at all times; a house where my nephews and nieces cant walk or chill outside.

Flood, Dengue fever, Maintenance problem like leakage etc.. Security problem, Management Inefficiency, price factor, Location problem.. etc.

Finally fix mosquito netting for my whole house! At least indoor has lesser mosquito now.. Wonder how long we need to wait to remove that stupid rain water tank..

if not mistaken those phase 1 houses, the warranty will expired this July end.

I could be consider blessing in disguise.......reported for water leaking but they hack all the hollow tile in Bedroom 2, 3, Upstair Corridor and Ground floor toilet.

The bad thing is it disrupt my renovation schedule......cannot celebrate Aidilfitri in Ken Rimba.  

Just to inform water proofing level provided by Ken is quite high in the toilet it's about 6 feet high. When Ken Indon Yo showed to me.

The properties in phase 1 were completed earlier than schedule. Notices were sent to inform us that delivery of vacant possession was end July 2012. With expiry of the defect liability period of 24 months; start August 2014, each homeowner now have to bear the monthly service charges.

Not sure about purchasers who bought sub sale from ken at a later date than us. Better check your mail from them or check with GNSB for clearer details.

Call to management office to complain about a small house defect on Saturday and hope they send someone to check on it but was told to send an email to lodge the report. So I did it immediately and until today there is no reply from the management office. On the other hand, they are free to send reminder email about the maintenance fees statement asking for payment.

From what I experienced after staying there for one month, I am truly disappointed with the management. Perhaps they are following SOP but this is really not the way of doing it.

Feel so sad as this is really a beautiful residential area. Why we have to endure all the ridiculous rules with the money we paid for the house? Even have to shut all the doors and windows tight because of the failure in their design?

And now I even have to bear the risk of not getting my renovation deposit back simply because my air cond compressor is too big and couldn't fit into the designated area. I really couldn't understand their "rules and regulations" and is it really legal to hold our money like that since MBSA already approve the renovation?

These are some of the aspects that the management definitely has to improve. I guessed that sometimes things like this happen because there could be several person handling different aspects of the job. Regardless, I hope they take note and avoid any such incidents in the future.

Anyhow, still a happy Legian owner and would be happier if I can finally sort out my renovations and move in ASAP!!

I'll just extend my kitchen all the way back and make my stairs rock solid! Well cement solid for this matter plus a patio and my car porch. I would say minimal renovations as internally I not doing a lot just plaster ceiling stuff besides the stairs.

Getting contractors who are willing to come over is a challenge I found out. So you may have all the recommendations from friends, relatives and even Lowyations but if they think it's too far they'll say no or quote ridiculously (one contractor quoted me RM120k for the above) !

Once the reno starts, I'll keep you guys posted

Thank you....does the shop mixing SKK BRAND...if different brand the color won't match......Ken is providing a very good exterior paint...it's a thermal insulation type of paint which could reduce a little bit of heat from the spec sheet if correct application

Ken settle all my defect...it's took them about 2 week to settle all the leaking, hollow tile and low water pressure issue. Currently finishing my renovation hope to move in during/before Merdeka day.
