Cristal Residence sales likely will be slow, because of bigger unit for own stay, it will not be hot like The HYVE, Pangaea & MCT Sky Park.

God Bless! It will never become like petalz thread. Haha.

Yeap those bias comments might have bad intention to spoil the villamas reputation and chase away the buyers.

So nowadays buyers must be real smart when buying anything, especially expensive things like Property. Better have better understanding on the projects with villamas sales & management. see how they attend their customers and ask every details of the prop and get them clarify any questions if we have doubts.
have to being fussy since mostly get it for Ownstay? hmm.
Wil do more research before commit the purchases, hope not too late!

Visited the sales office @ Plaza TTDI, was quite surprised Verde @ Ara Damansara was sold out.

Back to developer, if other developer owning this land, selling 1100+ sqft RM 500+ sqft, own stayers will be BBB because of this location.

different location different concept. Cristal Residence looks nicer in facades in my opinions, has bigger land and the layout is spacious and more practical. I dont like petalz 3-4 rooms being cramped into small units. no doubt the Oldklangroad location is convenient, but the site location/environment just too......... messy.
prefer Cristal location, feel comfortable with more greeneries. It's better for own stay.

Nowadays any investor buying highrise, must have holding power, because oversupply is everywhere, not only Cyberjaya.

Visited Icon City @ PJ, my sense tells me > 80% are investors & flippers.

Is the show room @ Cyberjaya ready? Or they still doing touch up?

Villamas should price the link villa RM 1.1+ M, makes her become one of the cheapest HER @ Cyberjaya.

Both should official launch together. If the link villa sells well, the condo will do well.

Neighbouring is Serin on the right (Block B), Cyberia on the left (Block A)..

If you choose facing Jalan Ceria (south east), you'll see Domain, LHDN, Dell and further away Putrajaya Lake..
If you choose facing Jalan Fauna 1 (north west), you'll only see Symphony Hills for now.. not much development from there onwards..(not sure Verdi will block or not though.. since Cristal is on higher land than SH)

BTW, all the above views are based in Block B. Block A is angled to the other side. May get MEX view for Jalan Ceria facing ones
*
Domain, LHDN, Dell
>>> Are all these building lowrise? Else highest floor is?

For type A 1302 sqft, ##-03A or ##-05 facing better?

LOL you sound like investigator.. you should go to the site and see for yourself..

Domain is less than 20 floors.. Dell is lowrise.. LHDN highrise but it's far enough not to block..however, bear in mind that Cristal site is elevated on the hill top (small hill)

As for 3A and 05.. they're next to each other la.. shud be similar view

Own stay or invest.. will decide 3 years later lor.. If got ppl wanna buy for ownstay, means will have ppl tht wanna rent also.

Block B Berly Putrajaya facing, should have one of the best facing.

As Petalz is RM600+ psf and Cristal is RM400+ psf, obviously Cristal is best in pricing!

Don't like petalz, she is too hot, I cannot take it.

Just wondering why Verde was sold at such a good pricing at RM550 psf in a good location like Ara Damansara...where land is definitely not cheap...

Enough margin for the developer and the "contractor"?
*
U want to hoot Verde?

Enough margin, because of smaller land < 5 acres, number of units the same, higher psf & selling price.

Verde @ Ara Damansara is built on 4.808 acres of freehold land and is conceptualised as service hotel suites, where the residents can benefit from the amenities and level of luxury expected of a contemporary hotel. The development will also feature a grand lobby and concierge. Emphasis is placed on producing a resort-like ambience, by incorporating environmental-friendly features such as lush tropical landscapes, gardens, water features, biological ponds, pools, cascades and artworks.

Built-up sizes for the units range between 1,383 sq ft and 2,110 sq ft. Inward facing units will overlook the leisure facilities deck, while outward facing units will enjoy the vistas surrounding the plot (river, waterways and green network). The palette of colours and materials chosen is aimed at creating a warm and lavish atmosphere that is parallel to a top-notch hotel.

The 13-storey serviced condominium houses a total of 409 units in 4 blocks. There will be 3 levels of basement car parks (with an estimated 1,050 car park lots for the residents), in addition to attractive amenities such as a nursery, observation deck, glass walled gym overlooking a crystalline infinity pool, reflective pond, half basketball court, yoga space, whirlpool, sky garden and function hall, among others. All these features and amenities are within a gated and guarded development, with a 3-tier security system to ensure a better peace of mind for the residents.

Yeah.. so basically..

Location > Let's not argue about Cyberjaya in this thread, but it's not bad IMHO
Concept > Good
Price > Damn good after discount
Design > Good
Layout > Good and simple
Views > Nothing to complain about and on hill top (most of all, its even higher than Symphony!)

Only thing is... developer pls don't screw up lor..  notworthy.gif
*
Yup. If u don't like to stay @ the property, what makes u think the future buyer will be seduced. Like when we buy Eco Glades smile.gif

QUOTE(MrHunter @ Jul 9 2013, 10:13 PM)
Dont see it is low entry price though...right price maybe.

Is this segment sensitive to pricing or more on view? Klcc property i ll try the best possible. Mid mkt n for 500k to 600k..i jus like play safe n assume it is more price sensitive.

Yap kor. All the best on cristal resi. I can only see it from far ha. 400psf! Where to find? Especially gd condovilla concept. I dont think u ll see  400psf launch in cyberjaya anymore. Lakefront is asking more n even its lower end lakefront home i bet ll be higher but abs muc smaller based on smaller bu. Anyway, gd luck!

Brother MrHunter has given u all best wishes liao, although we haven't commit yet:

Pretty agree with you that the concept, design and layout are all quite good, especially they offer such kinda good low entry and still RM 400+ psf net, which is very much entry-able for rent and flip for future.

I surprise to see Villamas to price it such low after they emerge to build med to high end in Zefer, Verde, Serin and etc compare to previously medium end and below apartments. It would be a real test for them since Atmosfera is their turning point for unable to price higher.

Any idea, within 2 km radius, what are the other highrise developments nearby?
*
Brother Chris Chew, professional flipper like u better don't come leh, left this to own stayers. tongue.gif

Yeah.. slightly elevated compared to Serin.. according to SA, Serin's low rise condo's top floor is roughly at par with Cristal's level 6-7.

Also, Cristal's lobby level is made higher on purpose so that condo level 1 tenants won't be blocked by the villas.... good thought put into the design
*
Brother syncronyzer, I really like your information.

It is so details, many own stayers require this kind of information.

Not yet submit.

Many banks, depends on which u like.

For us, we always stay with the same banker. She is from OCBC, not handling this project but can do.
