Going there during rush hour (6-7pm) isn't bad actually, federal highway after batu tiga toll is surprisingly quite smooth though loaded with a lot of cars, from federal to Ken Rimba is only 1km+ and maybe 5+ minutes depending on the traffic lights.

yeah one of the reason why i liked ken rimba was because it was quite near the federal highway.. some housing ares are very deep in causing more time to get to..

I have tested a few times by going out from my house to my work place in Cyberjaya, it is not as bad as I initially thought. I tried 715am, 730am, 745am, 8am and 830am. I'm able to get to Federal Highway within 5 - 10 minutes from my house.

It is actually good that people from other nearby area actually think that the jam is bad here during rush hour so that not many would use this road and more peaceful road for Ken Rimba residents. Wakakakaka!!! brows.gif brows.gif

Last year end people already sold with RM630k. My direct neighbour opposite and next door, both intermediate bought from subsale at 570k and 580k respectively early last year. Now the price should be in the middle 600k eg around 650k or more, no?

can know ur is which row ?
mine is Jln Lengkuas 21, not facing any house one.

i think RM650K now is quite tough, but by Oct 15, it should be alrite as more & more will be moving in.

Congratulations! There are more people moved in now, as I can see more cars parked in front of houses the other day as I was running in Ken Rimba Legian... rclxms.gif rclxms.gif

I found this site called brickz.my. It contains all actual transacted figures for sub sales properties. Highest intermediate Ken Rimba Legian was RM670k followed by RM620k in the latest transactions, see attached image.Attached Image

Yeap, it's the 5 feet of land that contributes to the difference in land area.

It can only be a good thing as this should elevate some traffic congestion from Federal Hwy and possibly NKVE. Furthermore, by not located at JPJ side the you also don't get the cars/buses that goes in & out of the LRT station. I think KEN Rimba is close enough and if they have a good feeder bus system set up this could potentially be pretty awesome.

It'll be 2020 before it's done though, barring any project delays.

I just visited a unit today. Very interested.
May I know is a there a mosque/masjid nearby or inside this taman? Nothing racist. Just to wish check out.
Majority residents is Chinese or Malay or mixture? Again not racist. First time property buyer, must research research first. blush.gif

The low cost flat is mostly Malay, while Legian/Jimbaran has relatively low percentage of Malay residence. Behind the KTM railway is Kampung Jawa, but to the West is Klang. I like the mix, and if you listen really carefully there's the sound of mosque in the background.

It's a pretty decent neighbourhood and I'm moving in within the next 2 months.

Hi KY,
Glad to meet you here. laugh.gif
I am your fans. Been following your blog(makann makan) biggrin.gif

Reason I am asking about the mosque, is because I am a light sleeper. If prayer in the morning(5am+), I will sure awaken by it. In the long run, it might affect my health(sleeping disorder) cry.gif

I am interested to know what made you choose Legian?
